      3 Star property at best!

First impressions as we arrived at the gate were good. The house looked good as did the huge garden. Unfortunately things went down hill as we went up hill to the parking area. There is a rusty, old bbq propped up in the corner of parking area (as mentioned in a review from 2022). It has now been joined by a broken lock box, a piece of discarded rope, an old door mat and a dead fir tree in a pot. There are lots of weeds. The shower room sink hadn’t been cleaned. Someone else’s globs of toothpaste spittle in the sink. To be on the safe side I cleaned both bathrooms before use but couldn’t do anything about the black mold in the shower or around the bath. The main bathroom light cord has been repeatedly broken and then shortened. It now hangs about a foot from the ceiling and cant be reached by children or short adults. Kitchen - the cooker needs condemning. 4 of the control knobs came off in my hand and were covered in grease. The grill door doesn’t stay open so you need to juggle holding the door while trying to retrieve hot food with the other hand (without an oven glove as one isn’t supplied). The grill rack is also missing from the grill pan. The fridge is missing the salad crisper box. The kettle was covered in grease that had splashed back from the cooking area. The on/ off switch flew off each time the kettle was boiled. The frying pan cupboard was filthy. While there are plenty of good quality clean crockery & glasses the saucepans have seen much better days. The tv is supposed to be a smart tv. It will pick up Netflix & Prime but won’t link to any other streaming service such as iplayer. The signal drops out repeatedly. Even the supplied dog bed was dirty. Basket filled with hair and dirt. Is it too much for the cleaners to shake it outside prior to incoming guests? It says it all when the cottage visitor book/ maintenance log fell apart. It should be noted that my above comments have been previously reported in the visitor book. We did have dialogue with the owners during our stay and they compensated us to a degree for the above faults and our additional costs. They also assured us that they would be taking steps to rectify the problems. That will be up to future guests to assess if this happens. Old houses have their quirks that can be charming. However this is no excuse for tired, dated decor and poor cleaning. Manor cottage is in desperate need of TLC. Sykes Cottages must take their share of the blame for their disingenuous description and misleading grading of 5 stars. This is a three star property at best and only because of the large garden.

Some of the feedback may be unfair if it is we apologize, however we feel for a holiday home supplying the below items are to us essentials.

      - No toilet Brushes - No Microwave - The council refuse bin was pretty much full when we arrived meaning we had to push ours in to make it fit (Not Nice) - No Hoover - after a few days the carpets really needed cleaning and we where unable to hoover them, we are a clean and tidy couple so this was not a nice experience for us. - There was no pan scrubbers/scourers (again this may be unfair) in all other properties rented these basics have been supplied. we didn't mind paying for them it's the fact we had to wait until we took a trip into the village so pots and pans where left dirty etc which does not sit well with us. - The single most import reason we selected this property is because of its enclosed back garden, Privacy and security is something we cherish beyond anything else when selecting a property as we have 2 dogs one of which is 14 weeks old, so to be staying in a property which allowed us to let them out without fear of escape was a major comfort to us which was shattered on the Thursday when without notice a person (we assume the owner) entered the back garden through an access gate later in the afternoon without pre-warning us, i was out of the property at the time, so my partner panicked as she thought the property was being burgled, thankfully she had just brought the dogs inside which was good as one or both could have escaped if they had been out in the garden, this person then proceeded to dig vegetable out of planters without saying a word and left, the terrible part of this is they left this gate wide open with out telling us, thankfully my partner had the presence of mind to check the gate before letting the dogs out as this gate was located in a place which was not visible from the rear entrance door, we tried and could not get this gate to close properly meaning we had to keep the dogs in the house for the last 24 hours which as you can imagine was not great as we wanted them to have as much freedom as possible and the reason we chose that cottage in the first place.we appreciate the owner have the right to enter at any time but a text massage or knock on the door in advance would have been nice.we spent a reasonable amount on renting that property and felt some of it was wasted.

I want to highlight some issues we encountered during our recent stay.

