"The cottage has been modernised in the recent past and has a lovely big kitchen and lounge. There is plenty of room for 6 people and a good supply of towels, bedding and kitchen equipment. The welcome basket of goodies was a nice touch. However, it would have been helpful to have a Conn Cottage sign which would have made finding the property easier. Car parking is not available near the cottage as advertised in the brochure but the proprietor of the local shop over the bridge let us use his car park for unloading and loading and then we had to drive 300 yards or so and leave the cars in the car park at the village hall. Not easy with a baby and two dogs! The main problem for us was that the back garden is not secure and needs a garden gate erecting to protect dogs and children from the brook at the front of the property. The gardens need sprucing up as they are overgrown and untidy with trees blocking the view of the mountains at the back , The picnic table is grubby and there were bits and pieces of debris, eg a bucket full of dirty water, an old paddling pool, in the back garden.The covers on the sofas and chairs are grubby with dirty cushions. Sky TV etc available but not used by us. We could not find a key to unlock the patio doors in the kitchen and the cooker hood did not work.The internal doors squeaked and the back door was difficult to open and close. The bathroom and en-suite were had been well cleaned but the showers were mildewed and the bathroom had some broken floor tiles.Overall a large cottage, cleaned very well but in dire need of some tlc."

"Although the cottage was fully equipped with everything we needed there were a few issues regarding cleanliness and the outside. There were cobwebs down the side of the beds and dressing tables and some shelving was dusty. We had to wash most of the dishes and cutlery before we used it as it looked grubby. Outside there were lots of weeds both on the driveway and in the back garden which made the outside look unappealing. The grass hadn’t been cut. Also there were overhanging branches to the entrance of the parking area. The garden storage box was held together by rocks and was falling apart. The BBQ looked rusty. The garden furniture was peeling and the covers were stained. The windows needed cleaning especially the master bedroom.The large bin outside was overflowing with rubbish which appeared to have everybody else’s rubbish hence the reason we refused to drag it up to the end of the road. With both single beds the springs could be felt coming through when lying down. Sorry to be so negative but with a bit of TLC the cottage could be a fantastic place as it is situated in a lovely area with plenty of rural walks and lovely scenery. It is also very well equipped."

"As a family of 5 plus doggy we loved this cottage the week before Easter. Appreciated the welcome basket after the long drive. Lovely fresh stylish decor. The cottage has been cleverly extended to modernise and make nice bathrooms and bedrooms. Still felt cottagey but plenty of room for a tall family with teenagers. Under floor heating was great. Easy to find from M6. Simple shop a stones throw away. We did a days walk from the house, left shorter ones for next time. Great pubs in next villages. Surrounded by lambs but found places to walk dog off lead. Picturesque stream runs over rocks in front of cottage (thats why you cant drive to the door) but I would have been happy to have toddlers here as wide wall inbetween and they can play in rear courtyard space ( a side gate would be an advantage) We had good weather but would have been happy to be holed up here as such a nice house. Only lower scores where for the cloudy glass tables and shelves that needed a micro-fibre cloth going over. If we were in high season and the pub had been open it would have been nice to eat there and walk home. Have recommended to friends and family."

"Please ignore the "Susan, Bognor Regis" revue 25th June 2018. Having just spent 4 days in this superbly located, amazingly equipped totally as described cottage, we would recommend it to anyone. The kitchen is superb with all the Bosch appliances anyone could possibly need, plus Rangemaster cooker, plus Miele washing machine, everything clean !tidy including the vital to some, replaced oven glove. Private parking right outside the door where there are a few weeds, but so what in this gorgeous part of the world. A few rear garden weeds we didn't notice because of the stunning open views beyond. The good quality outdoor furniture is fine and in a condition most people would expect. The rubbish removal would not be an issue if some visitors didn't think it beneath them to take to the bin to the collection point on Mondays as requested. I took the rubbish, including that of "Susan, Bognor Regis", the 50'paces to the collection point enroute to the very useful local store, a further 50 paces i.e no problem what-so-ever, needless to say "we will be back🍨""

"Great location to explore the lakes, the cottage is in a lovely quiet village with good access to all areas of the lakes, with haweswater only a couple of miles walk down a very peaceful road. The welcome gift was a nice touch. Overall the cottage was beautiful and very well stocked with everything you will need to prepare anything from a quick sandwich to a full roast dinner. Very cosy lounge and the main bedroom with its feature wall was lovely. The only thing that let the cottage down a little was the overall attention to cleanliness, it was by no means dirty but just a little more time cleaning before we arrived would have made the whole stay perfect.I would, without hesitation stay here again, stunning house in a stunning location in the most beautiful area of the country. Just needs a good thorough clean, especially the kitchen and the dog hairs on the sofas."
