      Every now and then we have been lucky enough to experience some-thing rather special.

      Our visit to Elm Cottage in Bowness-on-Windermere at the end of July was definitely one of those occasions. Our visit was for a long awaited family gathering. Mum, Dad, Son and his wife, as well as Daughter and her husband plus four Grand-children between the ages of 10 months and 9 years. The booking was simplicity itself and plenty of notice was given as to how much, and when, the balance of the cost was due. Elm Cottage has that "Wow" factor, safely tucked away from the hustle and bustle of Bowness it is located in an area of delightful tranquillity, surrounded by mature trees but commutable to all those Lakeland attractions that we wanted to visit. We had two car parking spaces just a stones throw from the cottage door and another just yards away. Elm Cottage has an air of being looked after and noticeably, the bathroom / en-suites all look like new fittings. Most importantly to us, it was so obviously very clean ! The fixtures and fittings of Elm Cottage are at a high standard which not only provide easy comfort, but present were all those other facilities that we just take for granted at home. In addition to a large fridge-freezer, there was a second fridge, and a washer-dryer in the Utility Room. A large bath-room, three bed-rooms with en-suite facilities and a down-stairs toilet are all included. The large lounge and dining-room was just ideal for our sizable group to come and go while the flat screen TV was a very welcome option on a rainy evening. Prior to our arrival, we contacted the owner to enquire about the provision of a high-chair, a stair gate and a travel cot. They were all present on our arrival. It would be remiss of me not to mention that the hot-tub was checked every day by the staff and as we were packing up to leave, it was drained and cleaned, ready for the next visitors. A very re-assuring sight. My own view was that this place was good value for money. It is a special place just ideal for making memories and our Grand-daughter, aged two years, has asked us if we will put a hot-tub in her bed-room ? Like a shot we will all go back and of course, I recommend Elm Cottage very highly.

      So many thoughtful additions. Everything we could possibly need. Excellent and the hot tub very popular! Sarah was very helpful in advance with info on local eateries and things to do not to mention being greeted with some gingerbread! Not sure if that was just good timing on our arrival but lovely! It was a long weekend break to celebrate our golden wedding Easter Saturday and we prebooked a family run Italian in Bowness for the evening which was perfect. Party of 8 ranging from 17 to 72. All very impressed with accommodation. Hot tub extremely popular! Lovely bonus. Ideally we would have liked an earlier check in time than 5 pm but we planned around it. We had decided to do trip into Coniston on route to see Bluebird but we received a message from Sarah just before to say we'd be ok from 1 pm which worked perfectly. We decided to drop our things off on way then go to Coniston. The accommodation was so lovely we forgot we'd planned Coniston! Suddenly remembered and jumped car arriving at 4 pm to catch last hour which was fine. The younger element of party were arriving in evening after work (aiming straight for hot tub!).... During our stay we did a boat ride to Ambleside, a good explore around Bowness and a walk into Windermere and up to Orrel Head. We did walk everywhere locally and distances given all good, however it is the Lakes and accommodation a good "stroll" uphill but well worth the effort. It is quite a strenuous walk but we were all fine although dare I say the elders coped rather better than the younger element in the group! A really lovely stay. Thank you!

      We booked Rowan Cottage for a weekend break to celebrate our Mum's 84th birthday, party of 9 so it ticked all the boxes.

      Had a truly fantastic weekend what a beautiful place to stay, cottage itself is perfect for 10 people. Lots of space, all the rooms a good size and all the beds really comfortable everyone had great nights sleep. Perfect amount of bathrooms for a large group, and with my dad being 91 the walk in shower in the down stairs ensuite was ideal. Also with my dad at his tender age he really feels the cold so the log burner was actually put to use on the Friday night to thaw him out! Plenty of crockery and equipment in the kitchen and good size as we had full cooked breakfast each day, on that note I had totally forgot about ordering some of the breakfast packs offered by the estate so I actually popped into that butchers on the way past Staveley. Can highly recommend ordering their food it is a top class butcher, the cumberland sausage was amazing as was everything else, was gutted they don't open on a Monday as had planned on picking up some steaks on the way home. Cottage is in a beautiful estate the grounds are lovely, the hot tub wonderful and the ducks too cute! Perfect base for exploring and always spoilt for choice for pubs and restaurants in Bowness you can't go wrong. Most importantly my mum had a truly wonderful weekend and loved staying here. Will definitely be returning for another stay :)

      I thought that the property required decoration throughout as walls/doors looked dirty.

      The floors were dirty and it took four buckets of water to clean it, on arrival. There was black mould on several window frames. The downstairs bedroom smelt of damp. There were mould spores on the corner and back wall , right hand side of the bed, which I had to wipe. There needs to be a slabbed area under and around the hot tub as it was extremely muddy/Slippy when removing and putting the top on and off. As much the ducks and the sheep are a delight to see it is not good that they can come onto the lounging area around the hot tub as I had to wash the slabs on several occasion due to excrement which is not hygienic. I feel that saying walking into windermere on bowness is walkable is not fully correct as the roads without footpaths can be dangerous, especially if staying with children or older relatives and people would need a degree of fitness to master the uphill walk when coming back.Overall as a family we enjoyed our stay as the setting was beautiful and having the hot tub was a fabulous asset. Due to its vicinity however we would not return or recommend.

      The house provided us with a great base for a large family holiday in the Lakes.

      It was spacious and well set out. Beds were comfy, kitchen well equipped, and hot tub a luxury. Just a few pointers for improvement - the house suffers with condensation and it was not possible to open the velux windows to help with ventilation, as such there were quite a few patches of mould and flaking paint. We ran out of hot water on three occasions, having only used one or two showers worth, which was frustrating and there was no information in the property to explain why this might be or how we could increase the supply of hot water. The bedroom windows overlook other hot tubs and some windows were less sound proof than others (the pink bedroom was particularly bad), which is a pain when you have young children going to bed at the time neighbors are in their hot tubs. The grassy area around the house was smaller than it appeared on the listing. Having said that, I think we probably would visit again.
