We had a nice stay but we did find a few things that assisted in our decision to come home a day early.
The open plan nature of the property means noise travels a lot, the fridge made a noise all night which is heard in the main bedroom. This was also the case for traffic, which went on till early hours and the boiler coming on and off, which we couldnât change on the hive system. The open plan nature also doesnât help rain noise on the velux windows, (which in the lakes is obviously frequent) not sure anything could be done about this though This bedroom has a very firm mattress also which wasnât to our taste. The shower screen needs attention as after use it allows water to collect on the wooden floor and bath mat which ended up sodden. As per other reviews, sofa very uncomfortable for any period of time. The cottage was really nice, but I donât think we would stay again bearing in mind the quality of sleep we got. The parking is also a slight issue, we couldnât get out the car once parked when the neighbouring property had a car parked, had to climb in from the passenger side. We used the public car park in the end. Much easier and less risk of damaging the car. If you go with these things in mind, you will enjoy your stay, but they did impact on ours.

Leafy Nook was an absolute gem of a place to stay.
Situated perfectly in close proximity to Ambleside town centre with all amenities within a sort stroll away. Excellent place to just park your car and explore the surrounding area. Plenty of family friendly walks from Ambleside, a place we have frequented over many years. The accommodation itself was clean, modern, well equipped and extremely welcoming, a bit like home from home. There were 3 HD TVs in the accommodation which were not mentioned in the description - this was ideal as there was no fighting over TVs in the evenings! If there are any criticisms to be made (and this is nit-picking and did not really affect us much), radio reception was poor and virtually non-existent in the lower ground floor. The property is not really suitable for people with physical disabilities as there is no wheelchair access and the rooms were downstairs. There was a bit of noise coming from the accommodation upstairs - not a problem in the night as the sleeping arrangements were all below the ground floor. In summary - pleasantly surprised with the visit and will definitely consider staying again in the near future! Many thanks to the owners for a great stay!

This is our second stay at Leafy Nook, and it remains a wonderful spot in Ambleside to enjoy all that the Lakes has to offer.
The upper floor is well maintained, spacious and modern, and the whole property is well equipped. We noticed a big difference this year in the downstairs rooms - which felt damp for the duration of our stay (the week was cool and rainy, and the heating did not come on in the downstairs bedrooms or bathrooms, which meant that towels and bathrooms did not dry. I did request for support from LakeLovers with the heating but the reply only came to me after our stay was over). The ceiling of the main bathroom was mouldy, so I presume this is a recurring issue. It's a shame, and something which I think can be sorted very quickly - bringing this lovely property back to tip top condition for others to enjoy. If I knew this had been done, we'd be 100% sure to return again next year, as it's a fabulous location, the balcony by the falls is beautiful and the apartment has everything hikers/walkers need for a great trip to the Lake District.

Firstly, Iâd like to say that we had a great stay and do plan to come back.
However there were a number of things that could do with improving. The tv in the downstairs bedroom didnât work. The automatic lights in the shared downstairs bathrooms turn off when youâre in the shower, and sometimes didnât turn on at all. The heating knob in the downstairs shower was broken. The fire in the sitting room was broken. The dishwasher was full of dirty dishes on arrival. In general the level of cleanliness could have been a lot better. There were no mattress protectors on the beds, nor pillow protectors on most of the pillows. The sofa is a bit tired and stained. The location of the property and the size of the property was perfect for what we needed, and we did have an enjoyable stay but given that some of my points have been made by other reviewers it does make me wonder if things will have been improved upon when we return next year. Fingers crossed!

In a great location.
We brought our 7 seater estate car so negotiation of dedicated car port gave issue initially but we good drivers tend to learn quickly. Rooms are dark due to wrap around veranda and tall trees, bathrooms without natural light, but the space and sound of the mountain brook made up for it. We expected a welcome pack of small jar coffee or tea, cake, biscuits like every other place we've stayed at and we didn't find the milk until much later after heading straight to shops for some! The microwave is low power because I had to cook my porridge for 3 minutes longer than usual!. The pendant lamp shades above the breakfast bar are too low as we banged our heads on them every time we sat there. There was a smell mostly in small double bedroom next to main bathroom, we think backing up from toilet/sceptic tanks? Also smell in other bedrooms. Hope this helps. All in all a good stay.
