      Lovely clean warm and comfortable house.

      Ideally located for Appledore and its many excellent bars pubs and restaurants. Instow is also a short drive and its lovely beach, ideal for dog walking and two great pub/ restaurants. The house had lovely comfortable beds and very pleasantly furnished throughout. Kitchen very small and not enough cutlery or crockery to enable proper use of the dishwasher so we ended up washing dishes at the sink which is something we haven’t done for years in our own home. A slight problem with the toilets not flushing properly but we managed as we didn’t want to have people in during our stay. We tried to contact the owners as we were leaving but couldn’t get hold of them and an email I sent to Sykes was returned as ‘ not deliverable’ No cleaning products or cloths to keep sink and bathroom cleaned after use. We also couldn’t find any recycling containers, neither food caddy nor paper. These were small niggling issues that didn’t really mar our stay. We would still go back to this property. Oh, one more thing, don’t forget to take bath towels as they’re not provided.( we stay in many many cottages over the years and it’s the first time we’ve had to take our own towels) Otherwise a lovely stay.

      Very rude owner knocked the door asking why there was more than 2 people at the property ,even tho we had left a message saying there would be an additional 2 people.

      Showed him I had called and left a message on my call log for him still to deny that I had called . Insisted on coming in to the property to get extra bedding ( but felt he was there to check who was there ) as he was there around 10 minutes upstairs ) Garden is enclosed but you have to go round the side to access it , doesn’t actually state that on the booking tho , which again isn’t great when you have children and dogs ,but also the fact that many hikers are walking down the side of the house to the public footpath. Not quite sure when it was last dusted as there were cobwebs everywhere. The lovely bench in the pictures , is totally overgrown with brambles so don’t think you’ll be sat out with your choice of beverage on that! We ended up leaving after 2 days as the garden was a big problem for us and the fact that we felt we couldn’t approach the owner after our first encounter with him . Apart from all the negatives, it’s a fabulous location to see Dartmoor , lovely pub down the road and the bridge is a must see.

      Nice comfy beds and plush carpets. The welcome pack was also VERY generous and yummy… lovely area too and great for exploring the surrounding area! There were (for us) a few issues… No tall drinking glasses, only small tumblers or wine glasses, only 8 hangers which is nowhere near enough… especially if staying for a week. The sofas in the living room aren’t particularly comfortable, the leather one is especially lumpy. The private garden is not at all private, people are constantly walking past and it’s very overlooked(not comfortable with our young son playing out there really) The back door could do with being replaced.. Doesn’t feel 100% secure, The second bedroom had a really unpleasant smell to it(owners obviously aware as there is a scent diffuser in there) felt like we were constantly spraying air freshener in there. Also worth noting, the car parking is tight…. We have a 4x4 and it was snug, we were only able to access the car down one side when parked. (Not ideal when you have small children)

      The cottage is beautiful, an ideal base to allow us to explore the local area, the rooms are a perfect size to allow for a very comfortable stay, but the cleaning service let it down, the dishwasher had no salt or rinse aid, which in our experience is not normal, the kettle, which is not a cheap brand, was full of scale, the kitchen has loads of cobwebs, which we appreciate all homes do, but these were thick and black, the tiles behind the hobb have been splashed with grease, but haven't been wiped since, one of the baths had a scum ring around it, which I found once in it, plus the downstairs loo is constantly running water, therefore wasting water, all in all the cleaners just need to show the cottage a little more love, as it really is a beautiful Cottage, although I would say that the photos on the website, could be a little more honest, as the cottage is very over looked by the surrounding properties, so if you were looking for a more secluded location, this wouldn't be the location for you

      You need to stay at your property so you can appreciate all the niggles, and issues.

      The property is like staying in a goldfish bowl - all the windows are overlooked by neighbours. There’s no privacy at all, and this was not shown, explained in the website info. There being no smoke alarm anywhere represents a serious safety risk, especially as the toaster has previously caused fire damage to the cupboard above. Why no shelf in the bathroom (as previously pointer out by other visitors)? As for the bad fitting of the twin room bathroom door, that’s just a joke. The lounge radiator is too small for the size of room and the fake “log burner” is a laugh. What’s with the sockets half way up the walls in the double room and yet only a single by the bed? As for the “round pin” sockets….? And perhaps finally (because I can’t be bothered to write any more) who on earth did the excessive pointing everywhere, not only covering up the original stone, but then putting “tramlines” through it?? Huh! Looks really poor when the stonework could have been a nice feature.