The house is in need of serious updating. The furniture is old and worn, and the beds are very uncomfortable, all requiring new mattresses. Additionally, the outdoor area was not well-maintained, with broken decking and outdated garden furniture. The hot tub seemed to be the cleanest area of the property, but getting into it was risky due to a broken and splintered decking area including rusty step ladders. The pervasive oil smell throughout the property made it impossible to enjoy our time indoors. Even opening the windows and doors didn't alleviate the odor much. The property's smell was like it was soaked in turpentine, emitting from an oil fired boiler located in the utility room, where the games room adjoins it. The smell of fumes coming from the boiler was so strong that we were unable to enter the utility or games room. The main bedroom is directly above the utility where the oil fired boiler is located. At night with the windows and doors closed, the fumes were so strong that my eyes were stinging. I had an asthma attack, and both my husband and I felt extremely nauseous. Even our small dog seemed very lethargic with shallow breathing. The overall cleanliness did not meet our expectations, and the strong smell of fumes was unbearable. We entered the property at around 3:50 pm and left approximately 13 hours after arrival. The cost of the holiday was £690 for three nights. We have reported the issue to Sykes Cottages, who have been helpful. However, multiple attempts to contact the owner have led to frustration for both us and Sykes Cottages. The pictures advertised on the Sykes website show a marked difference to the property itself. We didn't receive the service as advertised. We are considering a chargeback through our credit card, as the owner seems not prepared to work with us and Sykes Cottages to come to an agreement. We have also contacted trading standards. It is crucial to highlight that we seldom leave reviews, but the health and safety issues we faced had a significant impact on our experience. These issues must be addressed for the benefit of future guests. It's not just our review; other guests have also reported similar disappointing experiences with this property.

I have photos to everything I have said.

Driving up the beautiful drive to a lovely looking house, first I noticed the slip trip hazard at the front door, paving by drain all broken up. Got inside the house it looked lovely till we started to live in it then; the oven was filthy, burnt black great big lumps of carbon someone else’s food from weeks ago not last weeks (called owner who got cleaner to come out and clean it on Sunday but this should of been cleaned before we got here “eagled eyed cleaners”) dirty grill, dirty cutlery/crockery and utensil (which we had to wash before use, only four tea spoons and dessert spoons and missed match crockery, dirty plastic jug only fit for the bin, baking trays are nothing but fit for the bin. Dishwasher is a small slim one not fit for a cottage that sleeps 6/7, can get a normal size on in gap. Bins so small not got again for a family of 6/7. Freezers needs an urgent defrost had to break the ice to get drawers open. Dirty broken dinning chairs. blue sofas clapped out, up the dirty stairs (needs a good hoover) the hand rails are wobbly, into the bathrooms black mould in both shower and bath with shower over. Tiles above the window in the bathroom room are missing, only one towel each how do ladies dry their hair? But the beds are all amazing ( best bit of the cottage), until I stripped them as we were told to leave mattress and pillows protectors on but there were none on pillows but the mattress protector was filthy not been changed for a long time all brown sweat stained as was the duvet, main light in twin room light does not work changed bulb but still not working. This is not 5 star property but maybe a 3. The thing that lets this property down is the cleaners, maintenance and communication. We only use Sykes and have done for many years because we can rely on the standards of the holiday home. We will have to think twice now.

      What a gem!

The owners, Jayne and Gary, have restored this little cottage to the highest imaginable standard. As soon as you walk into the living room through the funny little hallway you get that, 'this is going to be nice' feeling. The cottage was spotlessly clean and almost everything we needed was there. There were a handful of items that would would have enhanced our stay if they had been available and we've advised Jayne and Gary of these but it did not detract our enjoyment of our stay. The living room is exceptionally comfortable and with the fire lit and a G&T in your hand, there's no better place to be on a chilly spring evening. We particularly liked the separate dining room, a rare find these days. The kitchen is small and storage space is limited. The fridge is large but there's no ice box, so keep your bottle of gin in there! The induction hob is excellent and the oven cooks evenly. There's also plenty of cutlery. Upstairs the double bed is incredibly comfortable with a lovely snuggly duvet. The towels provided are lovely and thick and there are plenty of toiletries provided. If, like me, you're over 6ft, watch your head on the beams and the low doors. On the first night having drawn the front bedroom curtains I turned round and found myself on the floor! There are plenty of walks in the area and a particularly good circular walk from the cottage which we've left details of. If you're eating out, we really recommend The Black Horse pub in the village. Everyone is very friendly and the food is excellent. Whoever came up with the idea of a pork and black pudding burger is a genius! Finally, if you look after paint work on your car you might want to consider covering it while parked outside the cottage. Next door have ten bird feeders hanging up and the birds queue up in the trees above and pebbledash your pride and joy!
