      ‘This house is all about location, and a “vintage feel”.

      It’s not the most luxurious, not “posh” - but it does feel like a proper home. And I liked that. So did my family. The kids adored it! I will definitely come back, despite the two biggest negatives - the awful parking situation, and the lack of supplied bedding. The good things: Location, views, (fabulous), feels like a real home! Cosy. Nice! The proximity to beach, and pub - perfect! The garden, big. Kids loved it! The overall layout. A really lovely house for a holiday. Got some nice traditional features. Family friendly. Well equipped. Loved the kitchen especially. Loved the games for the kids, the bats and balls, the “fun” and “homely” feel. Fabulous living spaces. Super main lounge. But also the cute tv room. Great utility room. Huge. All beds very comfortable. Gray mattresses. Perfectly clean beds. Extra blankets everywhere. Good idea! Side lights in bedrooms - good! All carpeted rooms - upstairs and down - very clean and nice. Showers/bathrooms upstairs practical, and clean. The main bathroom had the most stunning views. The two double bedrooms had stunning views’. Not so good things: Parking a nuisance (I am using crutches at the moment). The arrangement is no use for anyone with a disability. Tristram car park is beautiful.. but you have to walk a short way up a very steep hill. Fine is you are fit and well, of course! Offloading and loading all my stuff took quite a long time - even using the little parking space for the Tubestsation cafe (which is next to the front garden). The fact I had to rent bedding etc - and make up all the beds myself. A complete PAIN! And an extra £200 (with towels). Why is this? Some of the house needs tlc - redecorating. Especially the downstairs shower room. The utility room was a bit “lived in” too! But I didn’t mind that. More waste bins are needed - in all the bathrooms and in the bedrooms too. There was only one upstairs, and one in the downstairs loo/shower room. Nicer lighting in the lounge needed. It was very dreary! Half the light bulbs were missing too. Why not have a couple of standard lamps in there? Please leave out the recycling bags? There were none for me to use, so I had to use my own bin liners. Just as well I brought lots! Please leave out instructions for the central heating adjustments? Please have some wood left out, in the lounge, ready for the wood burning stove? Outside patio furniture needs some tic! Better quality duvets would have been nice? I was quite cold at night. (When the heating went off.. and I didn’t know how to put it back on again).’

      General feedback is that it’s a lovely property but not very well maintained unfortunately.

      We had a lovely week but I wouldn’t return unless some of the issues listed below are fixed. I really hope they do address the issues as the house is a lovely layout & could be amazing. Property had been cleaned between visits and sheets were fresh but some of the maintenance/ quality issues (to name a few!): 1) property not deep cleaned. Under cooker was dirty, radios on shelves thick with stickiness and dust, curtain pull chords black with dirt, shower silicon/edge of trays dirty. Sofa dirty & discoloured. 2) maintenance issues; broken safety latch on upstairs window (which meant we couldn’t have our daughters bedroom window left open in the heat!). Loose toilet roll holders in every showerroom, sofa arm completely caved in on one of the sofas, coffee table legs bent, loose tile downstairs on the hallway, utility room was just a mess (broken clothes airer left mangled in there, mop was disgusting, room was generally dirty). Downstairs shower room/wet room drainage was backing up & there’s only one drain in the whole room which means water goes everywhere and you need to sweep it back to the drain. 3) General things that made the house feel a bit tatty & not well maintained: decorative cushions were dirty and tatty, all the glasses were mismatched (and we found a broken one in the cupboard). Cutlery, pots and pans provided were all mismatched and tarnished and old. Looks like a collection of random things people had just left behind. All the knifes had tarnished rust spots on. Cleaning products weren’t new /replenished for our visit; eg, the dish clothes were clearly not new, only a little bit of cleaning spray and washing up liquid available, no kitchen roll. Towels had seen better days and there were no spares provided which would have been helpful for a weeks stay. Cushions on outside furniture off lounge was mismatched on one side and missing from the other. Good things: Well located. Good selection of TV apps which is really helpful with the little ones. General cleaning had clearly been done (it’s just the deep clean elements had been missed). We loved the layout (two families sharing so each had our own floor which was great - don’t often find this layout!

      I booked this for other members of our family to stay in while we were staying in Gullsway:Kittiwake down below.

      The Annexe seemed to us to be brighter and more spacious than in the pictures. Remember that it is a traditional Cornish holiday house, at a very fair price for the location - so, not perfect and modern, but perfectly acceptable for an enjoyable week's holiday, and with original features. Heaters and double-glazing made it very cosy even in February. Views are great, as noted in other reviews. The Annexe and Kittiwake aren't directly connected - you really need to go outside and back in again via another door (although you can go through one of the Kittiwake bedrooms at a pinch, but that's a bit awkward). But Kittiwake is big enough to take everyone for meals, lounging about, etc., if needed - or you can split up between the different spaces. So... quirky. Some points noted by my family for the owners/Sykes: - single mattresses very comfortable, double mattress not so much - new loo brush please - the key box for The Annexe is labelled Kestrel - an old name assumably - but it is a little confusing if one arrives late at night! - the code for the key box wasn't included in the email sent to us - I assumed there wasn't one until I got there and we couldn't get in! These are small things. Given the price and location, this was an excellent addition to Kittiwake.

      I stayed here with my daughter, son in law, baby grandson and son and his partner.

      We were amazed at the views from the front of the house - loved sitting in the kitchen looking out at the sunsets. My family are all surfers so found the boot room or large back scullary fantastic for boards and wet suits pram and bucket and spades. The short walk into Polzeath was so easy, the provision of cookware and utentsils really good. The house was so homely and very clean and comfortable. Car parking easy I really could not fault it except for I love coffee and it did not have a cafetiere - luckly I brought my own and accidently left it there so house now has one. Great facilites for baby high chair and cot were provided. I have marked most things high but not John Bray as they did not seem to know what was in the house - when I called to ask about facilites for baby they stated that it did not have any so we packed our travel high chair and cot only to find that the home had both high chair/ cot At the end of the holiday I did recieve support from John Bray when unable to get out of car park. I did use the recommeded laundry company and would also recommend them if you were thinking of hiring sheets and towel. All of my family hold the same view that this is a perfect place to stay.

      The Annexe is a great addition to Kittiwake.

      The main bedroom in particular has great views of the beach and out to sea and is large and comfortable - but it's all good - giving 9 beds in total between the two properties. Note for Sykes/Brays/owners: We found the door into Kittiwake from the hallway a little problematic - particularly as it was a wet week and so going outside and back in through the Kittiwake door wasn't ideal. We really wanted to use the middle door often - but given the bolt on the inside was the only way to shut it fully, this was tricky. Some thoughts: As with the door at the top of the stairs, could a strong door-closer be put on the lower door? Also, could a Yale-style lock be put on the door, with a key on the Annexe key-ring - so that Annexe folk can get in and out of Kittiwake securely? The two properties together make such a good combination - it would be great if they could connect a little more easily for guests. This increased flexibility and security would allay fears when strangers are in Sandpiper (as with our stay this time), while allowing easy access up and down stairs.
