      We enjoyed our stay at the recently renovated Stable.

      It was comfortable and warm and nice and light throughout. The kitchen appliances were very good and there were 2 good quality TV's too. The seating and bed were nice and comfortable. The bathroom did the job although to use the shower meant removing toilet rolls etc as the whole room gets wet. One of the main reasons for choosing this location was to accomodate our dog with the large garden being a big attraction. However we found that the garden isn't fully secure. The back of the garden is only fenced off from the adjacent field by a plastic mesh fence. This wasn't fitted properly and most of it wasn't at full height and our dog easily got over it and ended up in the field. This could have resulted in him getting onto the main road. After this incident we had to have him on a lead which wasn't what we wanted for him. A more sturdy and higher fence is required to make it secure. Also the gate and metal railings could do with mesh being fitted as any dog smaller than ours could have squeezed through, ours nearly did! If those small things were sorted it is a lovely garden for a dog to be in. The only other small things I would suggest would be wi-fi and a few more basic kitchen items such as oven trays and gloves. We did enjoy our stay and would consider coming again if we felt the garden was safe for our dog. The bottle of wine and can of beer was a nice welcome upon arrival.

      Lovely property, great host and a lovely welcome.

      Kitchen had everything I needed to cook and clean up with fab views across the fen. Comfy sofas and cosy cottage vibes with lots of space for us 2. Good size fridge freezer and dish washer. Clear welcome information. The neighbours are close but very quiet. Very much appreciated the welcome pack (especially as I hadn't packed any tassimo pods). There were a couple of issues Ian flagged on arrival but they didn't cause us any problem and Ian was very efficient fixing what he could. If you are bothered by light when you sleep you might want to bring an eyemask or use one of the baby blackout blinds on the bedroom windows as the sun will shine in as Lincolnshire lives up to its reputation of big skies. Location wise it is on a main road but not a lot of road noise. Good size driveway. Not far from Louth which is good for shopping with excellent butchers, bakers and green grocers with local produce. It is not far to the sea. Sutton on Sea is lovely and we picked up every thing needed for a picnic at the near by Sandilands, with good access to the promenade and beach (recently come under national trust and had 2 hours free parking for all- members can get a ticket for free until March 2025 from the snack van- great toilets and accessible facilities if you have a blue badge. Lincoln is just under an hour across the Wolds. Hope to visit again when next in the area.

      An excellent property, we have stayed on three occasions in the last 3 months.

      Comfortable and warm in the main bedrooms and spacious kitchen/lounge/dining area. The games room is cooler, but you have to appreciate that you are living in a converted barn with high roof structure. The underfloor heating to living areas and the luxurious bathroom, and bedroom 2 works very well. The view from the living room window, overlooking Melbourne pool is superb, as are the sunrises. A discreet sign indicating the front door to Tithe Barn would be a help, when we first arrived, it was wet and dark, and it took us a while, and talking to local residents to know where the entrance was. My wife has mobility issues, but the 8 steps up to the first floor level were quite manageable, and once up there, everything is on one level. Church bells, and bell ringing practice are fine, it is a beautiful church next door. There is some aircraft noise from Castle Donnington, but that is unavoidable all around the area, and only at certain times, it did not detract from our stay. The staff from the Estates office dealt with any queries we had in a pleasent and efficient manner. Melbourne itself is a delightful village, and very friendly.. We reccomend the property and the location, but would rather keep it as a well kept secret!

      Stayed 18th August for a week, had an absolutely wonderful time.

      Everything in the cottage we needed. Lovely surroundings and walks from the cottage are good too. We enjoyed our walks through the farm and legbourne wood, so peaceful and full of nature. We even had a nest of swallows in the cottage porch which was fascinating to watch. Only thing I will say is TV signal is not brilliant but didn’t bother us in the slightest as there was Netflix, bbc, itv x etc etc if you did want to watch a bit of tv (we didn’t ) Louth is 10 minutes away, great for shopping and Hubbard hill and the canal nice for walking the dog. 20 minutes to mablethorpe if you want the seaside, we did go once but preferred the quieter places. Communication from the owners was fantastic and they are easily contactable if you need anything. Hoping to return next year
