The location is very peaceful on a working farm but is remote as we expected and you do need a car.
The hosts Mr and Mrs Hobbs are great there if you need them but not intrusive. The description for the bedroom in the eaves I think needs to be made clearer for the round house. It is completely open to the seating are below and there is no door on the bedroom. If someone is in bed and there are people in the kitchen/seating area they would be disturbed as happened for us. I do not sleep well but did not want to get up in the middle of the night and disturb my daughter in the upstairs room. Some of the property is looking tired - the bathroom is very dark and has dark wall covering and there is no natural light and the seal around the bath is looking very tired - I found the bathroom rather depressing. The kitchen is also looking rather tired but has plenty of items for any kind of cooking and the cooker and hob worked fine. The settee is also very old and rather uncomfortable. The surrounding grounds are lovely on this property and there are a number of picnic tables you can make use of but no seating area outside this property as it opens up onto the side where cars park. There is a table outside the window to the side of the kitchen which we used a few times. There can be a number of large trucks passing through to the next farm and they do go rather fast - more a warning for anyone with dogs and children - not enough to spoil the amazing peace of this property. We would stay at Lee Barton Farm again but not in the round house if there were more than 2 of us due to the bedroom being so open and the bathroom. Had a great week and walked to Duckpool a steep walk but lovely when you get there.

Had a wonderful time at Groom cottage.
Itâs a very cute cottage within a complex of cottages. It has all you need and was really well equipped. Susan the owner was lovely, the only problem we had was a broken clothes airer which she replaced immediately. She also provided us with beach chairs and a windbreaker which was fab! The shared pool was brilliant, we used every day, the kids play area was popular with my eldest, but good to know you cannot see the play area from Groom Cottage. The local area is lovely would particularly recommend sandymouth beach ant Tintagel Castle. The cottage is small, the bedrooms are a decent size but living space is small so was a bit of a squeeze for 4 of us. The outside space is very cute with 2 small courtyard style gardens and a front patio. The courtyard gardens are filled with plants and very private which is nice. The front patio is more spacious and less private. The one and only thing I would change would be to add black out roller blinds to the upstairs bedroom windows so you have the option to use them. The south facing light comes in very early in summer, for a lot or people this is no problem but if like me I get woken up by light very easily. But that is the only thing. We had a wonderful stay and we were blessed with amazing weather. Would recommend.

Beautiful cottage for our wonderful Autumn stay.
I know it's an old property, but the amount of cobwebs around the lights and especially behind the headboards of the single beds were a little off putting - a good vacuum would sort this. Lots of clutter, ornaments etc, where you could see that they've been polished around. Too many plates cups and too much cutlery for a cottage sleeping only 4. The bathroom light is temperamental. The fire in the living roomed worked, however the display did not light up. The upstairs main bedroom the floorboards move so much we were worried the wardrobe and chest of drawers would tip over, or the ornaments would fall and smash. Please remember to take a toilet roll as we arrived before going to the shops and there wasn't no toilet roll at all. However we did have a lovely stay, during storm Ciarán, we certainly couldn't hear much of the bad weather from inside the cottage and we were warm enough. A well stocked shop a short walk down the road and a lovely café. We would like to return to this beautiful cottage.

Had the most amazing time here!
The owners have thought of everything to make your stay so comfortable. The house is so clean and welcoming. The kitchen is equipped with everything you could possibly need, even BBQ utensilâs. There is a chest freezer in a really useful size utility room. The beds were so comfy, pillows felt like sleeping on clouds, according to the teens and they also loved the great WIFI reception. Lovely enclosed safe garden with a private hot tub. As the weather was so beautiful we asked if there was an umbrella available, one was ordered and delivered to us. Nothing was too much trouble! Its so peaceful, just what you need to unwind. The groundsman is so friendly and helpful, heâs lovely to chat with and can tell you so much about the place. There is good access to Bude and North Devon (lots of great beaches to visit and fun days out). We REALLY didn't want to leave!! Book a holiday here you wont regret it!

We have had a lovely week at Dairy Cottage! The cottage is a great size, beautifully decorated, clean and comfortable. The kitchen has everything you need and the lounge is lovely and cosy. We had a mix of weather but the cottage is perfectly located to go out and explore Bude. On rainy days the swimming pool and games room provided hours of fun. The swimming pool is clean, warm and a great size and we have all loved going in everyday. Our cockerpoo has also been with us for the week and we can't believe how dog friendly everywhere in Bude has been. He has absolutely loved his holiday as have we and we would definitely love to come again. Thank you!
