"We were hesitant in posting this review initially as we hoped our experience was a one-off. However since similar experiences have been posted recently, we feel that we should post an honest review in the hope that this property can fulfil its potential in the future. Holly Bank is a fantastic property with amazing views that we just couldn’t stop gazing at. We were aware that this property allows dogs and saw that there was a small charge per dog. We assumed this went towards the extra cleaning involved after a dog had been at the property so were hopeful that cleanliness wouldn’t be an issue. However, we were extremely disappointed (and a little disgusted) to find our baby’s play mat and toys covered in numerous dog hairs and at the discovery of a big ball of dog hair under one of the armchairs. Unfortunately, it does not look as though the surcharge is being put to good use. The property would also benefit from a little tlc. As another review has mentioned, the decking around the conservatory needs work (loose, slippery boards) and the summer house is not very inviting, again with loose decking and the retaining piles behind the summer house having given way. This property could be one of the best in the Lakes and a little bit of maintenance would put it there."

"Holly cottage is in an amazing position with fabulous views of Bassenthwaite Lake and surrounding mountains. The cottage makes the most of these views with large picture windows and a conservatory. It is the best equipped cottage I have ever stayed in and there is little that has not been thought of . We were disappointed to find a notice on the wood stove informing us that it was unsafe to use - in the wet, stormy weather it would have been nice. The notice was recent so hopefully it will soon be repaired. We also had not been informed that there is an informal footpath through the grounds of the cottage and on our first day we were astonished to see people just walking down our garden and drive. Two lovely places to eat within walking distance but quite a way to any other shops - however the shop in the caravan park is handy and sells all the basics. Very comfy beds and pillows and couches."

"The photos were misleading as the garden view belongs to next door and people in this garden have view into the sitting room and block window view The garden for the tootsie was not shown and accessed through the neighbours property and has No privacy Basic cleaning was ok but appreciate an old property but cobwebs dead spiders in bathroom and lounge obviously been there a while.TV very difficult to use so used dvd and poor quality sound to point of annoying. Parking quite unclear as no designated area so had other people’s cars outside cottage and we had to park on narrow unlitlane about 50 metres away Cottage very quaint and well equipped kitchen and stunning view provided neighbours not in the garden ."

"What a wonderful stay we had at Holly Bank, very warm and cosy, every amenity you would ever need. The cottage is in the perfect location to explore the lake district and surrounding areas, without being too close the the busy tourist areas. Perfect dog walking from the door, through the woods up onto the ridge with amazing views. Talking of views we spent hours staring out at the view from the lounge which changed by the minute. We were also lucky enough to be visited by Red Squirrels, well worth putting out some nuts. Thanks again for an amazing cottage."

"The only negative was for me a big one. The double bed was not comfortable and I suggest is overdue for replacement. We enjoyed our stay as a family very much. The equipment provided was plentiful and having 2 en-suite bathrooms was a big plus. The property was very clean. The location was lovely and peaceful and we enjoyed walks from the property as well as having good access to Keswick and the quieter western fells during a very busy spring half term. Our grand daughter loved the chickens, chicks and lambs."
