Three adults, two small dogs.

We have stayed in holiday homes for many, many years and this must be the most unwelcoming to date. Not even a tea bag left for us on arrival. I'd taken all we needed but really, the hosts don't want to provide a welcoming hot drink? The kitchen- lots and lots of utensils and plates and a good range of glasses. Just a handful of mugs. One clean tea towel. No hand soap. We didn't use the dish washer but I noticed that there was one dishwasher tablet. We used the oven once to warm plates and that seemed to work ok. Dining area- lovely large dining table with overhead light. Bathroom- hand soap dispenser empty. Shower worked great. We didn't use the bath. Bath towels are adequate. Front bedroom- needs a blind or net curtain as pedestrians can see directly in from the pavement. We kept the curtains closed for privacy. The cheap curtains completely cover the radiator so heat lost into the curtain. Plenty of hangars in the wardrobe. Cheap bedding. There is a blood stain on the mattress topper. Pillows very thin. Second bedroom- again, cheap bedding. No wardrobe. Steps lead to outside. Living room- mostly comfortable. Several pouffes, all worn with little filling. If watching tv from one end of the sofa, the visitor will get neck ache. The room could be laid out better. Several clip boards on the walls with printed pics. It felt like the owners wanted to hang pictures, but not to spend a few quid on something nice. Garden- uncared for which is sad to see. Dogs can easily get out. Futile attempts made to make it secure but it clearly isn't. Grden furniture is grubby. Uneven surfaces all around the property. The grass will soon need a good cut. Hedges have last years growth on them. Conservatory- locked up and unable to access. Uncared for. It would be a great asset to the property as the morning sun in there looked lovely. No blind on the door leading into the conservatory from the kitchen. So lack of privacy from the garden and the property at the back. Guttering by the back door needs attention. There was constantly water dripping from this guttering which is immediately by the door making the area wet. This will be icey in cold weather. Drain from the kitchen sink completely blocked with leaves and roof debris. Water from the sink was running onto the drive, we unblocked it a little to stop this. The drive to the property is long and states it will accomodate 2 cars. Well yes, but only if the trees and hedges are cut back. We had to park immediately outside the back door as no space to open the car doors on the drive, unless we opened them into hedges. Maybe smaller cars will be ok. The internet is intermittent and was especially poor the weekend we arrived. Good luck with working the central heating. We managed with the help of Google. Yes, we could have asked the owner, but we sorted it. The property warms up lovely. Wherever we have stayed previously, I've been happy to wipe around areas like I do at home. Other than a vacum cleaner and floor wipe, no cleaning products left to use. We wouldn't stay again. We felt that guests are not made to feel welcome with cheap furnishings and uncared for garden. A little investment would make a big difference

This is a lovely cottage and we had a wonderful stay but we were put off by a couple of things.

Iâll start with the cleanliness, it was perfect, the cottage was beautiful and the hot tub was brilliant. So the day we were setting off and got our key codes we got an email informing us that they would have to come in and drain the hot tub on our last night so be out the hot tub at 9. I replied thereâs nothing on Sykes about this so I suggest you amend it as itâs not something Iâve ever come across and it may put people off, itâs really not fair. They agreed they would come in the morning of our departure instead of 9pm on the night before and would also amend this on Sykes. They came at 4am, woke us up emptying, cleaning and refilling the hot tub! Ridiculous and selfish. I asked why they would do this and she replied we said we would come in the morning instead of 9pm, but 4am! Really! Thatâs a joke. I never got an apology. I would like to recommend they get a hot water tap to refil it as thatâs what we did when we had one. Also the bbq was full of old coals when we arrived, luckily we didnât want one. The bed sheets did not fit to tuck under and the quilt was not big enough, super long but short width wise, you couldnât turn it as it was just a slit, no press studs or zip. I wonât mention the other problems but really think people need to know this part. We asked for a late check out which they said would be Â£50 for 2 hours but then said we could have an 11.30 check out free of charge because of their mistake on Sykes. They have got really good reviews and I would never have done this if I had got an apology for the hot tub. I have used Sykes for years now and never had to write a review like this. I would always point out any small negatives in an email to the owner but this could not be missed. It really spoilt our last night.

Lake Farm Cottage is warm, cosy accommodation for two.

The bijou kitchen/diner/sitting area is well equipped and clean, but because the dining table seats four, this leaves little room for comfy seating and we felt that one two seater sofa wasnât quite enough room for relaxing comfortably. The bedroom has a huge comfortable super king size bed and double wardrobe with plenty of hangers. We slept very well as the property is in a very quiet spot. The attractive wet room is of a good standard with an efficient shower. The bath sheets were really big which is great and the waffle bath robes were most welcome when trooping out the front door and walking to the rear of the property to use the hot tub (such a shame there isnât a back door). The hot tub is probably the star of this property. It is beautifully maintained and spotlessly clean. On our one sunny day (!) the back patio proved to be a lovely sun trap and whilst the table and chairs are comfortable (but no cushions) - we wished that there were reclining chairs for sunbathing. The pots of garden plants help to make this little walled courtyard attractive and there is a lovely view to the horse paddock where we saw rabbits and pheasants. The cottage is well located for either walking locally or driving further afield to visit the Dales and North York Moors. We enjoyed trips to Malham, Aysgarth, Grimwith Reservoir, Pateley Bridge, Fountains Abbey, Studley Royal and Rievaulx Abbey. Our hosts made us feel welcome with fresh eggs and local goodies and itâs good to know they are on hand if there are any issues. Overall we had a good holiday although the weather could have been kinder.

A lovely little bungalow just on the outskirts of Ripon, slightly let down by the broken carport roof and untidy garden.

Inside, there is a lovely bright kitchen diner, two king-size bedrooms(comfortable beds) and a smallish lounge with TV(says a Smart TV in the description but it's actually a Freeview TV). Bathroom with modern fittings. It should be noted that the dishwasher is only slimline and as a couple we often filled it up so not sure it would be adequate for a family of 4. Some items are in need of replacement: the oven gloves are falling apart on one side, most of the side plates and some of the dishes were chipped. The bath towels are also on the small side. There is no washing machine - something I did not notice as missing in the property description but that is my error. On the plus side, the heated towel rails in the kitchen and bathroom are very efficient and the property owners were very helpful in adjusting the heating times to suit us. There is a Nest thermostat in the kitchen diner to adjust the temperature required for the heating which we found useful. Liquid soap provided in the bathroom. All in all, a nice property which we will visit again, just a few tweaks needed to make it a lot better.

An outstanding cottage, perfect for a getaway for a couple or, as I did, on your own.

Everything is very well done and in great condition, with beautiful decor and in a very relaxing setting. Highlights are many, but to pick out just some I'd say the bed is huge and comfort, the wet room bathroom great, hot tub is fabulous and the living room and kitchen really well done. Plenty of good quality cutlery and crockery too. The finish and attention to detail all round is superb. And the owners are great - friendly, helpful and discrete. It was a pleasure to meet them when I arrived. In the property and when you've booked they provide lots of helpful info to make the stay really enjoyable. The area is a beautiful one, with lots to see and do within very short distance. Fountains Abbey, Masham, Ripon are on the doorstep and it's very easy to find great stuff to see and do. If you want a relaxing getaway in a very cozy and well put together property then don't hesitate to book!
