The property itself is fantastic.
A very modern barn conversion in a lovely location. Beds were very comfortable although I think an option for a harder pillow is necessary for those with that preference. There was no way of cleaning the toilets during our stay. On arrival, the property seemed unclean, lots of dust and cobwebs in easily accessible areas. There was dirty washing in the dishwasher, presumably from previous guests. Windows werenât very clean at all. Pool table was slanted despite this being a major selling point for the property, so a bit disappointed with that although I did not stop us from using it each night. Lighting wasnât great above the table and sometimes it was hard to see which ball was which colour (mainly when playing snooker). Hot tub is great. Although, with it being wood fired it takes time to heat up. This is not always possible with days out etc and by the time it has heated, it would be pushing well into the night. I know this is not the case for everybody. Have to say that the maintenance team were great as there were a couple of issues during our stay which were fixed straight away. Communication with them via e-mail was quick and easy. Lots of flies at the property which is understandable as it is on a working farm. The fly spray provided did not quite cut it unfortunately. I think this needs looking at (if possible). I hope this feedback helps in the future. Thanks again for our stay :)

Back home and now reflecting on our 9 days in Dartmouth at Estuary House & Annexe.
What can I say, this was a perfect location for Regatta week, our 3rd visit to the Regatta. The house is extremely comfortable, very well equipped, has absolutely 5 star views over the river and the estuary. The annexe was perfect for my two older grandkids and made them feel independent and grown up. The rental cost is on the high side but you get what you pay for, we will certainly rebook! One point to mention is parking which is at a premium in Dartmouth. If there are 2 reasonably large vehicles in a party, you will not have room in the designated area, 2 small vehicles - yes! The roads are very tight and steep up to the house but I had no problem in a long wheel base 7 series BMW. So no drama there. The walk to town is a a doddle (all down hill). Be aware that coming back is a bit of a challenge! However, I am a reasonably fit 73 year old and I and my family of 7 thoroughly enjoyed the work-out. Do not be put off, itâs all more than worthwhile! In conclusion, a lovely house, in an amazing location, with beautiful views, in a magical town. Sykes Cottages are excellent to deal with, Iâve used them several times and would recommend. Thanks for a great experience for my family!

A modern three storey, three bedroom, mid terrace town house, furnished in a clean âScandinavianâ style.
Initial impressions on first entering the property were good, but less so on closer inspection and use. Cleanliness left something to be desired, as there was dust on all the glass tables, and the floor tiles in the kitchen and downstairs cloakroom had dirt stuck on them. We would also have wanted to thoroughly clean the oven and microwave before use should we have chosen to use them. Some features also proved to be more âdesignerâ than properly functional. Do not want to be too critical, as property has many merits for a short stay - its location outside Dartmouth, but within walking distance of the town and its amenities, own allocated parking space where car can be left. Full feedback for the owners benefit has been noted in âGuest Bookâ at the property, most of which was relayed to the agent when the keys were returned. We would also suggest that they might like to get the underfloor heating checked by an electrician, as the floor in the dining area seemed to stay hot at all times, no matter what we did to the controller. There is also a warning message showing on one of the controllers at the top of the stairs, indicating that maximum setting is too high.

We found the property to be as described, in a lovely location and apart from the loose fitting toilet system all was great.
Thatâs until the neighbours informed us the drains outside our property were blocked and sewerage was discharging onto the pathway outside the entrance. Apparently it is a known problem with the property. For us it meant we could no longer use the toilet or shower. We emailed Sykes and the neighbours phoned the property owner, this was approximately 10am in the morning. To cut a long story short we were eventually informed by the neighbours Wessex water were aiming to call at 7pm that evening but couldnât guarantee the time/ date. We contacted Sykes again to seek the owners opinion as we had no facilities, plus we had made plans for the following day; anniversary meal etc. The owners response was basically tough luck, itâs not my fault. This I must say really annoyed me as itâs clearly a know problem. I wasnât looking for a huge sum in compensation but some recognition of the problem. We waited for Wessex until approx 6.30 that evening and in the end had no option but to pack up and go home early. given we had no facilities etc. So, in conclusion, itâs a lovely property but if things go wrong donât expect the owner to step in and help out.

We loved staying in this cottage which is just around the corner from the jetty at Dittisham, the Ferry Boat Inn and Anchorstone Cafe.
Despite this it is very quiet, with a small but surprisingly sunny little patio just opposite the front door. The cottage was warm and very comfortable with underfloor heating in the living area. We really appreciated the supplies (milk, butter, bread etc) which were provided for us- that is a lovely touch. Although the cottage is nearly at the bottom of the hill and parking is not on site, having stayed in Dittisham before we have solved the problem of transporting bags and groceries to the cottage by bringing a wheelbarrow with us. Parking at The Ham car park, we could then either wheel our bags along the foreshore at low tide, or via the Public Footpath when the beach is inaccessible. Definitely a result and we would recommend this to future guests! We would have no hesitation in recommending this cottage to anyone who is looking for a cosy cottage in a peaceful location near the Dart with enough amenities and ferry links close by to avoid the need to move your car all week if you don't want to. We are already looking a dates for next year.... Thank you!
