      I honestly hate writing bad reviews so if it's a little thing I don't bother but honestly.

      I hated this place. Firstly this house is listed as dog friendly and nothing else on the listing but arriving dogs are not allowed upstairs and sofas needed to be covered to go on them. If this was disclosed on the booking I wouldn't have booked. Half the stove top didn't work for us the lady came out and checked as well and gave us a camping stove to use. And it would be fixed Tuesday and it wasn't. The backdoor had dropped so you had to slam the door to get it to close. The bathroom door doesn't lock and the shower was leaking and was pouring out from ceiling to the living room. And we weren't able to use the shower. The lady did come and grout it after a plumber was out but even waiting over 24 hours the gout wasn't set and was basically going down the drain. The tumble dryer wasn't working correctly. It was a washing machine tumble dryer in one and once it washed it would not dry. Also the hot water wasn't hot it was warm so we had to have Luke warm baths because we couldn't use the shower. The lady did say we should have told the plumber but at that stage we didn't know it was Luke warm and explained it's at 52° due to scalding but it didn't feel hot at all. We went away for a week relaxation and seemed like we were messaging every day and honestly hated the hassle. We were told she's nothing but good reviews for the property but I can't understand how there has been no complaints about everything and especially about the bath as there is water stains on the living room roof by the beams showing it's been a problem for a ongoing while and how she stated at the beginning they had just resealed the bath because of the leak and she said the grouting was a temporary fix

      We really enjoyed our stay at this wonderful, comfy and characterful cottage.

      it was spotlessly clean, excellently equipped and felt like a home from home. All the bedrooms were spacious and welcoming, and having the ground floor bedroom and adjacent shower room was ideal and much appreciated by our 80+ year old aunt. The location in a quiet village is great for local walks and relaxing and it made a great base to explore the North York Moors, local gardens and historic sites as well as bustling market towns. There's a pub and 2 eateries but no shop in the village, but there is a fantastic farm shop just 5 minutes drive away. Our only suggestions to make it even better are to provide a few more cereal and dessert bowls (we kept running out), and to provide some alternative lighter weight duvets or blankets as we were lucky enough to visit during the heatwave when 12tog duvets were far too hot! The listing could also be clearer about the patio and garden access. We enjoyed using the paved patio area up a few steps and OK for our elderly aunt to reach. But we were a bit disappointed that there is not yet any better access and no sitting area in the pretty side lawn - but appreciate that this may be to minimise any risk of disturbance to neighbours. Overall Auburn House is a delightful cottage that we'd happily recommend to others in search of a relaxing and cosy base for exploring wonderful North Yorkshire.

      The kitchen of Auburn House is well equipped.

      the house is clean but those are the only good points. Problems: The house is cold and it is impossible to heat it to a normal 20C as the thermostat, in a tiny, unlit passage has been set so that it goes off & returns to 9C after a short interval. There is a woodturner in the kitchen, 4 logs, 4 pieces of coal, firelighters & 3 pieces of kindling were supplied.3 uninsulated outer doors, one with gaps do not help. Sittingroom with gas fire but single glazed windows!. Dated decor, with old furniture (from sale room?) tarmac outside space, no usable garden for summer guests. General air of meaness & lack of welcome - lots of locked cupboards, information sheets telling guests not to put sticky hands on the sofas !No welcome pack. Warn winter guests to bring lots of logs, hot water bottles and winter clothes! This was by far the worst of Sykes properties that we have booked over the years. Auburn House - never again!

      We have had the most wonderful and restful stay at Crumble Cottage.

      The cottage is beautifully decorated and furnished, it is stylish and incredibly comfortable. The owners have provided everything you could possibly need, the welcome tray was lovely and the info pack really comprehensive. The cottage is peaceful, and has a lovely outside seating area, very private and peaceful. The beds are super comfy and the pillows and bedding real luxury. The kitchen is fantastic and the bathroom beautiful with an incredible waterfall shower. The photos don't do this lovely gem justice. We didn't want to leave, and look forward to staying at Crumble cottage again soon. Thank you so much for such a lovely holiday in your beautiful cottage.

      A beautifully done conversion with loads of rustic charm, including the low flying beams which come with plenty of warning notices and a specific mention during the introductory tour.

      The property is comprehensively appointed, with dishwasher, washing machine, large flat screen tv and even a pool table - felt quite disappointed that neither of us play. Set within a small courtyard on a working farm, quite some distance from any other habitation, it was on the whole very peaceful, with only farm machinery and what we assume was the local RAF in evidence. Oh, forgot to mention the ‘encouragement’ of one or more recalcitrant animals, which we found very amusing. Our host and family were very welcoming and friendly. If we return to the area, we would certainly see if this property is available to stay again.
