"We stayed at Avenel Cottage for a week with our dog and found it to be located in a very peaceful, beautiful part of the Scottish Borders and very dog friendly. The cottage is ideal for those who love to get way to experience peace and quiet and walk in the countryside.It is a very good location for visiting historical sites such as Dryburgh Abbey, Melrose, Smailhome Tower, Abbotsford and Kelso. We found the people who live in the area very friendly and welcoming. We found the cottage to be very comfortable and it has the most spectacular view over the loch. The kitchen was well supplied with utensils well enough to cook meals with no problem and there was plenty cupboard space for us to use. We used the washing machine and tumble dryer (located in a cupboard in the hall). Both being easy to use and effective. The fridge has a small freezer compartment but to make up for this there is a larger freezer in the barn.The main bedroom was surprisingly big with plenty of wardrobe space. For our part we had a good nights sleep in a very comfortable and clean bed. The view from the bedrooms is spectacular and a pleasure to wake up to.The bathroom was small but there is a good shower over the bath providing plenty of hot water.The cottage has a really good heating system and we would not hesitate to book up during the colder months as it would be very warm and cosy especially if the wood burning fire was used.The garden is enclosed which for us as dog owners is essential. It has a small courtyard leading to a wooded garden with a circular grass path. The garden attracts lots of different birds and butterflies. We enjoyed walking around it in the morning spotting the different species visiting the garden. We went out into the garden at dusk and saw bats flying around the tree tops. The garden is a little overgrown and would benefit from regular pruning. We used the back door to enter and exit the property.We definitely enjoyed our holiday at the cottage and hope to book again next year."

"The location of the cottage was amazing with plenty to see and a great selection of local amenities. Sadly there are a number of issues we would like to raise. As this falls below the standard of the cottages we have rented from yourselves in the past. The cleanliness of the property was well below standard, and my partner spent half of her first day at the property cleaning to an acceptable standard. 1. Kitchen: we found a finger nail in the kitchen drawer.The microwave was not clean. The fridge was also dirty. The cupboard door and kick board was missing.We felt as though everything had to be cleaned before use.2. Bathroom: the bath had to be cleaned before we used it.There was a shower flower left along with used and unused shower and bath gels. The toilet seat was broken which the property manager knew of. I said this would not be a problem initially as we wanted to settle in but, never came to the property to fix the issue.3. Living room: the dining room chair was broken and the stuffing of the cushion was hanging out. Paint on the floorWe understand this is a country cottage as we are both from a farming background however, there were spiders webs and nest in the living room, kitchen and bedroom. 4. Hallway: the bottom of the spindles was thick with dust and had not been cleaned. Paint spots on the floor.5. Bedrooms: the beds were broken.Spiders nest in the corner of the smallest front bedroom. Plaster coming off the walls. On our last day the neighbour to the property who is also the cleaner made us feel extremely uncomfortable as we packed our car. As they kept coming to the door and eventually sat on the door step waiting for our departure at 09:45 and our departure from the property was not until 10:00. This would be an amazing stay if the property was cleaned and well maintained. We would not stay again unless there was a total deep clean and upgrade to the property."

"The beds were really comfortable and the bedrooms were a good size. The bathrooms and showers were lovely and the outside space was adequate. The living room was cosy and comfortable although some of the bulbs were missing, mismatched or not working especially in the dining room. The internet connection was very good.The kitchen equipment was very poor for self catering. The oven is desperately in need of cleaning, the dishwasher did not work and there were no tea towels. The utensils were poor quality and sparse. Had i known i would have brought my own pots and pans and utensils.The towels provided were poor quality, very small and inadequate for use for a week. Had i known we would have brought our own towels. There was a faulty plug socket in the upstairs bedroom and the macerator in the downstairs en suite bathroom was activating every 2 minutes making sleeping difficult in the downstairs bedroom.If the above issues were addressed then I would recommend the cottage to others as it was a perfect size for a large party and the location and local amenities were excellent."

"Bungalow surrounded by a drive full of tall weeds,plus dirty windows and frames, and garden furniture covered with green mould. The lawn was just uncared for overgrown grass. Inside no light bulbs in twin bedroom. I had to ask for some bed pillows and was given two thin small pillows , old and not fit for purpose. There was no dressing table or flat surface to put ones make up or other bits and pieces on. In the en-suite there was no towel rail, toilet paper holder and nowhere to put your toilet things. no shaver point for razers or an electric toothbrush. There was no chair to put your clothes on. The bathroom was no better and we had to share the one and only sink plug. We were very disappointed by the bungalow ,and the golf club we were told we could use, was now closed for good. the owner offered us two free meals in his hotel but the first meal was so awful that we never went back. All in all a dreadful holiday let ,but the surrounding countryside is wonderful.Definately not worth the money I paid."

"A great base to explore the northern coast of Northumberland as was just off A1 but in a quiet village location. The cottage was ideal for us to take our aging parents as it had two double downstairs bedrooms (as well as a double for us upstairs) and an extra shower room downstairs. The extra sitting room upstairs was lovely too. Being a stone cottage it was a little cool when we came in as it was a cool week but we put on the radiators so we were fine. Oven and washing machine worked well and we were left a welcome pack of tea , coffee milk,wine, biscuits and twiglets as well as washing up liquid and a few dishwasher tablets. We were prepared as we knew we were in a rural location with the nearest shop being on the A1 services- hence the low score for local amenites. However, as a rural quiet base for exploring with a car it is ideal. We were delighted with our choice - a traditional feel with modern facilities in an excellent location Parking was great for the two cars."
