      This is a lovely cottage and we had a wonderful stay but we were put off by a couple of things.

      I’ll start with the cleanliness, it was perfect, the cottage was beautiful and the hot tub was brilliant. So the day we were setting off and got our key codes we got an email informing us that they would have to come in and drain the hot tub on our last night so be out the hot tub at 9. I replied there’s nothing on Sykes about this so I suggest you amend it as it’s not something I’ve ever come across and it may put people off, it’s really not fair. They agreed they would come in the morning of our departure instead of 9pm on the night before and would also amend this on Sykes. They came at 4am, woke us up emptying, cleaning and refilling the hot tub! Ridiculous and selfish. I asked why they would do this and she replied we said we would come in the morning instead of 9pm, but 4am! Really! That’s a joke. I never got an apology. I would like to recommend they get a hot water tap to refil it as that’s what we did when we had one. Also the bbq was full of old coals when we arrived, luckily we didn’t want one. The bed sheets did not fit to tuck under and the quilt was not big enough, super long but short width wise, you couldn’t turn it as it was just a slit, no press studs or zip. I won’t mention the other problems but really think people need to know this part. We asked for a late check out which they said would be £50 for 2 hours but then said we could have an 11.30 check out free of charge because of their mistake on Sykes. They have got really good reviews and I would never have done this if I had got an apology for the hot tub. I have used Sykes for years now and never had to write a review like this. I would always point out any small negatives in an email to the owner but this could not be missed. It really spoilt our last night.

      Lake Farm Cottage is warm, cosy accommodation for two.

      The bijou kitchen/diner/sitting area is well equipped and clean, but because the dining table seats four, this leaves little room for comfy seating and we felt that one two seater sofa wasn’t quite enough room for relaxing comfortably. The bedroom has a huge comfortable super king size bed and double wardrobe with plenty of hangers. We slept very well as the property is in a very quiet spot. The attractive wet room is of a good standard with an efficient shower. The bath sheets were really big which is great and the waffle bath robes were most welcome when trooping out the front door and walking to the rear of the property to use the hot tub (such a shame there isn’t a back door). The hot tub is probably the star of this property. It is beautifully maintained and spotlessly clean. On our one sunny day (!) the back patio proved to be a lovely sun trap and whilst the table and chairs are comfortable (but no cushions) - we wished that there were reclining chairs for sunbathing. The pots of garden plants help to make this little walled courtyard attractive and there is a lovely view to the horse paddock where we saw rabbits and pheasants. The cottage is well located for either walking locally or driving further afield to visit the Dales and North York Moors. We enjoyed trips to Malham, Aysgarth, Grimwith Reservoir, Pateley Bridge, Fountains Abbey, Studley Royal and Rievaulx Abbey. Our hosts made us feel welcome with fresh eggs and local goodies and it’s good to know they are on hand if there are any issues. Overall we had a good holiday although the weather could have been kinder.

      Great cottage with really comfortable bed.

      Wet room and kitchen were excellent. Jacuzzi was fantastic, really peaceful setting. Hosts were friendly and helpful. Surrounding area has so much to do. Plenty of walks straight out of the cottage, including through woodland down to a lovely lake. Nearby town of Pateley Bridge has lovely shops and pubs. Close by to Ripon and Harrogate and about an hour to York- would recommend the Poppleton Bar park and ride it was so convenient. The Bolton Abbey -Embsay steam train was approx 40 mins away. The walk into Bolton Abbey village was very picturesque and seeing the Abbey near the river was great. A couple of local breweries- Theakstons and The Black Sheep (20-30 mins away in Masham) offer excellent tours, and the sampling afterwards in the black sheeps bar was relaxing and felt homely. Stump Cross Caverns were a great visit. Took about 20 mins to get there and the self guided tour down into the well lit caves took about 45 mins. So many beautiful villages to visit. And plenty of other things to do. A week wasnt long enough!

      Everything is very well done and in great condition, with beautiful decor and in a very relaxing setting. Highlights are many, but to pick out just some I'd say the bed is huge and comfort, the wet room bathroom great, hot tub is fabulous and the living room and kitchen really well done. Plenty of good quality cutlery and crockery too. The finish and attention to detail all round is superb. And the owners are great - friendly, helpful and discrete. It was a pleasure to meet them when I arrived. In the property and when you've booked they provide lots of helpful info to make the stay really enjoyable. The area is a beautiful one, with lots to see and do within very short distance. Fountains Abbey, Masham, Ripon are on the doorstep and it's very easy to find great stuff to see and do. If you want a relaxing getaway in a very cozy and well put together property then don't hesitate to book!

      Hay Barn is an absolutely beautiful cottage with every comfort provided.

      It is fresh, clean and modern, very spacious and light. We are a family of four adults and really appreciated all having our own en suite. We brought our dog who was also well catered for. Nice enclosed garden to the rear with a wonderful hot tub which we loved relaxing in every evening. So many lovely touches that made our stay excellent. Lovely fluffy towelling robes and hooks on the fence next to the hot tub to make it more comfortable when we had to leave the hot tub. Lovely quiet location but lots of things to do in the area if you want to venture out. We mostly went to Hay Barn to relax and we really did, could’ve stayed so much longer and would love to return.
