"We had a lovely stay at Birchwood at the end of August 2019, aided by a heatwave. The accommodation is very big and spacious and was ample room for our extended family of 8 (3 kids, 2 parents, 3 grandparents). The grounds are lovely, its good the garden is fully enclosed and the kids are safe, the games room and toys / equipment for the kids was greatly appreciated.There are however, a number of things that could be improved in the property - and should be improved based on the charge out cost. One of the two swings in the garden was thread bare and we had to tie it up to prevent the children using it as it was unsafe. The cleaning of the property needs to be improved, we had to bottom the kitchen before first use, and the whole house needs a good deep clean. The sofas and mattresses are uncomfortable and need replacing. However, the worst issue for us was the presence of insects and flying ants. We were using the downstairs double and put our 3 year old twins in the down stairs twin room next door as I was worried they may fall down the stairs in the night. The twin room had hundreds of ants all around the window, carpet and curtains. We caught them and disposed of them, and had to spray the area with multipurpose cleaner as this was the only thing to hand. The following day a few more appeared and so we did the same. They never returned after that. I was very surprised though that they were there in the first place, especially if the house had been cleaned just before our arrival. And obviously having my children in that room was worrying. It may have been the time of year, or the heat, but I am sure they should have been seen by the cleaners or caretaker before our arrival.None of this spoilt our holiday, and we would consider returning as the house is lovely. But I really do hope the owners take notice of the repeated issues that people are raising, as nothing seems to be improving, (ovens have no dial instructions, poor cleanliness, lack of kitchen equipment for large parties etc). The washing machine was not very good either, or the dishwasher, pots came out half cleaned. The downstairs bathroom got soaked when using the shower and could do with a cubical or curtain and tray. The ice machine did not work, the BBQ was dirty (most likely the previous occupants - we did clean and use it and it worked fine). The play equipment in the garden badly needs replacing. it is in a nice quiet area in the countryside, just a short ride from Skegness and Ingoldmells - although parking is approximately £8 per day per car (we spent almost £100 on parking through the week). The open top bus rides are great, the outdoor swimming pool was fab, the indoor one has a flume slide, the free paddling pool (fairy dell) is lovely, Arnold palmer crazy golf was good, and we had a fun 2 hours at the seal sanctuary. Fantasy island theme park is great (online wristbands are cheapest), and Hardy's farm is a good day out. The Welcome Inn pub down the road was lovely, it has a big beer garden with playground for the kids, and the food and service was great."

"Gorgeous house but quite disappointing. When we arrived, after the time specified, they were still working on the property. The sauna wasn’t working all weekend, even thought they said the broken part was being fixed at some point during our stay. The music on the hot-tub didn’t work even though we were told we could have music outside. The chairs around the table were very uncomfortable. We had to get someone out several time over our stay. On the first bight we realised a couple of lights didn’t work, we were told the lights had been check before our arrival, however the bulbs had gone. An electrician came and fixed the bathroom light but we were left with two other bulbs still broken. We were told that if the hot-tub dropped below a certain level to top it up with the hose pipe provided, unfortunately this was taken from us through our stay so someone had to come out again to sort it. There was also an extra attachment that he had to bring, we had to wait 45 minutes for this which meant we couldn’t go in the hot-tub, with no apology given to us. Overall I wouldn’t recommend this cottage as the inside, equipment and services was very disappointing."

"The cottage location is exactly as described, however there needs to be much more attention to detail. The pictures shown are old pictures and very deceiving. There were cobwebs on tables in every bedroom. The bath had to be cleaned before it could be used. The bulbs in many lamps were not working. Batteries in TV remotes - again not working! There is no opportunities for privacy at all as there are no locks on any doors. (Not even bathroom doors.) Everything feels like it has been done on a budget and the owners are constantly trying to save money. TV hanging from the wall was unstable and didn't look homely at all. Heating was locked to certain settings, so unless you want to get up after 8.30am and be in bed before 9pm you had no heating out of these times so it was cold. Contacted the owner prior to arrival to check directions etc, however as we hadn't booked direct he was extremely rude and didn't want to know and was very unhelpful. The caretaker also came across as been arrogant and unwelcoming. We have stayed in many cottages all over the UK over the last 15 years and this is the first one we have had to leave a bad review for."

"This was our second time at visiting birch wood , and we were highly disappointed there were 9 of us in total , and considering how much we enjoyed it previously it’s a shame that we didn’t this time , due to unhelpful and miserable caretakers who were rude and unapproachable, we had problems with the fridge , resorting in another fridge being sent in . We had problems with the televisions , we found the cleanliness had deteriorated extremely in comparison to our last visit , there were dead flys all over the floors and balls of dust . The equipment in the kitchen has seen better days and again wasn’t clean to begin with , most of the saucepan handles were falling off and needed renewing . The jacuzzi in the main bedroom upstairs was not working , we had work ment sent out during our stay again not acceptable . As this was a holiday and a family get together . The games in the play room were all over the place not in correct boxes , pieces missing and unusable . For the price we payed for our stay we most defiantly will not be returning ."

"Just the place to unwind and rest away from everything. We don't live far away but the lodge was so lovely with everything you need for a relaxing break. Best of all it was great for our dog to have fun straight from the door without getting in the car. Plenty of amenities in Lincoln and we went to the coast at Mablethorpe and Sutton on Sea. Louth is worth a visit as it is a great place to stroll around. We are fairly local but to look out of the bifold doors onto a sea of wild flowers was truly wonderful. The only thing we found a bit difficult was the size of the fridge as we took food with us so we didn't have to shop while there. However it was fine as we ate out a lot. Doddington Hall is well worth a visit with lots of different areas to eat. The weather was warm but I am sure in the winter it would be lovely and cosy. The bed was comfortable and it had two lovely sofas which reclined which we found really relaxing. It was spotlessly clean and I was glad of the dishwasher so I did not do any washing up which was a treat."
