      Every now and then we have been lucky enough to experience some-thing rather special.

      Our visit to Elm Cottage in Bowness-on-Windermere at the end of July was definitely one of those occasions. Our visit was for a long awaited family gathering. Mum, Dad, Son and his wife, as well as Daughter and her husband plus four Grand-children between the ages of 10 months and 9 years. The booking was simplicity itself and plenty of notice was given as to how much, and when, the balance of the cost was due. Elm Cottage has that "Wow" factor, safely tucked away from the hustle and bustle of Bowness it is located in an area of delightful tranquillity, surrounded by mature trees but commutable to all those Lakeland attractions that we wanted to visit. We had two car parking spaces just a stones throw from the cottage door and another just yards away. Elm Cottage has an air of being looked after and noticeably, the bathroom / en-suites all look like new fittings. Most importantly to us, it was so obviously very clean ! The fixtures and fittings of Elm Cottage are at a high standard which not only provide easy comfort, but present were all those other facilities that we just take for granted at home. In addition to a large fridge-freezer, there was a second fridge, and a washer-dryer in the Utility Room. A large bath-room, three bed-rooms with en-suite facilities and a down-stairs toilet are all included. The large lounge and dining-room was just ideal for our sizable group to come and go while the flat screen TV was a very welcome option on a rainy evening. Prior to our arrival, we contacted the owner to enquire about the provision of a high-chair, a stair gate and a travel cot. They were all present on our arrival. It would be remiss of me not to mention that the hot-tub was checked every day by the staff and as we were packing up to leave, it was drained and cleaned, ready for the next visitors. A very re-assuring sight. My own view was that this place was good value for money. It is a special place just ideal for making memories and our Grand-daughter, aged two years, has asked us if we will put a hot-tub in her bed-room ? Like a shot we will all go back and of course, I recommend Elm Cottage very highly.

      The property is designed well.

      It needed a really good clean. There were giant dead bluebottles all over some of the windowsills and the carpet in a couple of the rooms and an old eyeliner in one of the others. That said, the site manager is just the loveliest chap who was so helpful, sorted out some very noisy ppl in the neighbouring cottage very quickly and was always on hand for anything. He is so responsive and very helpful- a total asset. There are no hand towels in the bathrooms so take your own. Local sheep and ducks wander onto the land and enjoy free rein so look out for that. The hot tub was lovely and maintained daily which is nice. Despite the fences separating the cottage gardens they are overlooked by neighbouring cottages. So if the next cottage is using their fire- the fumes blow over whilst you’re in the hot tub, we had some kids constantly gesturing from the windows etc but best ignored. The site is well kept - the cottages are terraced so bear that in mind- you will be sharing the site with a number of others. There were some lovely local treats left which was very nice. The lake is further away than the description suggests, a good mile or so. The scenery is magnificent and it’s a beautiful part of the world. We frequent cottages in and around the U.K. - and enjoy seeing the landscape. Recommend the boat trip to Ambleside and the ride up on the milk float into the town there. There are also some lovely local shops in bowness and we had a lovely drink in one of the very local pubs on Xmas day. There’s also a cafe on Windermere that’s right next to the lake and do wonderful dipped ice cream cones. Enjoy your stay

      This is the second time we have stayed at Maple.

      Since our first stay there has been noticeable differences. Maintenance wise there was various patches around the property that required attention, most notably adjacent the door architrave upstairs where plaster has been falling off. Cleanliness, the entire house was suffering with cobwebs and spiders in every corner, clear negligence in cleaning. The hot tub had a ring of scum along the sealed top when the lid had been taken off, and the water didn’t look fresh on our first night. Dining table was not clean and required a further clean before use. The ceiling in the living room was blackened by soot. Bathrooms, handles were flaking and loosing there chrome coating, alongside paintwork peeing and flaking. All this was insult to injury when we had to do 80% of the housekeepers work by stripping the beds into bags and bringing them to door for them. The central heating system was also temperamental with it turning itself on during the night. In all it is unlikely to stay again due to the disappointing upkeep of the property, who knows what it will be like in a further 12/24 months.

      I thought that the property required decoration throughout as walls/doors looked dirty.

      The floors were dirty and it took four buckets of water to clean it, on arrival. There was black mould on several window frames. The downstairs bedroom smelt of damp. There were mould spores on the corner and back wall , right hand side of the bed, which I had to wipe. There needs to be a slabbed area under and around the hot tub as it was extremely muddy/Slippy when removing and putting the top on and off. As much the ducks and the sheep are a delight to see it is not good that they can come onto the lounging area around the hot tub as I had to wash the slabs on several occasion due to excrement which is not hygienic. I feel that saying walking into windermere on bowness is walkable is not fully correct as the roads without footpaths can be dangerous, especially if staying with children or older relatives and people would need a degree of fitness to master the uphill walk when coming back.Overall as a family we enjoyed our stay as the setting was beautiful and having the hot tub was a fabulous asset. Due to its vicinity however we would not return or recommend.

      Positives The hot tub was great. The setting was stunning with fantastic views and lots of wildlife to observe. The ducks were fun coming to visit you and even having a walk around the kitchen. The cottage was lovely and comfortable. Beds were great, very comfy. It was quiet apart from one evening when one cottage broke the rules and were noisy in the hot tub and partying till early hours (there's always one ignoramus). Internet WiFi was generally good (30 Mbps) but dropped out now and then. Reconnecting resolved the issue. Negatives There was mould growing in some of the bathrooms and one of the bath plugs was broken. The fact that you pay £1.6 to £2.5k prices and then are expected to gather the linen and towels (holidays are to get away from housework). I feel it's a bit cheeky to be asking as that's what you hire staff to do. Even a Travelodge doesn't expect you do strip linen, however a minor annoyance and didn't take long. Minor criticisms but overall fantastic Thank you
