"On arrival we were surprised that previous reviews had described the cottage as spacious. As a group of 5, we found that the awkward size / shape / layout of the seating area made it difficult to all watch TV together in the evening. Whilst it's nice to have an extra sofa away from the TV for those wanting to read, the seating near the TV only had 2x two-seater sofas and 2x dentist waiting room- The seating area is also the through-route between the kitchen, bathroom, pool room and staircase, so it felt a bit like a corridor at times. I think the cottage would be most suited to a group that wants to spend evening sitting around the large kitchen table, or perhaps two couples who want to go out early hill walking and spend evenings in the pub. Positives: clean; plenty of hot water and the shower was good; corner room bed was comfortable; pool table was great; the north-east facing garden has views over countryside; the wifi was fine; there are a 2/3 really good National Trust properties in the wider area but driving there takes quite a while. There's a steam railway close by. Negatives: the property is right next the A52 so there is 50mph traffic noise from 6am; bathroom radiator is too small for the room which is cold; condensation problems causing puddles in the bathroom and kitchen; bathroom and kitchen floors are freezing, bring your slippers; cooking was challenging at times due to poor quality pans, but the oven was good. Overall, we thought the property was quite expensive for what we got, compared to others we have stayed in, especially as it isn't in the most popular location."

"We enjoyed the area and would visit again but not this cottage. We had an issue with the heating oil being smelt in the kitchen & lounge and had to leave the window open the 5 nights we stayed. My husband noticed there’s a leak as there was a pool of oil outside the kitchen window on the floor. Reported to the owner who blamed the wind blowing the wrong way! Also the blinds in the bedroom are inadequate. The light from the outside security light shines straight into the bedroom throughout the night. Mentioned to the owner who suggested we bloke them up, which we were already doing with cushions... not idea as it’s a barn and u can imagine how high one of the windows was. Shame, the decor and surrounding of this cottage is stunning but sadly we wouldn’t return. Also because it’s a small kitchen, but very well stocked I will add with quality crockery, the oven door wouldn’t open fully and I couldn’t adjust the shelves to fit our turkey in!"

"This was for a few days near Derby before my daughter's wedding in the city, for a three-generation family group. We used the ground floor bedroom and bathroom, whilst my partner's daughter and her husband used the inter-connecting bedrooms upstairs for themselves and the children. The lounge and kitchen are open-plan, and also upstairs. The cottage itself is at the end of a lane in a very rural area, but with shops, pubs*, etc only a few miles away. So the setting is very quiet, except for the beautiful peacocks/hens which roam the garden and sometimes stare into ground floor windows! As would be expected in an old building, there are many steps of varying heights to get used to, and in some places slightly sloping floors - but generally this adds to the charm.*The Cow at Dalbury Lees (a couple of miles away) is recommended."

"Overall the holiday was great and exactly what we needed! The owners made every effort to ensure we had a great stay at Dale End Cottage, As we have a 2 year old we required stair gates the owner kindly left one at the property for us as well as children's books and also dvd's. The kitchen is really well planned and well kitted out. The 2 upstairs bedrooms are comfy and well kitted out two with plenty of storage space and the bathroom is far better than any of my two at home! The lounge was very well planned with two comfy couches and a great log burner.Although Brassington village does not have any shops it really didn't matter, we arranged for a Tesco home delivery to drop off our shopping for 6pm so we were well stocked! So to close we really enjoyed our stay here and we would gladly stay here again"

"Very disappointed - our room was the only one that didn’t have access to the outside seating area. This was not made clear at all in the pictures or description of the place. And we had kids - so wanted to put them to bed then sit out and enjoy the amazing views, but couldn’t do this. We chose the stay because we saw the outside seating area. The play area is not the same as the photos - there is less now, than in the photos. The door leaked! And the radio wouldn’t work. The place is amazing, clean and comfortable, spectacular views and the kids LOVED the swimming pool, but we feel very let down, actually cheated, by the lack of access to the outside seating!"
