      A charming Victorian property set in well tended grounds.

      Spacious and comfortable apartment with excellent views from the sitting room. Well equipped galley style kitchen with dining table tucked in at far end. No outlook as such. The kitchen led down two steps to a bedroom with double bed in a corner with window looking out at the back yard. En suite adjacent , wonderfully soft towels provided.Comfortable firm mattress but unfortunately a seemingly old lumpy thick 13.5 tog duvet with no alternative bedding for substitution. Most self catering establishments we have been to offer alternatives eg lighter duvet or extra covers. The second bedroom was in the lower floor down a steep flight of at least 10 stairs, Sykes did not make this clear. It was spacious and well furnished but had one frosted window and needed to be lit at all times. The atmosphere seemed rather chilly. The shower room at the entrance to the apartment was well modernised and a pleasure to use. The whole of the apartment had controllable central heating. We were aware of footfall noise and voices from the above apartment.

      This year, we rented Syke Cottage and my sister rented Nurses Cottage, next door. The property owner gives great care & attention to all her properties, and this is reflected in the cleanliness, comfort and little touches that always greet our visits. Syke Cottage oozes character, and is the perfect 'home from home'. This is the first time we have stayed at Christmas. The cottage was decorated with Christmas decorations and a generous hamper was provided by the property owner. The cottage was warm, comfortable and cosy throughout our stay. Despite poor weather, we were able to walk from the door most days. Hawkshead is a great location with 2 pubs & a good Co-op which provides most things. The cottage is a 10 minute walk to the village centre. I woud have no hesitation in recommending Syke Cottage. We love it and will certainly be back!

      Our stay in Syke Cottage was the nicest stay we’ve ever had in the Lake District after holidaying here for the past 10 years.

      The whole family was so comfortable and happy during our stay, we have already booked for next year. Car parking for 2 cars was perfectly situated next to the property, especially when unpacking and packing the car in the Lake District weather. Everything we could have possibly needed was there and more. Even things like cleaning products were supplied for us to use. The private garden to the rear was neat and tidy. A lovely area to eat on a warm summers evening. If we had one minor criticism of the property, it would be in regards to the layout of the bedrooms. As we have 2 children, we would have preferred to have the 2 singles bedroom next to one of the double rooms so we could hear them. The compliment welcome gifts were a present surprise and greatly appreciated thank you. Already looking forward to next year.

      We found the Writing Room to be very comfortable for our week’s stay (3 x adults).

      It was clean, very well equipped and comfortable. We had everything we needed. Even though October, the heating was sufficient for a cosy stay. We didn’t need to light the fire. The wi fi is limited in most of the rooms. The lower bedroom has no signal at all. We took our wi if extender but it still did not work in that room. The walls are so thick so it’s understandable. One of our party was able to work on her laptop but her signal was intermittent at times. It was a quiet week, not sure how many other guests were logged on. The stairs to the lower bedroom were well lit and we didn’t find them a problem (mid sixties) I am dubious about toddlers or young children using them. The property is in an ideal location, fantastic views in quiet extensive grounds. We would be very happy to visit again.

      Beautifully furnished and decorated, a real home from home. Everything we needed was there and more. Comfortable, homely, warm and with all the mod cons! All items were great quality ... Laura Ashley, The White Company, Next etc etc. The log burner was a great feature and used each day! We felt trusted, as the owner had left lots of quality items for our use, which was such a refreshing change nowadays. Our only slight niggle was there was only one shower, which was downstairs. There were 5 of us staying, so to have had another shower usable in the upstairs bathroom would have been ideal. But like I say, only a very minor thing! All in all, we wished we lived there, didn't want to leave and would definately return and recommend! Thank you for a lovely stay.
