      The owner was very helpful at first, even going out of her way to find me a large cooking pot as the ones available at the cottage were rather small.

      However things quickly turned sour when the boiler stopped working, at which point she accused us of "messing with the settings". When asked how soon she would be able to arrange for it to be fixed she said that she simply didn't know because there isn't always someone on site, given how remote the cottage is (the folder at the cottage stated that the owners live on site and are always available for assistance). Anyway I ended up doing my toddlers bath using boiled water from the kettle and the rest of us had cold showers. This was late August and the weather was wet and windy with temperatures averaging 10-15. We woke up the next morning to find hot water and someone on site fixing the boiler. It was all sorted out in a few hours and we had the heating up and running as well. While I appreciate that the issue was fixed promptly, I found the owner attitude rather unprofessional and rude. To throw around accusations at paying guests without evidence is not appropriate. Also, the listing stated there would be central heating. There was no mention that it would be on a timer and would only be running for a few hours in the morning and evening. This should be made clear, as it can get quite cold in Lake District, even in summer months. Other than this, the cottage is in a lovely location, was very clean and had everything we needed for our stay.

      This was a very pleasant cottage with a lovely little enclosed garden.

      There was plenty of space for two of us plus small dog. I am sure it would have been okay for four, but six might have been a bit of a push, especially in the rather small dining room. The location in the hamlet of Rosthwaite in the beautiful Borrowdale valley is wonderful. Disappointingly, unlike many of the rental properties we have visited, there was no welcome pack, not even a couple of tea bags and a drop of milk for a cuppa after a long journey. Remember to take your own, However the property has one very big drawback, the on-site parking. Although the instructions blithely say you can park in the adjoined garage, this is in fact a VERY tight space even for our relatively compact car, with stone walls very close indeed and severely restricting turning space to get in and out. I would only recommend this for drivers who are very confident to manoeuvre their vehicle in unfamiliar and intimidating tight spaces. There is however a small car park a short distance away if you are content to park off site. This should be made clearer on the property details rather than simply promising on site parking. Sadly for us continual worry about the parking rather marred what would otherwise have been a lovely holiday.

      The cottage itself was lovely, with a secure garden that our spaniel enjoyed safely exploring.

      However, the storage heaters had been off which, combined with the unexpected cold weather (thick snow on the peaks), made for a chilly first night. There was only one small cupboard in the kitchen which was not already full of things for us to keep food in. The email we had with the final cottage details, plus the description on the website (now altered, I note), stated that towels were provided. When we turned up there were no towels. After a chat with the very nice lady in charge, we established that the cottage never had towels and the description was wrong. Fortunately we were able to buy the last couple of towels in Cockermouth Sainsbury's that night. Finally your email stated that checkout was at 10am but the instructions in the cottage stated 9am. We erred on the side of caution and vacated by 9. Overall, a lovely cottage in a beautiful location - the photographs really do it justice - only let down by the letting agency's inaccurate emails and website details.

      We had a gorgeously happy family fortnight staying at Grisedale Cottage.

      Homely, comfortable, spacious and yet cosy and very calming , plenty of space and privacy for 6 adults. Loved breakfast outside, thunder rumbling in the hills, light and airy windows and really well thought out accommodation. Great to have the laundry changed mid stay and the lawn mower man! Only criticism we have is directed at Sykes. Pre booking we rang Sykes to enquire if the garden was completely secure for dogs as from the images it looked as if some of the fencing was too open and didn't have supporting mesh. The very kind chap said he would check and get back to us. He reported that it was 100% secure. On arrival it was clear that this wasn't the case. The ranch fencing at the front is far too open at the front and this is clearly stated in the property handbook. So that was frustrating, especially after paying the doggy surcharge. However property wise this is a real gem of a stay and we loved it.

      I have stayed in a numger of cottages in the Lake District and this has to count as one of the best.

      Apart from the cottage being quite comfortable, especially the beds, it was in a quiet village. Having said that, it was only two minutes from the main road into Keswick, and only ten minutes from Keswick itself. And, just as important, the two pubs were less than two minites walk away. The Horse and Farrier pub, in particular, did a great range of beers, and excellent food menu. We slept with the bedroom windon open, and the only sound we heard was running water from a nearby stream. Very soothing. No lists like some cottagae have, telling you to do this and dont do that. It was more suggestions. The final "proof of the pudding" is that we would definitetly stay here again. The only issue, and it was pretty minor, was the internet, which was a bit flakey. But we were on holiday, so not really that important.
