      The cottage was ideally placed being on the outskirts of Coniston but only 5 minutes walk from the shops, cafes and pubs.

      It was a welcome bonus having off-road parking at the back of the property (not one but two designated spaces). The cottage itself has been beautifully refurbished and is spacious but very cosy. I love the little touches like the curtain tie-backs and the pretty cushions on the bedroom window seats. The kitchen has everything you need and the cooker was very straightforward and simple to use! Overall the bedrooms were well fitted with plenty of storage but I feel the mattress on the 5ft 'sleigh' bed may be near the end of its life as there was very little spring to it and not the most comfortable. The bathrooms were amazing. What a joy to have 2 big bathrooms, each with a large, walk-in shower AND a bath. Lovely to have plenty of space to move around unlike many en suite bathrooms which have been squeezed into a corner of the bedroom so they can tick a box saying "en suite"! A holder\shelf would be useful in the shower in the black and white bathroom for shampoo, soap etc. Sadly, visiting in March when the weather was very mixed, we didn't have the opportunity of sitting outside on the patio but I imagine it would be fabulous to relax with a drink and take in the views of the Old Man of Coniston just yards away. The pubs in the village all served good food but our favourite was the Crown Inn where the food was great and the staff were so friendly and welcoming. It was an easy drive to Ambleside, Hawkshead and Windermere and a little further to Keswick, our favourite town. Our first visit to The Lakes and I'm sure it won't be the last. Thank you.       Holly Tree Cottage is fabulous!

      ! The cottage is decorated and furnished to a high standard! It had everything you need for a mini break. Cosy living room and open fire, making evenings relaxing and comfortable. We enjoy cottage breaks; the beds, pillows and bedding ensured comfort and a good sleep unlike many we’ve stayed in. The two bedrooms with full size bathroom en-suites - incredible!!! Our grown up son loved the bath in his bathroom with views of the Coniston fells!!!! The towels were luxurious too!! The garden and view from the back of the house was breathtaking!! 2 brilliant car parking spaces with good access! The front was also charming and just a couple of minutes from the small high street in Coniston!! We found our stay peaceful and relaxing which we really needed at this time☺️ There are loads of pubs in Coniston for great meals and little gift shops too! We recommend the Coniston Inn which is a pleasant 20 minute walk from the cottage!! From the cottage you can drive to so many of the lake’s spectacular places or just enjoy Coniston which is our favourite place in the Lakes! Recommend the Holly Tree to small families or 4 grown ups; 10 out of 10. Thank you to the owners, we’ll definitely be back and thanks for the yummy welcome box☺️

      Regarding our stay at Timley Knott, there are a few issues we wanted to make the owners aware of.

      Of course, these issues may only have occurred very recently. The wooden veranda at the back of the house had partially rotted away and the uprights and fence were leaning badly into the neighbour's garden below, making this area very unsafe as it is quite a steep drop. This also left a large hole in the fence so we had to keep our dog away from this area. There was another hole in the fence on the seating area above this. The steamer chair was broken on the balcony. We arrived at the house at 3.40pm and parked across the road as the cleaner was still there. At 4pm I went across to the house but we had to wait another 10 minutes before the cleaner finished. I am not blaming the cleaner for this as she probably had a very busy day, but feel that more cleaners should be employed so these delays do not happen, as 4pm is already quite late in the day to have to wait to check in. Very surprised that there was no "welcome" pack at all in the house - not even a pint of milk! Have stayed at many cottages over the years and can only remember on one occasion before not having been left anything.

      We had a brilliant week in the property - despite the weather!

      The areas I’ve marked down were for the following reasons: Cleanliness - Several items of crockery and glassware were not clean when I took them out of the cupboard. There was dried on food and residue on them. The hairdryer filter was choked with dust causing the hairdryer to cut out as it overheated. I cleaned this out but would suggest regular inspection as this could be a fire hazard too. Comfort - The double bed mattress was very soft and there was roll together so I chose to sleep in one of the single beds which was far more comfortable. Not sure why the en-suite bedroom isn’t the master - plenty of room for a king size bed in there. Of course, as the owners use this home themselves, it may be that the current set up suits them. This is just our observation of what would take the property comfort rating up to perfect for us. Otherwise an exceptional property that we’d happily visit again! Thank you.

      The property was beautiful, well thought out, very well equipped and we thoroughly enjoyed staying there.

      The location was perfect and the secure garden for our dog was a real gem and one of the main draws to staying here. Unfortunately the bath was unusable our entire stay and although a lady who had been cleaning the cottage was there after 4pm when we arrived who told us she'd reported it to Lake Lovers who said they should be out the next day no one arrived. The same can be said for the main double bed which a leg had broken off and wasn't fixed whilst we were staying there. Fortunately there was a second double bed in the upper level which we were able to access but should other guests have perhaps had mobility issues etc navigating the spiral stairs may not have been so easy. All of that being said it's just bad luck when things break or go wrong and it wasn't the be all and end all of our stay and it wouldn't deter us from staying at this property again!
