"This is a great property. It's spacious and the stunning views throughout are brilliant. The log burner creates a lovely cosy place to relax and the furniture is great. The property could do with a some extra equipment in the kitchen such as baking trays etc. I'm not sure the saucepans are great quality as the induction hobs struggled at times.I can only comment on the condition I found it in and I'm not sure there could have been much of a changeover clean. I appreciate its a difficult property to maintain, the floor space is so vast, the windows are huge and the ceilings are very high. The windows were quite dirty, the floor was dirty and there were cobwebs everywhere. I only highlight this incase somebody other than the owners handled the changeover, they would like to know. The property could do with some extra towels, they were about 4 or 5 and dotted around the property in a few different locations. I also found 2 tea towels which again isn't a huge deal but it was a small nuance. The batteries in the remote failed with no replacements, no DVD player which would be nice, extra firelighters and kindling would be good. In general I think just some better equipment throughout would take this rating from a 7/10 to a 9. For a property this impressive if a few of these points are addressed I think it would make a huge improvement. I would definitely stay here again so the points made didn't make a big negative impact on our stay, I would just expect these things from such a great property to match its quality. Small things make a big difference."

"Melrose is a little gem of a cottage a stones throw from the sea front and within doors of an Indian restaurant and hotel offering great food and drink and centrally located. There' s a 30 minute parking zone to load and unload alongside the church and its £7 per day parking in Meadow Car Park a five minute walk away. Nicola and Paul maintain the home from home to a very high standard which is spotlessly clean and comfortable.They also provided a fantastic welcome pack, at no extra charge which included TWO bottles of wine, one red, one white, fresh bread, butter, milk, jam, chocolate fingers, Perrier, and a fantastic homemade Victoria sponge. which was gratefully received as we were celebrating my husbands birthday. The cottage has everything you could want for a holiday, even providing treats, towel. bowl for your dog. The property sleeps 7 in 3 bedroom. Two doubles, a double lower bunk and an upper single bunk. Beds are very comfortable and plenty of hanging space is provided. if fully occupied you may find the downstairs a little tight on space. The stairs are quite narrow as you'd expect from a property this age which is something to be aware of and there is no outside space but it wasn't a problem for us. If there was one thing I would have liked it would have been a mat inside the bath as it is narrow to stand in and could get a little slippery. All in all we had a great few days away and would highly recommend this little cottage."

"Fabulously modern barn conversion in a stunning hilltop location. The views were amazing! Had a wonderful weekend celebrating my 50th birthday with 4 of my closest friends. The Wash House is conveniently located for visiting Local villages and the coast. We loved venturing out as well as enjoying breakfast and dinner party’s at the house. We felt so at home and were sad to leave. Would love to return as there are still so many nearby establishments that we didn’t get to visit. The open open plan living area is a wonderful space - perfect for entertaining. Even morning coffee was an absolute joy, chatting with friends against a back drop of open fields which were alive with bunnies and pheasants and the sun streaming in through the glass facade. Any negatives? Every woman needs more storage space and mirrors, particularly when there are five of you, but to be fair, this is a holiday bolthole, not home so I don’t want to be unfairly harsh.Recommendations: lunch at Byfords in Holt and afternoon tea at The Pheasant hotel. Breakers cafe in Cromer served up a mean all day, cooked breakfast too! The Gunton Arms was lovely although we never got around to eating dinner there! Next time ?"

"I stayed here for 3 nights with a group of girlfriends.The accommodation was excellent not perfectly clean but adequate, beds were all clean and fresh, an old period flint cottage with lots of quirky charm.Well equipped for our stay 2 showers which worked well, one over bath downstairs.Location superb for exploring locally, we ate in Wells-next-the-Sea prior to going to cottage and local pub food was excellent and only a 5 minute stroll from cottage. Adequate parking for 2 cars, once parked up we didn’t need to use cars, short 10 minutes walk to harbour where we all thoroughly enjoyed a boat trip to see the seals in abundance a real treat. After this we walked to Blakeney along the picturesque coastal path about 2km away, a lovely little seaside harbour village with quaint shops and plenty eateries and place to stop for a nice drink.Hot tub excellent emptied prior to our stay and warm enough to use early evening.Would highly recommend probably not good for people with mobility problems due to spiral staircase.WiFi not great but for me that was a bonus ?"

"lovely cosy tranquil cottage well appointed close to wroxham roys stores have everything you could possibly want even a petrol station little further to aylsham and n walsham.meadow cottage great for sitting out in sun or shade of delightful copper beech tree, or against suntrap wall. retreat to summerhouse if breezy.community shop well stocked and staff friendly(neatishead). barton boardwalk onto broad short walk turning right from cottage gate but care needed roads narrow and no footway. although traffic rare comes quite quickly.meadow cottage dates from1903 but is modernised to 21st century standard with light airy rooms and delightful child's single room and well as two exceedingly comfortable double rooms.bathroom has fine shower than does not scald or freeze you at switch on. wifi very good,also tv and dab radio excellent. good modern electric cooker fridge freezer. utensils adequate.we saw muntjack deer, grouse family , fox, white barn owl, jay, from windows/garden. also lovely dawn chorus and birdsong throughout the day."
