This cottage is in an excellent location, just seconds from the high street and pubs/restaurants.

The street is relatively quiet although there is foot traffic outside the window during the day. Rooms spacious for 2 adults and a dog at least. There is an enclosed courtyard for your dog, but it is not well kept and furniture not clean so not suitable for dining outside. Despite the listing describing off-road parking, practically there was no parking provided as you'd be very lucky to find a space. It was easy enough to unload outside the cottage though. The Green Car Park is the only car park in Beaumaris that provides weekly parking (at £25/week, as well as a refundable £10 deposit for the barrier card). It is only a short 5 minute walk away but you can only buy a pass between 9-4pm, so most guests won't be able to get a pass on the first day as arrival is currently 5pm earliest. Biggest problem was cleanliness - when we arrived we expected to do a little extra cleaning because of COVID but we were shocked by how dirty the place was. It was like someone cleaned the bathroom and forgot to do the rest of the cottage! This included raw fish juice in the microwave, crumbs on the counter/table, dog hair and dirt on all the floors, living room rug filthy with debris and high level dust everywhere. There also appeared to be some new damp forming on the ceiling above the fireplace in the main bedroom. We spent an hour cleaning the cottage as it was 7pm before noticing hair on the sheets and stains on the mattress protector which we didn't think we could sort out ourselves. We then complained to the housekeeping company and they were very apologetic and helpful, offering to clean the cottage (which we had already done so didn't need, and we didn't want someone else in the cottage during the pandemic) and arranged for new linen to be sent - these were brand new bought directly from Tesco that evening. Unfortunately the size was not correct so we ended up having to wash the linen in the washing machine ourselves and sleeping on our own towels for the first night. If it wasn't for the cleanliness issue on arrival we would recommend this cottage. Once cleaned the place was comfortable and a good base for exploring Beaumaris and Anglesey but we have serious concerns about the adequacy of cleaning between guests.

**Rating: 0/5** SERIOUS ISSUES NOT RESOLVED BY EITHER THE PROPERTY OWNER OR SYKES.

AVOID! The cottage is simply not clean and hasn’t been maintained properly since it was initially restored. There is mould in the showers and kitchen cupboards, a gap in the main door, and the upstairs shower doesn’t drain correctly, causing water to pool in the tray. Various reviews have highlighted these issues in the past, so it is disappointing that the owner hasn’t addressed them. The garden, although lovely and the hot tub is a nice feature, is overgrown, making it challenging to use the facilities. The outdoor table and chairs are unusable. There was a significant amount of dust on all ornaments, and the bedroom curtains were inconsistent—some blackouts, some not (in the same room) making it difficult to sleep as it got light by 5 am. The advert suggests the property has an open fire, which is untrue; it is an electric fire. While the location and views are beautiful, we did not get value for money. I would seriously ask Sykes whether they should continue advertising this property until all issues are resolved. Unfortunately the Sykes customer service team have now been sat on my complaints for 2 months, and Melissa is now refusing to respond to me. I will be perusing a charge back via my credit card company.

The property location is ideal, situated in the centre of the town close to all amenities.

The streets around the property are quite narrow and so street parking at the location can be difficult. However, there is ample parking within 400 yards on the seafront at the Green. The current cost is £25 for a week + a refundable £10 at the end of your stay. This is recommended as the easiest solution. The actual property is well maintained and includes all necessary facilities. It is clean and comfortable. The local baker's shop is 20 yards away and is very well stocked. Try the sourdough bread as it is delicious. There is a general waste bin in the back and enclosed courtyard but there was no sign of any recycling bins. The owner should advise what to do in this case as we could not find any details in the file on the dining room table. Overall, this property can be highly recommended.

Lleyn Cottage is a lovely looking cottage in a great location, close to shops, restaurants, takeaways and pubs.

Unfortunately it is dated inside and has a terrible musty smell that hits you when you open the front door, it also lingers in your clothing. We found the 2 settees in the lounge to be extremely uncomfortable, 1 very low the other quite narrow. However there is another in the dining room which is comfortable. The bathroom is compacted and the shower pressure is very weak. The kitchen is well equipped and has everything you need for a self catering holiday. We received a lovely welcome pack on arrival. The owner Ron is very friendly and helpful. The cottage is located in the grounds of the owners own home.

Lovely cottage, in a convenient location.

Very clean, tidy and well equipped. Nice little secure courtyard, with table and chairs for alfreso dining. Modern kitchen and bathroom. Comfy furniture throughout. Found on-street parking every day with no problem. The only hesitation I would have about staying here again is, as a light sleeper, the noise from early morning deliveries to the hotel opposite. From 04:45 onwards, every day, there were several vans, trucks, bin & recycling lorries arriving, with engines left running, doors opening and closing, right beneath the bedroom window. One of the drawbacks of being in a central location I guess.
