      We booked Medland for a family holiday, five adults, two teenagers and a dog.

      The property is ideally situated for exploring South Devon with lots to see and do. Chudleigh offers a selection of pubs, small shops and a Co-op, shame the fish and chip shop was closed when we were there. The sitting room was comfortable, though doesn't really cater for eight people, only offering a two seater and three seater sofa, plus a bean bag. The dining room was spacious, with a table and chairs for eight people. Unfortunately the sofa in the dining room isn't "a nice spot to unwind whilst waiting for those delightful meals to warm up" it's extremely uncomfortable and desperately needs throwing away. The front bedroom is very noisy early in the morning as it faces the road and the traffic noise "booms" between the buildings. We all found the beds uncomfortable, it's a shame the owners haven't taken on board the previous comments and at least replaced the mattresses. Two of our party went home early due to the lack of a good nights sleep. The kitchen had adequate utensils and pans, the dishwasher door didn't seem to close properly and a two slice toaster doesn't work very well for eight people. Parking is a challenge, but with a bit of persistence I managed with my Honda CR-V. I'm leaving this review hoping that the owners will make the effort to invest in the property, to improve the decoration, replace the tired bed linen and crockery, to name but a few things. The saving light was Becky who was extremely helpful, especially when the rain came in through the kitchen ceiling! If your a family looking for a holiday in Devon I would seriously look for better value elsewhere.

      We have stayed here over 14 times.

      The property is becoming tired and unloved. Stains on ceilings plaster coming off walls over the floor in lounge and main bedroom. Lack of water pressure in cottage baths and showers difficult as is washing machine which also has dodgy door. Shippon padlocked so no access to any washing machines nor could I get to electrics when power outed many times. Phone not working couldn't contact caretaker spiders and cobwebs in most corners. Mould around many windows stained wood in hall and en suite and lounge. Broken soap dish in shippon bathroom. Filthy fire extinguisher. Out of date PAT test. Chairs with little padding are uncomfortable both log baskets have significant holes burnt ceiling from spotlight lounge. Bathroom "part re tiled" old mismatched tiles still present. Rusty metal heater bathroom. Broken night store heater. Rusty bin bathroom. It's never been perfect and I understand that with a house of that age. In the past we have put up with broken boiler Internet mice piano delivery roof thatchers etc and never complained as we all work in the industry and experience issues but most of this could be delt with so easily. Most annoyingly being banned previously for the woman' on the horse and HER dogs defecating in the yard! We really don't feel that £1700 is a good price for the property it's the most we have paid and the house and facilities are way less than our previous experiences. I have photos of most of the issues should the owner like to see them. I understand management remotely is difficult. I have not shared on social media and look forward to a response.

      We had a lovely time in this amazing property.

      However there are some things it would have been nice to know in advance. One expects old houses to be uneven and have sloping floors, and this is part of their charm, but I consider the stairs in this house to be extreme. One member of our party was never going to get up them! The house feels like 'a work in progress' with furnishings and equipment having been randomly brought in from various sources. There was plenty of cooking equipment - for use on the aga! - but a slight lack of crockery, some of which has seen better days and which I would have sent back had it been used in a restaurant. There were 7 in our party. There are 10 chairs in the kitchen, 8 in the sitting room. The cottage, with 2 bedrooms, has 1 x 2 seater sofa, 1 dining chair and 2 small stools. The main garden has 6 chairs. Water pressure is non-existent. Had we been a group of 12, as originally planned, I think that we would have struggled. It is fairly close to Chagford but this is not a pleasant evening stroll to the pub because it is through small lanes and, of course, dark when returning. The housekeeper confirmed that things such as loo rolls, cleaning materials and condiments are available in the house - useful to know when catering. Overall, I repeat, we had a very enjoyable week but I would think very carefully about the party I was travelling with before booking this property again.

      The cottage itself was lovely, very spacious and a good size for up to 6 people.

      It could’ve done with a more thorough clean as we found a fair amount of dog hairs throughout obviously from previous occupants, the sofas could do with replacement due to the seat cushions being ripped right the way across the back on both sofas. Also, as other have said, the ‘private’ patio isn’t private as it is also the access for the neighbouring cottage (farm workers) but in fairness, they were very quiet. The welcome cakes, milk, eggs, tea, coffee etc was a lovely little gesture and just what you need after driving to your holiday. It was a shame that the pool remained closed but this is understandable. However, we do feel this would be undersized for the size of the park (over 140 camping/caravan pitches) and also, of the two advertised fishing lakes, only one is open although this is a great little lake with some glorious fishing to be had. We would consider returning to this farm, but would have to have a look around at others before saying that we would definitely return.

      We booked Oak Apple as we were visiting family in the area.

      Our plan was for them to stay with us some nights. Sadly due to feeling unwell that didn’t happen, we saw far more of the inside than we’d hoped!! It is a very spacious cottage, our stay was during a frosty spell but it was nice and warm from the underfloor heating. The place was well appointed and very modern but homely. The ‘working farm’ noise wasn’t too bad and didn’t really disturb us….but like I said we spent more time there than we’d planned! Aunties Cakes were lush and the eggs tasty from the hens we met! There were plenty of fresh eggs daily. We didn’t use the shop but it appeared adequately stocked but not an issue as the nearest supermarkets were within a few miles. A great base with plenty of room ideally located for exploring all of Devon, a very practical space. If you’re wanting total peace and quiet and country views this isn’t the place for you!
