On the whole the property is a characterful, beautiful and historic cottage, it has ample outside space and the setting is fantastic.
Unfortunately on arrival, we thought that the property was not cleaned to an acceptable standard. Whilst areas had been cleaned, much of the homes carpets and upholstery were not clean, dusty corners, cobwebs, and just a general feeling of uncleanliness was evident throughout all rooms, the kitchen floor in need of a scrub and polish, in addition to a lingering odour that bestows homes of dusty and slightly dirty nature. At 6pm following a full days travelling, we really did not intend to contact the holiday agent to commence a dispute, so we spent the first hour of our holiday hoovering and cleaning. We are practical and down to earth people, so it wasn't the end of the world to us. However, with a baby who would be crawling on the floors we needed to get it sorted there and then. We called into the Salcombe agents office for the property to inform them as we were passing by. We are not expecting action, we were just informing them of our experience. They suggested that we should have contacted them straight away and sent photos so that they could send cleaners out. This just wouldn't have been workable at 6pm on a Friday evening when we are knackered and need to get the kids down. Sending cleaners for a quick spruce up wouldn't have helped much, it's not necessarily the regular cleaning, but that the property needs a serious deep clean, the vac is a 25 year old Henry, so unless there's some emotional attachment to it, he probably needs replacing. The only mattress that seems fit for purpose is a single in the middle room, the rest, along with the pillows have the ability to reshape your back and neck into arrangements only a qualified chiropractor can sort out. A special mention to the fridge, whose noise became so loud at one point we thought it might be trying to communicate. A minor issue. Many areas were good however, the new cooker and hob were fantastic. The Amazon TV stick worked great for the kids. The single child's room decor was really fun. The house is of an age where you expect the quirks, and much of the decor fits well with that character and helps you disconnect from life back home. A side note, the nearest pub didn't do any food, although was welcoming. The Royal Oak further round was pretty bad, the bar lady served me whilst on her phone, empty glasses littered the place, with areas caked in dust. I love a dive bar now and again but this place took to a new level. We had fantastic weather with some brilliant visits to local villages and towns. We've made some wonderful memories and the cottage played a good part in that. The areas mentioned let it down, so I'm not sure we would return. I think the areas mentioned are fairly easy to address though.

The Holt disappointingly feel short of our expectations.
There were a couple of significant issues which shouldn't have happened. However overall it is a lovely well equipped cottage in a good location which serves as a good base to explore East Devon. Regarding the listing, it doesn't make it clear that you're actually on a holiday cottage site with 7 other cottages. One of these is directly overlooking the garden/hot tub area. The cottage is overlooking a car park. The directions to the property are also incorrect. Everything else in the add is as described. It's furnished well and the rooms and comfy and cosy. Regarding the issues. When we arrived there were shards of glass inside and outside the property. I actually cut my hand on these when sitting in the chair. We had a very young baby with us which meant we had to be very careful on where we put here. It was all over the garden too which meant the dog couldn't go out. It was also all by the hot tub. Our first night was spent trying to clear all this up. The second day someone came to try and clear it up. R.e. cleanliness, there was a unempited bin full of used sanitary products and the hot tub had a bloody plaster in there and grime around the sides. We never really got an apology for the issues we raised. It looks like the site is for sale which goes some way to explaining management's lack of disregard. Overal a nice stay in a nice cottage, but we paid a lot of money and shouldn't have encountered these issues. Maybe try once under new management.

Fabulous location - quiet, with views to die for from the sun room.
Very clean (sorry for not unloading the dishwasher and leaving some clean washing up on the drainer, I was there on my own and was unwell the last 2 days and couldn't manage everything:-() Very steep stairs, which I was prepared for, no need to do squats for a while now. Negative point, for me the lay-out didn't work, the rooms downstairs are very dark, you need lights on all the time (weather didn't help) and I would have much preferred the fabulous sun room to be a sitting room with a couple of sofas instead of a second dining area for 6. This might just be me though. This room has amazing views straight out onto the moors and seems a missed opportunity. For people with dogs this property would be wonderful as two steps from the door and you are right in beautiful countryside. Hot tubbing in the dark in the rain and a gale is a bit special I've discovered:-) Oh yes, an especial mention to Rick (brother of owner) who gallantly changed my daughters wheel when she visited and got a puncture en route - thank you so much Rick. Finally, I was there on my own in what felt a little like the middle of nowhere (townie) in some pretty rubbish weather and I felt very safe. Did I mention the snowdrops on the track to the cottage? They are my favourite flower and boy was this the time of year to see them in droves - thank you.

The property was a little disappointing for the money.
The sign at the end of the lane was obscured by greenery & so not easy to see. We booked it to cater fo my elderly parents as it was listed as having a walk in shower in the downstairs bathroom. This was not the case, it was a shower cubicle with a large step up into it & so my parents were unable to use it. I was told the bed downstairs could not be configured as twin beds, when in fact it was two single beds attached so this could have been done. The property could have been cleaner, coffee stable was dusty & the bed & bedside cabinets in the downstairs room have clearly not been pulled out & behind them cleaned in months! The oven was difficult to use & once we had turned it on (after speaking with the owner) it also needed a good clean as once it was hot the fumes when you opened the door made your eyes water! Beds were comfortable & clean but the bath towels were awful & not much bigger than the hand towels - you couldn't wrap one around you after a shower as they were way too small. Location was good

We both loved our stay at 33 Island Street, and particularly the character and cosy furnishings of the cottage.
Also a well designed kitchen, well equipped (though no microwave), and with excellent wifi & TV reception, and easy central heating. Upstairs is tasteful and carefully furnished in character - my sole complaint was the hardness of the mattress in the main bedroom, which affected my sleeping. The twin bedroom was fine. The bathroom is compact but effective, with all you need. (But the hot tap on the bath seemed was fixed to off for the hand held shower.). I managed the steep indoor stairs (as an over-70) as it has an effective handrail. There is no garden - not expected in such as authentic cottage. Location: very handy for the waterfront walks, eateries, the Salcombe Dairy and town services. Also near the Co-op supermarket, which is great for food shopping, and the main bus stop for rides to Kingsbridge and beyond. Plus good, friendly service from Coast & Country Cottages.
