      This property is beautiful, in an ideal location for visiting North Lakes, and has so much potential to be a perfect holiday cottage.

      We had a lovely time staying in this huge house, however there were a number of issues regarding cleanliness and general upkeep which can and should be easily rectified. The bathrooms were all pristinely clean, however two of the showerheads need updating. There were no soft bath mats on the floor, but instead wooden slatted mats which seemed unclean and were the cause of many stubbed toes! Two of the extractor fans did not work. We were shocked to see the state of the kitchen and utility room floors when we arrived. They were covered in other people's crumbs and general dirt. We ended up mopping these and the hall floor ourselves. The carpets in the bedrooms were old and noticeably stained, and in great need of replacement. The duvet covers were also noticeably old. Most of the pillow case protectors were disintegrating. One of the beds did not have a mattress protector. The rugs throughout the house were visibly filthy - in particular the green rug in the living room. There was a carpet cleaner in the property, and the state of the rugs suggest that this had not been used in a long time. A lot of the door knobs need maintenance as they are difficult to open and close. The key safe is very fiddly to put back together after you have retrieved the key/stored it away. The check out time of 9am was a struggle with so many of us trying to get everything sorted and packed in time. We would hope that having between 9am and 4pm would be a long enough turn around time for the necessary cleaning and improvements to be made to this lovely property.

      Cleanliness was very poor.

      Compartments in the fridge door were full of crumbs and had to be cleaned by ourselves, so we also took the opportunity to clean the whole fridge, just in case! As the shelving in the kitchen cupboards were dusty, we weren't prepared to use the crockery without a quick wash in the dishwasher. The general state of decoration was poor, especially on the stairwell with several large black marks every where. The edges of the walls were black and lacked paint. Ledges in the toilets and tops of skirting boards were very dusty with some actually covered in fluff. Lots of spiders webs in most corners which indicated very little dusting had taken place. General rubbish and litter found under the coffee tables in the lounge and probably hadn't been moved or checked for months. Surfaces in the kitchen had been wiped but smear marks left so we cleared all benches to give then a good clean before being used. Whilst the beds and bedding were excellent, the general state of the place left a lot to be desired. This wouldn't have been acceptable in normal circumstances let alone in a covid environment. Having said that, whilst our birthday (4 of us) social gathering and holiday went very well, we would go back to this large holiday let again, having already been there 6 or 7 times in the past. We all (9 of us) feel that the general cleanliness was disgraceful (as several previous comments in the visitors book would confirm) and again as we have mentioned in previous visits, the property is in serious need of decoration throughout

      A very warm welcome greeted us on arrival.

      Tea & coffee making facilities were provided, as were half a dozen eggs laid by the hens which can be regularly seen in the woods around the back of the cottage. The hosts could not have been more helpful and the cottage is comfortable, quiet and cozy. All facilities were first-rate and we had the added bonus of the Tour of Britain (cycle race) passing right outside our front-door during our stay. The wi-fi is a little patchy at times, but perfectly serviceable if you're not expecting to stream 4k video etc - you are out in the middle of nowhere after all ! The local pub (Fetherstone Arms) in Kirkoswald serves excellent food and ale - we didn't get to try the Crown Inn across the road. There is a local shop in Kirkoswald for the basics and a well-stocked Co-op in nearby Lazonby which is a 30 min walk from Kirkoswald (with a few sizable but manageable hills to navigate). The woods situated in the grounds of the house are not accessible to guests but there are lots of lovely countryside walks that we enjoyed with our dog. The Lakes District and North Pennines are a short drive away, but even if you simply walk up to the top of the hill - the views are nothing short of sensational. Overall we would highly recommend a stay at the Coach House whether you want to explore the local scenery or just chill out and get some peace and quiet. We will certainly consider returning again next year. Finally - thanks to our hosts for such a pleasant stay.

      Lovely large house that was perfect for our needs.

      However, on arrival we found ants all over the table and underneath where there were fragments of bread. We had to clean this and put ant powder down. We did mention this to Sykes lady who rang who sort of apologised but that was all. Following this we found of the two kettles one would not open so could not be used, a number of light bulbs were not working, the PS3 was not working and the remote control in the master bedroom had no batteries in it! It did not spoil our holiday but these should be checked prior to arrival. If these things are advertised for the property they should be working. The rubbish wheelie bin outside was full to the brim with waste on arrival and despite following the instructions re collection by the refuse collectors the rubbish was not taken. We also had to sort out our own recycling which is odd in an authority that collects waste for recycling. The owner might have said where the nearest recycling facilities were in the information booklet to save us hunting around.The property also has an electric fence to stop animals but no mention of this in the information on the cottage. This might be a hazard to young children as they may not be aware of what it is. Overall the property has a lot to offer but a bit more attention to detail based on the price charged would not be asking too much.
