"This cottage is a lovely stone brick house in keeping with the rest of the village. A few things to point out. There was no hand soap in any of the toilets and no toliet cleaner we had to go and buy some. The cottage had insufficient towels also, I was in a double room and was only provided 2 shower towels and no hand towels to dry hands or put down on on the floor for when stepping out of the shower. I have rented many houses over the past few years and can always say I have recieved a welcome pack. This cottage had no welcome pack so don't expect any complimentary tea coffe sugar buscuits loaf of bread or pint of milk- there was nothing. One of the ovens does not work, this is stated in reviews from may/june time and has still not been fixed 6 months later. Its the oven on the left hand side. The water from the shower in the maim bathroom leaks through a hole where the seal has not been put on in the correct position. The owner will try to tell you that there is no leak. However I have emailed her photographs of the gap to prove its that and also taken sam the maintenance man up there to show him the leak. The main stairs have no light at the bottom and are very low half way down and need a sign saying mind your head. Many of our party banged there head. One of the bedrooms had a huge damp patch which dripped onto a bed below. Lastly one of our party fell down the wooden stairs from top to bottom and was unconcious for 5 minutes and cut her head open. We had to call an ambulance. The stairs need a sign stating 'very steep' or words to thst effect. They need carpeting to ensure they are not so slippery. They are wooden, very steep and painted in gloss - an accident waiting to happen and it did. I definately wouldn't rent this if you have kids... on a positive note the house was spacoius and in a lovely setting. It needs some updating so a lick of paint here and there and door knobs putting on etc. However the other health and safety issues i have raised need addressing as soon as possible. I have written my concerns to the owner regarding all the above and asked her to contact me back when they have been addressed. I am currently awaiting a response. Would I rent this property again. NO WAY."

"Absolutely beautiful lodge! People who have left bad reviews before clearly have nothing getter to do than pick holes! The lodge is spacious, clean and has everything you need. The hot tub is awesome, we spent most nights in the hot tub! The only thing that the please could do with is new mattresses (there fine just a little lumpy) and without a doubt WiFi, not to look up the latest Facebook goings on, but because the mobile reception is awful, so looking for a place to visit is a little troublesome at times (they're the only things that our group could think of needing). The owners are friendly and incredibly helpful.The surrounding area is stunning, there's no other word for it, the lake is breath taking as are most of the views where ever you go! Me and my partner fell for Rudyard and leek big time!One thing I will say is watch for speed cameras (not that many people would be driving fast around this area, it's too pretty to miss out on!) there are a lot of them around the area!As for eating out, I can't recommend the Rudyard hotel enough, the food is spot on and the carvery is without doubt the best I've ever had! The staff are friendly and helpful, as is everyone around the area!Over all the lodge is pretty perfect, we already agreed that we will be back next year to the same place! It stole the hearts of my partner and I and we will be back!"

"A lovely charming house with a lot of character though there are issues that could easily be rectified to the benefit of guests.Booked this as looked ideal for family time about 9 - 10 months in advance, then reading further reviews nearer to our stay there were several reviews regarding the housekeeping, leaking shower, dishwasher not effective. I contacted Hoseasons with my concerns for them to come back that everything was in working order.Disappointed with our stay that these issues still remained, including old white / greying towels and garden gate broken. With only a short stay I felt it would be a waste of time to contact the owner as evident these weren't going to be resolved. Just got stuck in with plenty of washing up and cleaning up the water that came through the shower into the dining room.I contacted Hoseasons on our return, the owner disputes any of the issues as nothing wrong!Would I stay there again, no and its such a shame as the house is lovely but needs some tlc. I would even thing twice about booking through Hoseasons as with so many concerning reviews this property should of been checked."

"Well what can we say about this beautiful cottage other than what our title suggest. A truly lovely retreat matched only by our wonderful hosts Mike and Wendy. Upon arrival my family and I were warmly greeted by our hosts and shown around the accommodation which is gorgeous, spacious and so tastefully presented. We also had an amazing welcome basket of food and drink which was not only a pleasant surprise but the sheer thought put into it was fantastic. The location of Orchard cottage is perfect and enable us to explore this lovely part of the country we had lovely days out to Bakewell, Matlock, Heights of Abraham and a day to Alton Towers water Park which was only a 10 minute drive. Other days we loved our accommodation and its facilities so much we had a couple of days lazing around Orchard Cottage. To summarize we have had the perfect family holiday in a perfect cottage with perfect hosts who really could not do enough for my family and I and I feel that when we left we didn't leave behind our hosts, we left behind new friends. We will 100% return next year, in fact, I'm counting down the weeks!"

"We booked the school house for my sister in law to be hen weekend. There were 9 of us. The house was perfect. My sister in law was over the moon. Everyone had there own space. Living Room was perfect for our evenings. You are only 30seconds from the main road but you wouldn't know at all, it was so peaceful. Hot tub was great and the 8 of us who wanted to go in fitted altogether with no issue (I would say it was quite difficult to get out of the hot tub as I have short legs, could maybe do with some kind of step or something). We went to Tissington and Ashbourne, both of which very nice and pretty places. We went for a meal in Leek where a taxi costs £6 (very reasonable). The idea of the weekend was for us all to chill out and relax which is exactly what we did. Each of us will be going back with our respective families/ friends. Thank you for a wonderful stay."
