We have just returned from our stay at Lee's farm.
Overall we had a great stay, the location of the house is 10/10 couldn't be any more perfect. But for the price we paid we where expecting a higher standard in the house. The house was incredibly damp, one of the bedrooms the skirting was literally crumbling off & the smell throughout the whole upstairs was unbearable. The heating was ok. This was very tempermental, with plug in radiators in some rooms. due to raidiators not working. Drainage in all toilets, it needs 2/3 flushes to flush any paper down the toilet. Dishwasher does not work at all, it comes on & trips & turns off after 30 seconds, we tried chaining fuses etc but no luck, it wasn't that urgent for us to call anyone out. The whole upstairs carpets are DISGUSTING! no reflection on the cleaners i think years of stains on them without a proper clean, i understand the house allows dogs but this shouldn't be reflecting of the state of the carpets, we stay 3-4 different places a year with our dogs & have never seen anything quite like it. Things like the guest information is almost non existent. apart from a pack about what the house includes, a book on walks & a book for the appliances. local things to do how far the nearest shop is etc would of been very helpful. The house does have everything you need to stay comfortably & a good supply of logs to keep everything warm. Unfortunately the damp is the main thing that would stop us returning & it does bring down our expectations especially that we had our little baby in one of the rooms i understand this is an old house & damp is an occurrence but i feel it needs some major treatment. The driveway near the house is great , half way down the lane where there are some major homes in the road, any other car apart from a 4x4 which we had would of majorly struggled. how much does some hardcore cost to fill these major holes cost (There are about 10)

The half a mile bumpy track is something to consider, all 3 of us managed in and out most days with only one with a little damage to underside (was still drive-able), all part of the charm of staying in beautiful rural location! Our daughter thought it was hilarious and learned the word âbumpyâ. The big kitchen was well equipped for big meals together, electric oven took a bit of getting used too and high chair needed a good clean on arrival (just little things). The box of jigsaws and games in the utility room was very handy, also the books and dvds in house. Bedlinen was lovely, duvets and pillows were so soft. Our four poster bed was a bit creaky but our 2year old slept happily for ten hours each night in the travel cot....glad we brought our own cot sheet and cellular blanket as not supplied. Perfect proximity to Bakewell and Matlock, lots to do for families (ladybower resevoir, Abraham heights cable car, pooles cavern, blue John cave in Crich, Matlock farm, tram museum...some of the group went in bike rides and long treks) loved the antique shop in Matlock and little boutique clothes shops. Lovely having Fresian cows peering over the garden wall whilst the sun sets...Would definitely stay here again. Glad we took advice from another review booking a Tesco online shop to arrive on the day we arrived as nearest shop for pasta (forgot this on list) was 40 mins round trip, just put Sat Nav in brackets in address. Highly recommend this cosy place!

We stayed for a week at Lees Farm over Christmas.
The drive is just under a mile long and rough, but we negotiated it without any problems in a Ford Focus, Honda Civic and Skoda Yeti without any problems, despite it being a wet week. The farmhouse is remote but had the benefits of not being able to hear any traffic noise and we did not see anyone on the public footpath which runs adjacent to the property. There are numerous circular walks from the property so remoteness was not an issue. However, the pub mentioned 1 mile away is down a steep, stepped path, probably best negotiated in daylight the first time. The kitchen was exceptionally well-equipped and had everything necessary for a full Christmas dinner. The lounge was cosy, particularly with the underfloor heating and wood burning stove, but we did feel the layout could be improved by moving the dining table into the upper living area to avoid having to carry food etc down 2 steps. The Wi-Fi was very good throughout the house. The beds were very comfortable. Upstairs, the radiators in 2 bedrooms and the bathroom did not heat up beyond lukewarm. The housekeeper came out very promptly on Christmas Eve to investigate the problem. However, this continued to be an issue for one couple in their bedroom, and the bathroom remained chilly throughout the week. Overall, a good week.

The house was lovely and in a particularly fantastic location.
It was really cosy in the evenings with the 2 log burners going. The kitchen is well stocked with all the equipment you need for feeding 8. The bedrooms were all very cosy with very comfortable beds. In summary, an extremely well furnished and comfortable cottage. Would certainly recommend! We had 3 cars up at the house and all the drivers were absolutely fine with the muddy, rutted approach road, but I suspect it may take a few drivers by surprise, especially in the winter months. Perhaps the listing needs to make a little more of this farm track road. The radiators and underfloor heating didn't work throughout our stay. This wasn't an issue as the weather was mild and we had the 2 burners going in the evenings. The information backs, while very comprehensive, could do with updating. There is a small leak at the base of the RHS of the downstairs shower. The flush button sticks open on the downstairs toilet. There must be a leak in the downstairs bedroom as there is a patch of damp on the ceiling that needs looking at before it gets worse. One ceiling light out in the upstairs bathroom. The lights on the shaving mirror in the upstairs bathroom, operated by pull cord seems to have jammed.

We had a great time with the superb isolated location with great views.
Sykes responded promptly to communication. recent garden furniture was a real bonus. Description does not make clear that 2 bedrooms have skylights not proper windows, this was disappointing for the adult guests in our party. Other than the 2 master bedrooms, the 2 secondary bedrooms (with single beds) have poor ventilation due to the skylights/high velux windows only. One of the double beds was broken, ( the top section was not fixed on.) Clothes airers are still broken - indoors one for over a year according to previous feedback, outdoors too, (even a normal old-fashioned clothes line would be better than nothing.) Carpets smell musty downstairs. We had to bring lights from upstairs into the lounge to be able to read. An outside sun umbrella would be of benefit. Kitchen was well- equipped. Showers are good. Barbecue was small and missing bits - we had to fashion our own grill surface from 2x disposables. Overall we enjoyed our stay and had a great time, in a rural cottage we were not expecting anything fancy, but for the price for a week that we paid we would expect these fairly basic straightforward things to be fixed - and not keep recurring in the comments/feedback.
