"This is a nice resort with good facilities in a beautiful part of Devon. The resort has a large indoor pool and hot tub plus a games room, snooker room, gym (walked past it!) and massive grounds with pitch/putt and a fishing lake. It is a few miles away from the coast so lovely and peaceful with great views. Positives - decent sized accommodation (we stayed in a 3 bed cottage which had 2 bathrooms) that was clean and had plenty of storage space. There was also a memory foam mattress in the main room which was really comfortable. The grounds are spacious, plenty of room for various games as well as a wooded area near the lake. The pool was well kept. There was also a restaurant, menu looked good but we didn't use it, plus a bar and the prices weren't too bad. Negatives - cottage is in need of refurbishment as it is tired. Windows/doors need replacing as it was quite damp everywhere. Kitchen isn't very well equipped, no extractor, very old electric cooker (rings are a nightmare to cook on) and not much by way of pots/pans/equipment for a family of six. Recliner sofa as per the advert/website wasn't the case but the dining table and other furniture was OK. The fishing lake clearly needs some professional maintenance as it is very overgrown with tree branches in the water all around the edges. There weren't that many spots to sit and fish from, some decking/pontoons would make it a better experience. As for the fish, we know there were a few in there but we fished for 4 days (between 3 and 7 hours each day, and different times of the day) and only caught one tiny rudd/perch and didn't even get a bite the rest of the time. I suspect the lake needs dredging as there must be heaps of debris/decaying bait on the bottom for the fish to feed on. The owners were down there a few times and said they hadn't caught anything in the past 5 weeks! This aspect was really disappointing but it appears the lake has been neglected so if you are looking for some serious fishing this isn't the place to go right now. Quick wins for the new owners:-1. Blackout blinds or proper curtains in the rooms. At the front the external lights were on all night so the room was flooded with light and in the morning the daylight flooded in the other rooms.2. Sharpen the knives in the kitchen and provide some bigger cooking pots/pans for larger families3. Provide dishwasher tabs to allow for one a day for the duration of the stay. We had three but had to then go out and buy a whole packet to cover the remaining days.4. Put the fridge/freezer on ahead of guests arriving (possibly an oversight).5. Don't charge for pool/snooker - we generally choose a property for the facilities and would rather have all the amenities included. The current owners had only been in place since March and they have plans to refurbish all the cottages which is good news and with some TLC this resort could be much nicer. As it stands, we still felt it was good value for money as it was priced quite competitively when we booked. I'd happily pay more if the facilities were upgraded. In terms of suggestions - some play equipment (swings/slides) outside and some lounger beds by the pool plus some BBQ's that could be used by guests would all be good. I question whether the restaurant is worthwhile, we didn't use it ourselves as we cooked indoors and ate out a few nights. For us it was more appealing to go out to a pub for food rather than onsite (very quiet, not much atmosphere) and the space could be better utilised if it isn't adding value/profit for the owners. We didn't use the bar either as we had our own drink in the room but some entertainment would have been good, a quiz night or bingo perhaps?"

"I stayed at S95215 with my wife, daughter & pet dog in August 2018. Overall I would say it is probably the best holiday cottage we have stayed in.Positives: The cottage enjoys a stunning view over Exmoor. The owners are extremely friendly and helpful, and they really are "dog friendly" (we have found many other cottages advertised as "dog friendly" but upon arrival you are advised of a long list of restrictions). The cottage was very clean and well equipped and decor is of a high standard and comfort. The two main bedrooms are on the same level as the living area which we liked. Plenty of off road parking available. The location is a positive is you like being remote. We would happy stay at the cottage again and recommend it to others.Minor Negatives: The separate bathroom is small and anyone over 5ft 8in will struggle to have a shower in there, but you can have a bath instead. There are two open staircases one of which does get in the way when cooking and you will need to watch your head especially after a glass of wine or two! Our dog did not attempt to climb the staircases, but if your pet is likely to try to climb them I would be slightly concerned about the possibility of an accident. The 3rd bedroom is reached via one of the open staircases, and is not suitable for someone with mobility issues. The cottage is accessed via a flight of steps and therefore may not be suitable if you have someone with mobility issues in your party (the owners do however have other properties that I am sure will be suitable). The location is stunning, but you are quite remote. If you want to visit the seaside you are looking at approximately a 35min drive to Lynmouth, and close to an hour to the sandy beaches further to the West during the Summer. The nearest pub is about 15 mins away by car, and you will need to drive to South Molton or Barnstable for food shopping."

"We had an enjoyable 4 nights in S19102, and Hartland is a charming village with two good pubs (serving reasonable food). It's also an excellent centre for exploring the local area. However there were some drawbacks. There were many holiday leaflets in the house but they were in rather a muddle and it wasn't immediately obvious that the house folder (giving details of equipment and the local area e.g. important phone numbers, rubbish collection etc.) was among them. If the house folder had been left somewhere obvious (on a table?) we would have found it immediately! Incidentally some of the instructions in the folder were out of date thus causing some confusion. We thought the standard of cleanliness was a bit below what we would expect, especially for a cottage of this price (stains on bedding). Parking was variable and could be very difficult on busy days. Instructions for finding the cottage were out of date and required us to ask a local to direct us."

"Excellent cottage for families-very large combined dining & living room and kitchen with really useful safe balcony looking out over large grassed back garden-the garden is perfect for children to play on whilst the adults sit watching them from the balcony.Excellent private hot tub (perfect for relaxing in after a hard days sightseeing) and bonus of shared fairly warm heated swimming pool and games room with pool table and dart board.Brilliant reasonably quiet location although traffic noise can be heard from nearby A30-this would not put us off from staying here again.We originally booked the more expensive Sundance cottage due to the "Tikki bar" area out back but really pleased we changed to S60011 due to the large rear garden ideal for our 2 year old granddaughter to wear herself out in.Many thanks to Sheila and her staff for a wonderful stay!"

"Pros:The cottage was cosy and beautiful and the beds were really comfortable. It was also really lovely to find a cake, pint of milk and tea provided on our arrival; a lovely touch. Cons:A previous reviewer mentioned about the shared access: the neighbour was friendly and not at all intrusive but the gates to the side of the property and at the top of the garden were regularly left open. This wasn’t a problem for us but I can see how this might be an issue for someone with a dog.However, the cat droppings were an issue. Even upon arrival, the garden was littered with droppings. Despite cleaning the shoes, rackets and balls under the outside tap, there was still a lingering smell left in the kitchen when we bought the items in. As a result, we had to ask the children not to use the garden which was a real shame. This is why we wouldn’t stay again."
