      Settle in, meet Louise the owner, then enjoy the farmhouse, and the surroundings.

      Remember its a 400 year old building, rustic, and charming. The hot tub is brand new from Cumbria Spas and is a top of the range one, wow. Didn't expect that, though we knew on booking a hot tub was there, not a new one though with lighting, various jet settings etc, it will take many hours to warm up after you arrive due to the owners cleaning it out for you to use, so it may be a late one the first night if you wish to enjoy it. Was a pleasure staying on a working farm, and the walk into the village about 2 mile and worth it, three good pubs too, though for real ale drinkers the stand out one is the Manor Arms, great pub, everyone so friendly, you know its good when at 4pm on a Wednesday its busy, 8 real ales on offer, and think 7 of those were £2.80 a pint, reasonable in the Lakes. A really good walk is towards Woodland, and beyond, you could spend all day exploring around that area, and its straight from the lane to the left as you leave the site, you will see the signpost for it. All in all a very enjoyable week had by all, laid back, and you don't feel intimidated by the place like some I have stayed at, its not 5 star luxury, just a 5 star stay, will without a doubt look to book it again in the future.

      I’ve got to be honest.

      The level of cleanliness was disappointing, especially considering the current circumstances. We were told we could not check in until 5pm due to the extra cleaning that needed to be done due to COVID. I seriously doubly that any extra cleaning took place. The bathrooms were quite mouldy, we had to purchase bleach to clean the bathrooms and kitchen sink areas. There were thick layers of dust and cobwebs everywhere. Skirting boards, window sills and cooker was also dirty. We had to request for the hot tub to be emptied and refilled after only one use because it was cloudy, foamy and full of scum. However, the owners were nice and any requests were met. I would stay here again if the level of cleanliness was improved. The cottage is well equipped and the kids loved the animals and stream nearby. We loved the location, however the listing stated that Cottage is not overlooked by the campers when it actually is. The views are stunning and the walk to Broughton village only takes about 40 min.

      This cottage is truely stunning, the views are amazing and the interior has been so tastefully decorated.

      Beds super comfy, just being tall the low ceilings werent ideal but its a cottage so thats part of charm. Fresh eggs just outside to buy and off road parking a bonus. Only issues for us was water pressure disappeared on 3rd day, the location is just so remote so having to drives miles for any kind of shop or bigger village town was very annoying. Roads are deadly single tracks for miles and miles. Also would be good to have or pay for a welcome pack (had this in other cottages) as no milk etc after travelling hours to then drive 9 miles to get milk was not good. Lastly a small welcome note to list cottage owner numbers and local recommendations is always a nice touch. Local village pub was lovely but just again super pricey! No signal for phones which yes is nice but we had a child on holiday and a sick relative so couldnt call or text anyone but thats just maybe us being too used to convience. The cottage and hot tub views 10/10.

      If you’re looking for a break in the lakes, without the annoyance of the hustle and bustle of tourists like you find at Bowness for example, then this is exactly the place you need to book.

      The character filled 500 year old cottage is located within a working farm with a small campsite to the side. Not once were we disturbed by any jobs being done on the farm or the campers coming and going. The hot tub was in a perfect location to enjoy some of the scenery but still isolated from view of campers and sheltered from the wind. The various animals wandering around the farm were a constant source of entertainment and enjoyment, the dogs were all extremely well behaved and comical - the highlight for us was the unexpected litter of 4 week old puppies we were welcomed by which made leaving here that little more difficult! The walks around that are listed in the welcome book were clearly instructed and perfect for dog walkers - just be prepared for some hills if you’re used to more flat walking. Thank you again to Louise and her family for being wonderful hosts and we look forward to coming back in the future

      A lovely cottage nestled in a nice little town.

      The cottage itself had clearly had a recent renovation, with new and modern facilities. We experienced a few teething problems as we were only the 3rd guests in the property. But this did not affect our stay & the host was glad for the feedback. The property is great for a couples break away to switch off and relax. A cosy log burner in the front room and a smart TV allowing you to easily enjoy a film night! The local village has a couple of lovely bakery’s and pubs. Ideal for nipping out at breakfast or grabbing an evening pub tea within walking distance. Things that would have made our stay more comfortable would have been minor. Such as providing a hairdryer, a better blind in the bathroom, some new bathroom towels. A welcome book would have been a lovely touch. Very minor things that would just have made the stay feel more luxurious. Overall we would recommend for a relaxed cosy cottage to unwind in.
