      Such a shame that this potentially lovely property feels so unloved.

      The location is good, it's warm, quiet and the bed is very comfortable but it needs a really deep clean especially in the bathroom which is full of black mould (shower, tiles, windows etc) and some investment in repairs and maintenance of the building and equipment. The window blinds are grubby and fraying, the pillows totally flat, the TV cable needs renewing from the booster box to the TV, the duvet stained, the sofa tired and faded, the light bulb in the fridge not working and many other minor issues need attention. Disappointing overall when all the items needing attention require so little time, cost and energy to put right.

      Looking at the picture of barn we thought it was detached and a little more isolated.

      However owner was a lovely man and the barn was very clean. Bed had a firm mattress and I felt it was a little too firm however my partner who suffers from a bad back had lovely nights sleep. So this obviously varies on the individuals choice. As does my feeling that a washing machine may have been more beneficial than a family sized dishwasher for 2 people. I say this because there are some lovely walks down by the river and we had to wash trousers that were muddy in the sink on return back to the barn. Small fenced of courtyard was a bonus for the dog and secure. All in all lovely place and lovely owner.

      Would have given 5 stars but for small problem of tv reception, had to refit loose Ariel connection on booster box 3 or 4 times for adequate picture quality.

      Also no coffee table for cups, etc, when sitting on the settee. Not a problem for us as we had brought our own fold up coffee table after reading reviews. Top marks for our host Tom. Who had left milk in the fridge, chocolate biscuits, tea, coffee and sugar for our arrival. He recommended a lovely pub called Ash Hill Inn about 2 miles away. Great food and atmosphere. He also arranged for an electrician to call the next day to replace a faulty light switch which had failed, can’t fault the service. As far as we are concerned a very nice place and area. A definite near 5 stars.

      The description of the cottage was exactly as described.

      The cottage was located up a private lane. It was a very beautiful,peaceful setting,with a secured dog-friendly garden. The cottage was very clean and comfortable with everything required for a lovely holiday. The hosts were very welcoming and friendly, with some nice little touches such as,milk,tea,coffee and sugar. Also supplied a variety of cleaning products eg, washing up liquid,washing machine and dishwasher tablets. Also a nice touch was the vases with fresh flowers. Overall we and our little sausage dog loved it, and cannot wait to return. Would highly recommend it.

      What a wonderful place to stay for our holiday exploring north Devon and the surrounding areas.

      Oak barn was a lovely cottage with really handy enclosed garden for our two furry family members. It is situated right by some bridleways which were great for walking the dogs and being situated about 5mins outside Cullompton meant easy access to the motorway and local amenities! Would recommend this cottage. Was perfect for our family (2adults, 2children and two dogs) Owner lives in adjacent house and was on hand to welcome us and give us hints and tips which was great and we were left to our own devices for rest of the stay :)
