      The property advertised there was a baby gate, this was not usable as it didn’t close so we asked the property manager if they could tighten the gate bolts to make it close or provide an adjustable spanner so we could do it.

      When discussed with the owners we were advised this couldn’t be closed as the banister post was not strong enough to hold the gate and this has never been a problem in 5 years, however it was a problem now and needed resolving but we were met with some resistance on this - not the most helpful of property owners on this matter, lady was very apologetic and tried to think of a resolution and seemed to appreciate our feedback however husband was a little confrontational and resistant to resolve, even said he didn’t see what the problem was if I was in the property with my child. I was advised as a solution that there were some reusable cable ties in the drawer and these had been used before - so it obviously had been a problem before. However on investigation, these were sandwich bag ties which were no longer than an inch long and the gap was probably 5 inches round, plus these would never have been strong enough to hold even if long enough. My worry would be if the bannister post isn’t strong enough to hold a stair gate - 1 why is it there and 2, is the bannister strong enough to serve purpose if this is the case, a huge safety red flag in my opinion. Safety measures should not be advertised, let alone provided if they are unusable as a safety measure. I was asked to find something at the cottage to tie it closed with or buy something and would be reimbursed. We had to use oven gloves to tie it closed for the duration of our stay - I wouldn’t have booked this cottage should I have known there was no way of keeping my child safely away from the stairs. On first glance the cottage seemed nice and clean, smelling strongly of bleach on arrival. However we later found the floor in the lounge to be sandy, the sofa covered in dog hair and once the smell of bleach faded it smelt quite strongly of damp. Whilst I appreciate it is a dog friendly cottage I would still expect it to be clean. The walls in the master bedroom were covered in faint mould marks which have obviously been wiped and the mattress in the master bedroom is in need of replacement as it dips heavily making it very uncomfortable. Internet was terrible with little signal and the instruction manual could do with instructions of how to use the TV as it took some figuring out. The property also needs more normal drinking glasses as there are only two in the property yet it sleeps 5, there are lots of wine glasses and champagne flutes which are not suitable. Would also recommend plastic plates / bowls and cups for smaller children. However there were adequate cleaning facilities provided when needed, tea, milk, biscuits, washing up Iiquid and dishwasher tablets let which was helpful. Location is great, and car park right next door is really good value at £6 for 24 hrs.

      The cottage was clean and tidy on arrival, disappointing there was no welcome pack of any sort, very minimal (next to nothing) in terms of cleaning materials and a part used toilet roll.

      . The cottage smelt "damp" like it needed to be aired - I wonder when it was used before our visit. After day 1 we realised the sign in the toilet about not flushing anything other than 1's, 2's and associated toilet paper was correct but not enough! The smell from the toilet filled the bathroom and front bedroom and at first it wasn't apparent as it smelled more like sick than a toilet smell. I messaged the local contact who came to the cottage to tell me she couldn't smell anything and the exterior pipes had been flushed 5 weeks ago so no issues remained, I asked her to check with the owner about a plumber but also bring some bleach etc. I was told also that the smell was the room diffuser we had gone to buy! Anyway I had a idea to fill the bath and sink and flush the toilet at the same time as draining the bath and watched as the non-existent issue came into the outside manhole - safe to say there was a lot of it - and more than the 3 days we had been there! I had emailed Sykes in the meantime and they had comeback to me to say the owner was sending a plumber - I relayed the message about my apparent fix and we heard nothing more after I said we had the key with us (so not in the key safe) From day 4 onwards we filled the bath daily and drained it and this reduced the smell to liveable but overall this issue reflected the TLC and care the property needs from the owner and local representative. The decoration is tired and you can see the difference even from the exterior of the cottage compared to the neighbouring ones.

      We enjoyed our stay at Avalenn Cottage.

      It is handy for Wadebridge with its shops and facilities and travel to other parts of Cornwall is easy. Despite the property being semi-detached it is very quiet and we never heard any noise from the neighbours (who were very friendly when we met them). Our dog also enjoyed having use of the (enclosed) back garden. There was a minor issue with the bin collection, but a quick email to the owners and it was sorted the next day. There were just a few points that the owners might like to consider: the curtains in the main bedroom were quite thin and we were awake at 4:30 every morning with light coming through (I appreciate might not be an issue for every one); also a rubber bath mat in the bath would be good (I'm not exactly infirm yet, but a wet slippery bath can be difficult to negotiate). As a dog owner, I was concerned about the number of oil diffusers dotted about. Some essential oils can be dangerous to dogs if they breathe in the droplets. I didn't know what the contents were, so shut them in the washing machine cupboard during out stay. Perhaps old fashioned air fresheners would be better. I don't want my comments to sound like a criticism as we enjoyed our stay overall, and would book again if in the area.

      This Was our Second visit to primrose cottage as we stayed last year & hence we booked again for this year and for longer.

      How ever this year was extremely disappointing it was very clear that it hadn't been cleaned properly in a long time pots and pans were dirty so had to wash up soon as we arrived the bathroom wasn't clean the toilet overflow wouldn't stop flushing, Had to fix that. The shower raiser rail was broken and shower kept going from warm to scolding hot to freezing cold & there for not useable as was dangerous. The drains are clearly blocked as well as it kept backing up to the bath. we went on holiday to relax after a stressful first half of the year with one of us under going cancer treatment & didn't need added stress of cleaning the accommodation on arrival when we pay a surcharge of £100 for this to be done we are very disappointed after the amount of money its cost to stay & are considering looking into the complaints department its a shame as its a lovely little cottage but does need updating sadly netflix wouldn't work so nothing to watch in the evenings & there a pears to be an issue with bees in the property & we are very reluctant to book here again now. carl & Sarah july 2023

      I was surprised to read some negative reviews before our visit. To put records straight I found the main bed very comfortable. The property is very well equipped and clean. I did not find one dog hair anywhere. It would be difficult to find a property so close to the town centre. Yes you have to put your car in the car park, which is within a few yards and very reasonable price. I used the Just Park App and just put a week on for about £40. Saved faffing about. People what are you moaning about- get a grip.If you look hard enough you’ll probably find something. Stop looking so hard and appreciate what is there - a really nice property in central Wadebridge. Flat walk in too. Oh almost forgot one review said they were cold. I found it almost too hot. I am quite selective on where I stay and I will definitely go back for a third visit. Susan Harrison
