"Sadly I have to be honest, for us the cottage is no longer worth the cost. We have been to this same cottage for 3yrs now and sadly we are looking for another cottage for our trip next year. The owner needs to spend some money on this place, it’s quite basic in comparison to other cottages available so we’ve realised it’s solely the location that keeps us coming back. Absolutely perfect location, love it for that. But for the cost I think we should maybe expect more from it. The cottage would benefit from a new bed in the master bedroom, and really just money spent on it giving it a lot of TLC to freshen the place up. Maybe a deep clean twice a year too? Don’t be too put off, this is a barn conversion after all, so it’s not modern, spotless, etc. It’s a lovely cottage in the most beautiful location. We love the walks (up the mountain behind this cottage was a highlight for us!) the aira force walk, steamer to pooley bridge, motorboat on ullswater lake from Glenridding... there is lots to do from here, and only a short drive to Penrith or Keswick too. Also if you do stay here please be warned the hot water is crazy hot when you run the bath. Would love to revisit the place in the future to find that money has been spent on it to bring it back to high standard. It’s quite sad to see it even more run down year after year."

"The only slight niggle that stopped me giving 10's on everything was the shower pump which had ceased working before we got there but we were able to have a bath so not a total disaster but it would have been nice to have a working shower and the shower head in the bathroom was a bit of a poor DIY effort.The rest of the cottage was beautifully clean and comfortable in the most amazing location apart from the road which was incredibly busy and with no footpath you did feel a bit vunerable and the fact that although being described as dog friendly the only green in the front and back yards was in the form of daffodils which are most definitly not dog friendly so strict supervision was required. We overcame the road by finding a path though the National Trust land and really did have the most amazing relaxing stay. Overall I'd give it a 9/10 and we would go back."

"We arrived to a sic 'n span bungalow & found everything we needed ready for us! I had the single room because of the door into the garden; I spent a lot of time looking at the view as I am an early riser. My daughter in law was fascinated by the birds nesting in the eaves and my son found somewhere to fish. I saw lots of old friends in the district & Penrith is a shopper's paradise - even Sainsbury's is far better than my local one! Terrific eating places within easy reach. This is all quite apart from the glorious Lakeland scenery. I was taken for a drive at 6.30 every morning to my favorite spots far from the crowds later in the day. Fabulous weather enhanced the little holiday & all of us agreed we would return next year - if not before. RG Oxford"

"Excellent location, short walk to the village shops and pubs also nearby are the lake and river walks. Cottage is very spacious and has everything you need. Garden is enclosed for your pet, shame the grass hadnt been cut prior to arrival as this made cleaning up after our dogs harder.Cottage decor is dated and definitely needs a program of updating. Cleaner could be doing a better job as there was spiders webs on light shades, dead flies in the en suite etc.Despite some negatives which did not spoil our holiday, we would go back as there are a lot of positives with the cottage."

"The downstairs of the property was fine but the bathrooms need some attention as does the plumbing. If you sleep in the main double bedroom or sit in the lounge every time somebody uses the toilet or shower it makes a loud noise until the water has stopped running. We were told that the log burner was not to be used due to it smoking which was not great. The information folder provided was very poor. No details about how to put the radiators on upstairs so it was very cold in the bedrooms and bathrooms."
