It's worth pointing out that the lock on this property is sticking, it took us half an hour to unlock the door from the inside multiple times.
It also kept sticking from the outside too so we couldn't get in either. Eventually it would unlock but you have to just keep trying it til it eventually works. The radiator in the bedroom leaks if you try alter it, we really wanted to turn it off as it was really warm in the bedroom but when we went to turn it down loads of water spewed out. The property is starting to look quite tired, we've been staying there for a few years now, we've been a total of 5 times and honestly the bedroom and bathroom needs a refresh now, there are cracks everywhere and the cleaners never clean behind the bed or the bedside tables, the dust in there is unreal. We like the location of the proper as it makes it easy to paddleboard but honestly we probably wouldn't stay there anymore if it wasn't for it being on the lake as we always have to deep clean it when we arrive. The floors are always really dirty and our socks end up black after an hour of waking around unpacking. The place needs looking after a bit better to be honest because it used to be really nice but after a few years of wear and tear and not very through cleaning it's not worth £800+ for the week. Besides the fact that it needs some love, the beds a really comfy, the location is stunning and it's actually a really nice little place, especially if you want to hike or get out on the lake, hence the reason we keep returning. It's worth following Windermere ferry on twitter to check if it's running or not too because if it isn't you've got a lengthy drive around the lake to get to the property. We arrived last week and I forgot to check but when we arrived in the lakes we saw that the ferry was closed for the whole month! Anyway, these houses have their pros and cons but my overall feeling is that they need a bit of a deep clean and a lick of paint (and a lock change)

Well where do i start.
The most lovely of setting. In a quite area but close to so many places that are a must to see in the wonderful Lakes. I have looked back over many other reviews and it is very obvious that no one takes any notice what guest are telling you. Some of the issues i had other guest had back in 2016. The cottage is great for a base but you do need to address the fact it needs an update. The settee is very uncomfortable so much so i sat on the floor. You need to put the tiny TV back into the dolls house and get a decent size one. It was clean enough but i can see why other guest have complained. You really do need to put a mirror at the end of your drive it is not safe pulling out onto the road. The walled garden was a real treat, thank god i could use it as the whole week was completely ruined due to the fact the whole of the complex was hired out to a film company filming a Bollywood Film. I did not need an alarm clock as i was woken up at 6am every morning and again gone 11pm, I know the owner spoke to them but with around 30 people staying there there was no way it was going to be a good break. The smell from the chefs cooking was not good, filling the cottage all day, every day. There were black bags of food open in the yard and being enjoyed each day by the wildlife. I did get a part refund but still came home very stressed. You have one hell of a gem if you could only made the most of it. It was a bonus that the sun was out all week so i could go out as much as possible. Sykes sorry being told my only option was take the refund and go home was not really what i wanted to hear. This holiday was booked for a year. The film crew booked a few weeks.

Stunning place and location, we arrived late after 9 hours drive only to find no parking !
The cottage name was not easy to find. I was kept on hold after calling the help line! We parked and got out to search for our cottage! Still on hold!!! Found the place and keep our car in unsuitable parking being closer to the ferry bay !!. I had to hang up as I was tired! Once we settled in, we were ready to cook our supper, the oven switch was visible and we could turn on and get some food cooking away we try to get the hob on we couldnât see the switch! After awhile and removing the knives holder we could see the switch! Then Anthony called me I explained the issue and I mentioned to him the frying pan is so burnt and had thick layers of back flaky enamel! I said we are going to buy a frying pan then He suggested not to do so and promised that we will get a new frying pan! Still waiting !! The next morning We realised the kettle too wasnât good ! I usually drink lemon water every morning, boiled the kettle and poured water in your white stoneware mug and the water had some black dust â particals â not sure what it was! I ringed the kettle several time but still resting these black small particals!! Midday Saturday we decided to cross using the ferry and headed to Windermere town to purchase the frying pan and the kettle!â¦.. I did felt a let down! And waisted a day to cross and purchase equipment! To carry on with our holiday! I took some pictures to keep as evidence and I more than happy to send over.

We had a lovely stay except for the last night when we did not get to sleep until past 4 am.
I think it would be worth informing future guests that the cottage is one small part of a larger development which is set up for large groups. The place was ideal for us & our very nervous rescue dog until the Friday. On the Friday groups of men began to arrive throughout the afternoon & evening until there were 25+. A huge amount of alcohol was piled up on a table in the quad outside our back window & some of the men began to drink on arrival. They used the large barn for their entertainment and were continually on the move between the big house & the barn all night. Being 2 women in this sort of situation was unsettling as we are aware a large number of men together with huge amounts of alcohol can be unpleasant. As it turned out the men did not bother us ( we had drawn all the curtains & locked the door) but we were on high alert all evening as the noise level & movement grew and it spoiled our last evening. I think it is important that guests are informed about issues like this before they book. Had we known that a large male only group was booked in we would not have stayed & it has certainly put us off going back there again. I hope you understand our issue with this. We did not feel safe & although the men were simply enjoying themselves we were on edge.
