Top Hill Farm Cottage is in a beautiful location and the inside has been presented in a modern way.
We booked having looked at the photographs on the website but I feel I must warn others that these photos are not up to date and that the presentation and cleanliness of the property is not accurately represented. The outside area especially was extremely disappointing. The hot tub was a health hazard with dirty water, green algae around and filters covered in slime- absolutely incapable of filtering anything. The lid of the hot tub is broken so it lets in rain water. The outside furniture is very tired and the cushions are filthy. There were broken plant pots and old broken furniture left around. The fire pit had not been cleared nor the grass mown as shown in the photographs. The view from the bedroom is countryside but also the building site next door. I take no pleasure in writing this review but I feel compelled to as in its current state it will leave others feeling as bitterly disappointed as we were. I have contacted the owner directly but he hasnât responded. He has to accept that he needs support to maintain the âoutstandingâ grade of his property. It is not âoutstandingâ currently so please book with caution. Additionally, Sykes are impossible to communicate with if you do have a problem. Please read your booking conditions as it seems they have no interest in quality control and ensuring their properties are accurately represented on their website. Who knows what you could arrive at.

This detached little cottage has been really sensitively modernised, with cleverly warm and light-increasing touches.
Comfy, stylish, solid, spotlessly clean, good value. Many lovely walks and drives from here (v well-maintained public footpaths everywhere), genuine sense of peace, and we loved the view, hot tub and range of garden furniture. When the promised wood-burning stove gets added, it'll feel perfect in all weathers - although the heating looks adequate already. It's not within the (overcrowded) Peak District itself but still in a lovely landscape, and many attractions aren't far. I didn't want to come home. I could only quibble with a few tiny practical details: I'd've liked a few more mugs, one living-room lightbulb bright enough to let you read on the sofa, a bannister rail and soft surface at the bottom of the staircase (which is steep and narrow-stepped as in all genuine cottages - unsuited for mobility-impaired or small kids); a small dishwasher would be handier than the storage for 40 (!) bottles of wine. But the kitchen is well-equipped, and the walk-in shower is excellent (no bath btw). Didn't use the firepit or bbq, but great to have. If you're a dog owner do be aware: as the photos show, garden is shared and not enclosed, and sheep graze one field away, so a long lead might help. But your pup will love the walks here, and the furnishings are very practical. Two dog bowls were kindly left, but you'll want to bring your pup's own bed.

This is a nice big house with plenty of parking front and/or back, very clean, and the large garden is definitely dog-escape-proof, which was a definite plus for us with our 2 Red Setters.
The large kitchen-diner has a wall-mounted tv, there's a fridge-freezer, and the oven/gas-rings and washing-machine were easy to operate, although instructions for the 700w m'wave and the 2 tv's would be useful. The very large tv lounge was cosy for relaxing in the evenings. Upstairs, the wc/shower-room is nearest to the 2 twins, the wc/bathroom with shower over is nearest to the 2 doubles, where the c.h. boiler can be a bit audible at times. The very friendly, helpful and obliging owners Lisa and Dave have left a folder of useful notes for local amenities, dustbin-day, vets, doctors etc, also local restaurants (we recommend The Black Lion in Butterton) and other amenities, and although the house itself is in a "black hole" for mobiles, the wifi works absolutely fine. Leek, Ashbourne, and Ilam Park (NT) are all within 12-15 miles, while Alton Towers is about 20 miles away. There's a nearby Wild Animal park, which we didn't manage to visit this time round. We can also recommend Hartington Village Store, about 15 mins drive away, where the cafe further on through the shop offers the most unbelievable cakes (Sticky Toffee Pudding and Stem Ginger cake...) - so Dieters Beware! All in all, we are pleased to say that this is a good base for exploring the southern end of the Peak district.

This is a very good property, and the space is great.
It was well-positioned in the centre of Buxton, easy to park two cars, and extremely comfortable except for one bedroom (hence losing one mark). The house is very well equipped. It was easy to park, and Morrisons is only a walk away. You could have a good holiday here without a car, as everything is so close. Of the three double bedrooms, one has the boiler in, with a sign to not switch it off. However, having the boiler on meant the room roasted, and was extremely difficult to sleep in. Also, the boiler timer ticked incessantly all night, and anyone switching a tap on made a very loud noise in the pipes in that room. You could also hear any noise in the room below from there. My son and his wife who were in the room did switch the boiler off so they could sleep, which meant we had no hot water to shower in the morning until he woke up and we could switch it on again. Inside the house was very clean. However, outside, the gate to the neighbour's back yard was broken and off its hinges (and we had a dog with us), and the passage between the two houses was scruffy, particularly compared to others in the row, with broken slates, etc. on the ground (hence one mark off for cleanliness). Overall, we were very pleased with our stay, which we felt was better than our expectations.

Overall the property offered the perfect space for 8 of us and a dog.
Ample parking and lovely outdoor area - the kids loved playing in the nearby river. The location of the property, for the activities and the places we wanted to visit, was ideal. A plus would be a pub in suitable walking distance for the kids, but we survived! There are a couple of areas i'd recommend which would have made the stay slightly better. Firstly, the mattresses in some rooms were very soft. This didn't suit all our party but having an extra fold out bed came in handy. We had to ask for some bedding for this, which Jane provided. Secondly, having just one shower for 8 of us became a logistical challenge. If both bathrooms had showers it would be much better. Finally, there was no welcome book. This would be really helpful to understand key points about the property and location - heating, contact numbers, local eateries, when to put the recycling out (we followed suit with the neighbours as the bin was full halfway through our week -- not all from us!). Some leaflets on places to visit were available. Forgot to mentioned, we had to buy bin bags as only one was provided and a whisk! Saying this didn't majority impact our stay and to be welcomed with a big biscuit selection and Haribo pleased the kids. Thanks Jane for a pleasant visit.
