Beninborough Cottage is in a quiet corner of a delightful village, Middleham, which is nonetheless well served with pubs, restaurants and an excellent all purpose shop/newsagent and off-licence.
For a party of six with ages ranging from 9 to 77, it proved to be an excellent base for a holiday; easy access to the Lightwater Valley and the Forbidden Corner, pleasant and easy pottering opportunities for the older members, not to mention Middleham Castle [childhood home of Richard III] in the village itself, Jervaulx Abbey a few miles away, and excellent shopping in Leyburn. The cottage itself has a stunning view across the dales and is far enough from the roads to be utterly peaceful. Watch out, too, for the grey squirrels in the garden. The cottage is a splendid facility; four large and comfortable bedrooms, all ensuite, all with tv sets, a very large lounge with a marvellous picture window, a dining area with the same view, and another lounge area in the very well-equipped kitchen. The induction hob on the oven was a novelty, but the instructions got us past that potential difficulty; and there is a laundry room with a freezer on the ground floor. It is simply not possible to fault the facilities on any score. More than that, the proprietors, Hilary and Roger, were very helpful and kind. Hilary waited in for us for over an hour when we got lost on the way there; we needed a blender for use in the kitchen and they loaned us one, and they were understanding about an accidental breakage as well. We take cottage holidays because they suit our circumstances, in particular the widely differing needs of a very extended family. Beninborough Cottage met those needs perfectly and we had a wonderful time. Christopher [aged 9} says: "I thought it was a lovely cottage, and I would love to stay there for years."

Barn House is an excellent accommodation and felt more like someoneâs home than a holiday cottage.
It is nicely furnished giving comfort to its guests throughout the property. Great effort has been made to establish this feeling which is reflected in the good quality furnishings and fittings. It was a pleasure to return to Barn House after our daily excursions into the beautiful Dales. Off road parking for two cars is ideal and if more space is required there is a free car park nearby as well as plenty of on street parking spaces. The location is ideal for those seeking the rural country life with easy access to a number of public footpaths The amenities were ideal although I was aware of the comments of a lack of a Tumble Dryer which, I suppose with some guests who wished to do their laundry during their visit in inclement weather, may have been beneficial but it didnât effect our stay one bit . One other small point was that the front of the house is somewhat of a sun trap during mid afternoon and it would have been nice to have a bench /chairs situated there permanently to have enjoyed it. A very point I know and not detrimental to our visit which we thoroughly enjoyed and would recommend Barn House to friends and family and wouldnât hesitate to return to again.

The owner mentioned building work next door and there was a previous review online complaining about the early noise and the owner responded saying they spoke to the builder etc.
We were out early most days hiking so it didnât bother us except the last two days. The builder started at 06:10! They were using a circular saw at 06:30! Utterly ridiculous and unreasonable. Generally the cottage is lovely, great location and modern decor and we would stay again if the owner changed the mattress in the back bedroom. We fed back to the housekeeper during our stay and I see previous guests had moaned in the guest book in the cottage about it as well! We were advised it was new in March. Itâs a very soft squishy Emma Mattress. Itâs already gone past itâs best and when you lie on it your feet are higher than your head! We had to sleep with our heads at the foot of the bed. Add extra plump pillows (no option for a flatter pillow) and a winter duvet, in the summer, it made for an uncomfortable nights sleep. Such a shame because apart from the bed and builder everything was great.

This is a fantastic cottage! We were three adults and a dog and we had plenty of space. The garden is huge, with lots of seating and there is a barbecue. Views from every window. Location is stunning. We stayed in April and there were curlews, lapwings and oystercatchers everywhere! Lots of options for walking (with or without getting in the car), whether you want a gentle potter or a full day fell walking. The kitchen is the most well-equipped I have ever seen. There is no conventional cooker - instead there is an aga, two air fryers and a portable hob. Cooking on the aga was a lot of fun, but it does lose it's heat in the evening so forward planning is required! The parking instructions mentioned a garage - don't be fooled by the outbuilding to the left of the property - the real garage has been demolished but there is a parking bay on the right hand side of the front door.

Quite an old semi up a very narrow lane.
Possible to hear next door tv. Need to keep in confines of specific parking bay outside front of property so as not to upset neighbour. Garden secure for your dog. Beds comfortable. Good selection of pots and pans and kitchen utensils. Downstairs shower is mains and excellent, upstairs is electric and a bit leaky around the hose connection. Central heating system is a little bizarre, apparently controlled remotely by the owner; for us as a retired couple it would have been better to be able to exercise some choice and control ourselves. Leyburn is a great base to explore the Dales and the scenery is breathtaking. Good walks. Plenty of pubs and places to eat.
