      Great location and view over the Bay, 5 minutes walking distance from the train station with easy access to St Ives.

      Before diving into a bit of detail I would like to say my family and I had a lovely holiday at the Lanyon and made some great memories. On booking there were no reviews as it was a new listing at the time so we took a risk and overall we were very happy. The walk to the nearest dog friendly beach takes you down an undulating coast path/track which is challenging, lots of steps and takes about 10 minutes once you cross the train track. But the reward once down on the beach is great, a very nice sandy beach and no restrictions for the dog. We stayed there for several hours on one of our days. Carbis bay is a lovely sandy beach but down a steep road. There is a hotel/bar where you can have a drink or two which was nice. The beach has restriction on the time dogs are allowed, I think 10am-6pm (but pls check) The house is big and spacious, but perhaps could do with some updating in the main bathroom and shower room. All works perfectly fine but just looked a little dated. No TV in three of the bedrooms, but as we were out and about most of the time not too much of an issue. Doors: a few of the interior doors did not open or close easily, you had to apply some force and this created a loud noise each time, not so much of a problem in the day, but at night was just not great. (easily fixed I am sure) The garden is a big space which is great for the dog, but the lawn needs cutting and grass needs some attention. Also need some better quality outside furniture, what is supplied seems very much like an after thought. Also a couple of sun loungers would be great. We liked the idea of the Wood burning hot tub in advance, but there is no wood supplied and the reality once there is it all seemed like a lot of effort. Would strongly recommend installing an electric hot tub in the future, as the view is great. We had two cars, one being a largish 4x4. The driveway to the house had an old cement post to one side of the entrance which was more of a hindrance/hazard and would recommend this be removed. The main sitting room/tv room is a nice large space with comfortable seating and open fire, I would recommend they remove the main painting opposite the TV as it depicts somebody being beheaded!, not great for young kids.. St Ives: Take the rain as parking in St Ives can be problematic, it is one stop on the train. We enjoyed Cintra as a fish/tapas type restaurant overlooking the harbour. Very fresh and tasty. I hope this helps, all in all the house and location worked great for us . (3 adults, 2 children (11 & 14) and a Cockapoo dog)

      On the day of check in I received a call about 2pm saying they were expecting a plumber to the property as there was a number if issues that needed to be dealt with.

      I said we were 3 hours away so that would not be a problem.He said there was a problem with the radiator. The sink and the shower. When we arrived at the property there were 2 dirty bags of linen at the front door making it very difficult to drop off our luggage with it all in the way. On Thursday the housekeep called to ask if the linen was left and could she call to collect it.so this was in our way for whole time we were there. This really was not a good 1st impression. The radiator in the top floor bathroom was absolutely pouring with water when we went upstairs, we had to hand tighten it to stop the flow and leave a bowl under it for the rest of the week.The shower in the same bathroom switched off half way through and would not come back on again. The issues with the water in the top bathroom caused water to to come through the ceiling in the twin bedroom. The shower in in the middle front bedroom leaks from the corner. The radiator at the front door does not work and it is very cold in living room. And the sink in the kitchen sprays out causing you to get soaked every time you use it. I reported these problems and the fact plumber had not been to sykes in Saturday morning. Louis assured me he would get this sorted and someone would be out.. He rang me later that day to ask if anyone had been out which they hadn't. I then insultingly received a email on Wednesday asking me if my case had been sorted and to rate my experience. Noting had been done and the issues are still very much a problem. which is a shame because the property is lovely but it really does need these issues sorting before you start to charge 3 times as much in the summer months..I had read a few reviews previously stating some of the issues which means they have not been addressed which is not very good to say how much we spent to come for a weeks holiday.       The house was perfect for us (family of 7 + dog celebrating 3 big birthdays this year) in size, facilities (inside & out), location (stunning views, access to beach), & accessibility to bus & train travel.

      The kitchen was extremely well equipped, & the layout downstairs gave everyone space to enjoy being together. The bedrooms were great, especially the ones with the view across the coves, & very comfortable & clean. We were a bit confused by the parking situation, as the people in Beechwood Cottage came round to say we shouldn't have any cars in that carpark, even though it is signed Beachcroft....? And not sure if one of our party arriving early made the cleaners rush but a lot of surfaces were still dusty & we wiped the kitchen tops down (just to be sure). The main reasons we have given 4 stars are: - we had to phone Sykes Customer Services to get the key code for the boiler room key because the heating was on full when we arrived (maybe include in arrival information?), but then found the heating quite complicated to control, even with the instructions (on the few colder days we really needed it on). Perhaps a "crib" sheet with simple steps to follow would be useful? - We found the seating around the dining table really uncomfortable. - The TV system in the TV room seems to only have streaming services downloaded (itvX, BBC iPlayer, Netflix, Disney+ etc), so anything we wanted to watch on a terrestrial channel (BBC, ITV etc) showing at it's actual time could only be watched on the TV in the dining room. Didn't understand why all channels couldn't be on that TV...? We really loved being down in Carbis Bay & we really loved the house. We hope the owners take our feedback in the genuine spirit it is given. We'd love to come back & we will recommend.
