      We arrive after a long journey to be totally disappointed with the property.

      It looked messy from the outside and the adjoining building was in a state of disrepair. Awdry Bungalow had a number of broken pots with dead plants in(no living plants) on the decking, There was a box on the wall which was dirty and next doors brambles had overgrown. My Husband cut them back so we could sit outside. On entering the property we found the smallest of wardrobes for 2 people. I always have a tape measure in my bag as I sew. The wardrobe was 16" wide with 2 small drawers (half a tall boy) but 1 drawer had a blanket in it,leaving the wardrobe and 1 drawer to use. You lived out of your case, which had to be pushed under the bed,which also had stuff already under it. The bed gave me chronic back pain, due it the mattress overhanging 7" . The base was far too small for the mattress and you ended up being rolled into the middle. On other reviews people had also complained about this,so wondering why has nothing been done about it. There was also mould on the blind in the bedroom. Kitchen cupboards with padlocks ,which limits your use. A dishwasher with an out of order sign, a larder unit full of owners cleaning materials, while you don't mind a brush or hoover. you don't expect to see weedol, especially as outside clearly hadn't seen any weedol! The shower was a hose yourself down, though the tilt in the ceiling doesn't really allow for this. The bathroom window(mentioned in other reviews) still needs renewing. The boxing in around the toilet is all damaged and needs repairing and painting. There is a globe light with loads of tape on the base area to stop it being plugged it. Why not just remove it ,as its ugly to see. There are also cups in the kitchen with sayings on such as "fulking Hill, Tickled Cock, Golden balls" more of an owners personal taste, than mine, or a holiday let. There were signs all over the bungalow which show the owners lack of interest in their property. Red paint on white wall,where it would only take a few minutes to touch it up. I can understand the other reviews now, though I expected something would have been done about it. Unfortunately not! Wouldn't recommend or stay again.I have Photographs I can send of all I have commented about,though no place to upload them. Ruth and Jules

      We loved our stay at 44 Above Town.

      The view from the sitting room is stunning and it was so enjoyable just to sit and watch the activity on the river, also to be able to walk down so quickly into the town to mooch, or eat in one of the many great eateries that Dartmouth offers. We were able to find free parking in the road above Above Town and left the car there all week as we could do all we wanted on foot or by ferry while we stayed there. It does require a good level of fitness due to the steep climb up from the town to the house. The whole place has been beautifully decorated and we appreciated the lovely shower (we only used the main one) and plentiful storage space. A few things could make it even better: the seating in the lounge was not comfortable. We reported one of the sofas needing to be replaced as the springs had completely gone. The other was ok, but we've sat on better! The kitchen stools were not particularly comfortable but we understand the choice of the built in breakfast bar/dining table. There is barely enough seating for 6 in the sitting room (there were only 2 of us, but it is advertised for 6) and the current seating does not make the most of the view. A couple of chairs that can be positioned to enjoy the view out of the window would be great (we used two of the outdoor seats, bringing them upstairs while we were staying there). But again, there were only 4 of those, which would not work for outdoor seating if 6 people were staying. Likewise only 4 wine glasses were provided - I guess it is assumed that the bunks will only be used by children? But you could make it usable with older 'children' or groups of friends, by providing a full 6 of everything. We would have appreciated a cafetière (we don't like the waste of Nespresso pods, so we didn't use that) and a tea pot; also some way to recycle plastics, bottles and paper, as they were collecting these separately from other places on Above Town. There was no toilet brush in the top toilet. A curtain would be useful in the main bedroom, as the only ventilation is by keeping the door open, which means the blinds in the door don't do anything re the light. But we loved it. Thank you!

      The property is picture perfect from the outside inside is a different matter.

      The floors needed a good mopping. There were cobwebs between items of furniture and the walls and spiders everywhere. We could live with this. The maintenance on the house is very poor. There are peeling damp patches around the house and general maintenance as poor. The tiling around the bath could have been done better by a three year old. The lighting was very poor with the only decent light in the kitchen. The kitchen was very poorly equipped. However the biggest issue was not mentioned in the Sykes blurb. It mentioned that the ceilings were low. They were fine at about 6 ft 5 inches high or taller. The one light in the lounge could be an issue for a very tall person but at 5 ft 10 I was fine. What is not mentioned in the blurb is that the door heights varied across the house. In order to prevent any head injuries you need to be a maximum of 5 ft 4 inches tall. My 85 year old father left after our stay with 3 bleeding head wounds from banging his head on the door lintels. There is obviously knowledge of this issue and the solution was to staple 3 small cushions to 3 of the doors, however the cushion was staples on to one side so your could reasonably safely enter that space but if you were to leave there was no protection attached to the door and injuries occurred. Overall the accommodation would really not be recommended. This is a pity as usually good from Sykes. It does not deserve any more than 2 stars at most. Fortunately it is in Devon and we could spend the days elsewhere in the county. The return to the house was not a time of joy. My recommendation is to avoid this property at all cost. It would really not be suitable for 6 people. I could offer mor observation’s but will leave it as DON’T STAY HERE!

      We had a wonderful holiday.

      The apartment was lovely, as usual, and we were very lucky to have fantastic weather which meant we could make the most of the beach and the swimming pool. The new carpets in the bedrooms are very nice and it is convenient to have towels provided now. We did have some issues (some of which others have mentioned too): The washing machine had A LOT of black mould in it. The powder drawer and slot it fits into were covered in mould, as was the seal. It took me a very long time to clean it up before the machine could be used. I realise this is partly due to the flat being unoccupied at times but, perhaps the owners could leave a note to remind people to leave the drawer and door open? The fitted sheet for the double bed was too small and kept coming off. The trays in the oven were all very dirty with bits of food on them -we had to clean them all. The oven gloves were so dirty that I had to soak them before washing them. I realise that some of the issues are due to people not cleaning up after themselves, and that cleaners have limited time, but my general impression is that cleaning is not as good now that Sykes has taken over the company. We have been going to No 7 since 2011 and the standard of cleaning does seem to have deteriorated. We love the apartment, with a few minor tweaks it would be perfect!

      This is a lovely place to stay away from it all but it could be so much more with just a little more care by the owners regarding maintenance and cleaning.

      All previous comments we had seen are still very true, i.e. mould marks in fridge, in corners of living room and bathroom which could be easily rectified. The adjoining bungalow is still in a state of disrepair. Also the outside seating and table was unusable as it is still covered in green algae which is a shame as we stayed in August. We had to pour boiling water over part of the decking we walked on to remove any slippery residue. Glad we had bought our own beach chairs which we could use instead. I did also use the bagless hoover only to find it had never been emptied and spent the next half hour de-clogging all the waste that had built up which was backing up down the suction nozzle- I don’t know if this was also used to clean the bungalow in between stays but I can assure you not much would have been picked up. It doesn’t take much to ensure it’s emptied in between uses.
