      We arrived late on the Friday due to M6 issues and getting away from our work on time (lecturers).

      On arrival it would of been nice to have had some milk for drinks, as we were very thirsty from the journey, There was however, coffee, tea, biscuits, sugar, no milk, salt , pepper or cooking oil, the basics for any stay. It was too late to then go out for such staples until the following day, having to go to Tebay (Southbound), this being quickest, easiest place to get such staples and we had breakfast there. I have stayed at many cottages, all have had such supplies available for the first hot drink on arrival. However everything else about the property was beautiful. The beds were really comfortable and lush, The bathroom was clean and well stocked. The kitchen had plentiful equipment for the weeks stay. The environment was lovely, including the garden area, very well planned out. Development points: 1. It was difficult to identify which bin to use, as the green one looked like it had previously (like our own), been used for garden waste. The blue one stated for specific waste, so this was the only alternative bin to use (blue one?) No recycling instructions available, or equipment for recycling. 2. The file was unclear about the bag colour for the towels / bedding, so blue ikea ones were used by myself, the other guests upstairs left theirs on their beds. 3. Milk on arrival, with supply of salt and pepper, cooking oil. 4. Grammar on the first page of your file needs addressing, looks unprofessional. Other pages in the file (in parts) had spacing errors, again just picky, but would look more professional if reprinted. 5. It may be worth considering a second toilet at the rear of the back entrance, where shoes and boots are to be kept? six adults , queues in a morning! It is relatively large area for boots etc.

      A very warm welcome greeted us on arrival.

      Tea & coffee making facilities were provided, as were half a dozen eggs laid by the hens which can be regularly seen in the woods around the back of the cottage. The hosts could not have been more helpful and the cottage is comfortable, quiet and cozy. All facilities were first-rate and we had the added bonus of the Tour of Britain (cycle race) passing right outside our front-door during our stay. The wi-fi is a little patchy at times, but perfectly serviceable if you're not expecting to stream 4k video etc - you are out in the middle of nowhere after all ! The local pub (Fetherstone Arms) in Kirkoswald serves excellent food and ale - we didn't get to try the Crown Inn across the road. There is a local shop in Kirkoswald for the basics and a well-stocked Co-op in nearby Lazonby which is a 30 min walk from Kirkoswald (with a few sizable but manageable hills to navigate). The woods situated in the grounds of the house are not accessible to guests but there are lots of lovely countryside walks that we enjoyed with our dog. The Lakes District and North Pennines are a short drive away, but even if you simply walk up to the top of the hill - the views are nothing short of sensational. Overall we would highly recommend a stay at the Coach House whether you want to explore the local scenery or just chill out and get some peace and quiet. We will certainly consider returning again next year. Finally - thanks to our hosts for such a pleasant stay.

      Unfortunately I have a very mixed review for this property.

      I will start with the positives. Fantastic rural location, clean bed linen and towels. Plenty of towels (we didn’t use all of them). Extremely comfortable beds and pillows. Negatives - When I arrive at a holiday rental, my expectations are for it to be clean and plenty of space for me to put my things, downstairs every drawer seemed to be crammed full of bits and bobs of no particular relevance with no particular order. The house was grimy, dusty and cluttered. As soon as we arrived, I was cleaning crockery and utensils that had old crusted food on them. Door handles on kitchen cupboards were sticky, the microwave buttons had food still on them and inside it was dirty. My husband found grim and dead insects in the kitchen cupboards. Work surfaces and tables were sticky. The dishwasher was not maintained as this became obvious as the week progressed. It didn’t clean the dishes very well and by no means did we over fill it. It was also a slimline, which was not adequate for the size of the property. There was also donkey stables on the end of the row of houses, which meant we were getting woken at different times of the night. This property could really do with a de-clutter, and a really good clean. It was a shame really, as I wasn’t expecting to be cleaning a property as soon as I arrived. There is much more I could say but I feel I have said enough, needless to say, sadly, we won’t be returning.

      29th dec 23 arrived a little early got into it ok.

      Started to unpack very little hanging space for two also you had to hang your coats on the same rail and the fram was very rickety.got up the stairs what a nice very large rook.put our food away then went for a meal down the road.went back to the cottage as we shut the door the wind was coming in as the door was closed very cold.had a brew then went to watch t v put all3 radiators on full approx 18.30.the radiators was inadequate for the size of room.put our coats on and wrapped our selfs up.went to bed 22.00hrs.my wife went to the toilet 5times in the night and could not find the light stwich as this was on the floor.my side of the bed no lihgt at all?next morning took our dog for his walk.we spoke about how cold it was and we decided that we shoul go home.spoke to the owner just befoe we left she said tha we should have taken the mobile heater up i found this inappropriate as i am 72yrs old and what would have happed if i had a fall?. last the said cottage is not a cottage but a studio in my oppion this would be a nice place to stay in in the summer.so for the 17hrs we stayed there it cost us £301 full cost was£401 they gave us £100 refund. yours thankfully roy walters.

      Although we had a very enjoyable stay, there were several things that we feel were not up to Sykes's standards;- 1- There were quite a few light bulbs not working in every room, upstairs, downstairs and outside.

      the outside light over the door worked but was useless for shedding light on the door lock. 2- A dirty towel had been left in the linen bin in the pink bedroom. 3- The sink in the pink bedroom had been leaking for some time and had a bowl of stagnant dirty water underneath it which had not been emptied for a long time. 4- Some cupboards and doors do not close properly. 5- the freezer could do with defrosting. 6- The grey toilet in the bathroom above the kitchen does not always flush away waste properly - it took between 1 and 10 flushes to move it. Seems to be the pan design does not circulate the water effectively. This is unhygenic and unacceptable. We left a note for the cleaners detailing the above things. The cottage itself is in a very quiet location, is laid out very well and is very convenient for driving to local towns and castles. There are quite a few pubs / restaurants within a 15 to 20 minute drive ranging from cheap to relatively expensive and all dog friendly. As mentioned initially, we still had a wonderful time. It was a pity that several things, that a couple of days maintenance would sort out, tarnished a very good break.
