      Well where do i start.

      The most lovely of setting. In a quite area but close to so many places that are a must to see in the wonderful Lakes. I have looked back over many other reviews and it is very obvious that no one takes any notice what guest are telling you. Some of the issues i had other guest had back in 2016. The cottage is great for a base but you do need to address the fact it needs an update. The settee is very uncomfortable so much so i sat on the floor. You need to put the tiny TV back into the dolls house and get a decent size one. It was clean enough but i can see why other guest have complained. You really do need to put a mirror at the end of your drive it is not safe pulling out onto the road. The walled garden was a real treat, thank god i could use it as the whole week was completely ruined due to the fact the whole of the complex was hired out to a film company filming a Bollywood Film. I did not need an alarm clock as i was woken up at 6am every morning and again gone 11pm, I know the owner spoke to them but with around 30 people staying there there was no way it was going to be a good break. The smell from the chefs cooking was not good, filling the cottage all day, every day. There were black bags of food open in the yard and being enjoyed each day by the wildlife. I did get a part refund but still came home very stressed. You have one hell of a gem if you could only made the most of it. It was a bonus that the sun was out all week so i could go out as much as possible. Sykes sorry being told my only option was take the refund and go home was not really what i wanted to hear. This holiday was booked for a year. The film crew booked a few weeks.

      The cottage was ideally placed being on the outskirts of Coniston but only 5 minutes walk from the shops, cafes and pubs.

      It was a welcome bonus having off-road parking at the back of the property (not one but two designated spaces). The cottage itself has been beautifully refurbished and is spacious but very cosy. I love the little touches like the curtain tie-backs and the pretty cushions on the bedroom window seats. The kitchen has everything you need and the cooker was very straightforward and simple to use! Overall the bedrooms were well fitted with plenty of storage but I feel the mattress on the 5ft 'sleigh' bed may be near the end of its life as there was very little spring to it and not the most comfortable. The bathrooms were amazing. What a joy to have 2 big bathrooms, each with a large, walk-in shower AND a bath. Lovely to have plenty of space to move around unlike many en suite bathrooms which have been squeezed into a corner of the bedroom so they can tick a box saying "en suite"! A holder\shelf would be useful in the shower in the black and white bathroom for shampoo, soap etc. Sadly, visiting in March when the weather was very mixed, we didn't have the opportunity of sitting outside on the patio but I imagine it would be fabulous to relax with a drink and take in the views of the Old Man of Coniston just yards away. The pubs in the village all served good food but our favourite was the Crown Inn where the food was great and the staff were so friendly and welcoming. It was an easy drive to Ambleside, Hawkshead and Windermere and a little further to Keswick, our favourite town. Our first visit to The Lakes and I'm sure it won't be the last. Thank you.       ! The cottage is decorated and furnished to a high standard! It had everything you need for a mini break. Cosy living room and open fire, making evenings relaxing and comfortable. We enjoy cottage breaks; the beds, pillows and bedding ensured comfort and a good sleep unlike many we’ve stayed in. The two bedrooms with full size bathroom en-suites - incredible!!! Our grown up son loved the bath in his bathroom with views of the Coniston fells!!!! The towels were luxurious too!! The garden and view from the back of the house was breathtaking!! 2 brilliant car parking spaces with good access! The front was also charming and just a couple of minutes from the small high street in Coniston!! We found our stay peaceful and relaxing which we really needed at this time☺️ There are loads of pubs in Coniston for great meals and little gift shops too! We recommend the Coniston Inn which is a pleasant 20 minute walk from the cottage!! From the cottage you can drive to so many of the lake’s spectacular places or just enjoy Coniston which is our favourite place in the Lakes!       Located on the edge of the town and just a few minutes to the shops, cafes and pubs, and also perfectly located for walking along the lake and around the peaks of the Old Man, the cottage was a wonderful place to wake up in and return to after long walks. The view out of the back door is stunning - full moon over the Old Man of Coniston and the sun lighting up the tips of the hills in the morning, with Herdwick sheep grazing in the field, were a highlight. Very warm and cozy for a frosty January, everything you need in the kitchen, and two huge and modern bathrooms both with a bath. I did wonder about noise from the road, but it was very quiet. The decor is simple with no clutter, so felt very relaxing. And the cottage comes with 2 parking spaces, which I am sure would be even more useful in the summer when the town is busier.

      The setting and location certainly had the wow factor.

      Stunning scenery and the walled garden was amazing, we loved working out all the different flowers there. Lots of seating around the garden to enjoy the views and peaceful atmosphere. The accommodation was good, the super king size bed very comfy, loved the little balcony. Overall the cottage had everything we needed and we had a lovely holiday. A couple of minor things (this didn't change our enjoyment of the cottage but feel need a mention). Some more comfy chairs would have been nice if there longer than a week as not very comfortable for a cosy evening in front of the fire/tv. As previously mentioned by others a mirror at the end of the drive would be good to help getting out safely but it is a fairly quiet road and you just needed to be cautious pulling out.
