      We arrived after a 6 hour drive.

      The front garden was overgrown,walked to rear of property and the rear garden was grossly overgrown,the table and 2 chairs were on the uneven grass, could not be used .. Entered the property and my wife compaired it to an old peoples home,no curtains in kitchen for privacy,a locked bedroom upstairs, the property to our left had filthy curtains and we thought there maybe squatters in residence as the fencing was falling down and the whole scenario made my wife feel uneasy about staying. We then sat in the lounge area and all you got was moths flying around in your face, very off putting. As we were so tyred due to our long journey we decide to stay the 1 night. We then left the following morning at 5.15 am to travel home. Due to all I have said I would expect a full refund for the 2 nights we did not stay and also a refund of the cleaning charge as there was cobwebs all over which we pulled down.I would have thought sykes cottages would inspect these properties to make sure they are upto spec,As this one was certainly not

      Lovely big farmhouse full of character.

      We were a group of 7 adults and there was plenty of space which meant we didn't feel on top of each other at all. The family live next door and were very friendly and welcoming and were very quick to respond to our queries and also checked in with us, without interfering, as to how things were. They also gave us advice as to places to walk etc. The property backs on to fields and the cows were very inquisitive and great to watch. The garden is a good size and we had space to both relax and play a bit of football and badminton! The hot tub was thoroughly enjoyed and very welcome after our walks. The kitchen was very well equipped and had everything we needed and there was a lovely welcome back of provisions and a homemade cake which was thoroughly enjoyed. All the rooms were a good size, and the bedrooms had very comfortable beds. The main bathroom was of a high standard and looked to have been recently refurbished. The 2 ensuites were small but had what was needed and, like everywhere, were very clean.

      This was our second visit to Ley Fields farm so that is a huge inidcator as to how much we enjoyed our first stay.

      This second stay did not disappoint either. The property is spotlessly clean and extremely well maintained. It was clear that the owners take excellent care of the property. Lots of room for a large family like ours - it would also suit one or two famillies together. Lovely outside area - clean, daily maintained hot tub, grassy area and newborn calves in the next field! Lots of privacy, space and excellent facillities. Aall furnishings and fittings were of an excellent standard, extremely comfortable beds and sofas. Will be back again! Thank you for a wonderful stay, we rent holidays houses a couple of times a year and this is truly the best one we have stayed in. Very pleasant and helpful owners / caretakers, polite and friendly communications and a lovely welcome basket on arrival - our children were fighting over the last slice of home made cake!

      We spent a week at the farm with family members ranging from 3 to 75 years.

      The location was ideal, rural and peaceful with lovely views and yet near to towns and places of interest. The house itself was extremely well equipped and spacious, allowing comfort for us to be together and quiet spaces to be private and, in some cases, connect to work with wifi. There were toys for the children to play with, room in the garden to practise football skills and the hot tub was also enjoyed by some of the party. There was good cupboard space for our food in the kitchen and the large fridge freezer accommodated all the items brought from three families. Our host was pleasant and helpful and we could not have wished for more. We also appreciated the generous welcome pack which we found on arrival.

      Steps to bedroom inconsistent heights (against planning regs) & unstable handrail coming away from wall. Kitchen mixer tap loose. Shower room door sticks and shower cubicle has a smooth base with no rubber safety mat, seat or grab rail. No wardrobe or chest of drawers, just a narrow cupboard with wire trays on runners. Back door opens onto a metal grating, with a 12" step up to uneven concrete. Orchard Garden quite a trek & not outside as implied.Front "Garden" is a small paved area, no flowers. Did not appreciate finding hairs in the washbasin and a used toothpick plus crisps under the cushion of the grubby sofa. No smart TV as stated in the blurb.A photograph taken of the handrail shows how dangerous it is.
