      Thank you again for yet another fantastic cottage booked with your company.

      The location was amazing, key was easy to access. On entering the property, it was immaculate, warm and clean. Exactly as it had been advertised. Gorgeous bathroom with a lovely hot shower. Well stocked kitchen with every utensil a professional chef would be proud to use, resulting in some fantastic meals. Very close proximity to the bus stop from Seatoller to Keswick. A quick 3-minute walk down the lane to a local hotel which doubles as a bar for non-residents. perfect location for in good weather some amazing climbs and hikes within walking distance. We encountered no problems with using the National Trust car park literally 50 yards down from the cottage. One negative comment maybe to be reviewed for future guests the television was confusing to access. After 2 days of trying, we finally figured out it was operated via Firestick which required the log in details sited on the TV screen, this was so tiny we would suggest enclosing all the operating instructions including passwords etc within the welcome pack. Could maintenance also fix the guttering to the rear of the property? It is broken resulting in water penetrating the outer wall which will arise to major damp issues over time. Overall, we thoroughly enjoyed our time, and would return in a heartbeat as we would with the other properties within your portfolio. We look forward to booking with you again very shortly. 10/10 xxxxx

      We were disappointed to find that one bedroom in the property was spider infested with a slat on the bed broken.

      The floor was filthy under the beds and also under the bed in the ground floor adjoining room. Cobwebs were around the rooms and adjoining on-suit. Regarding comfort, it was hugely disappointing that the heating was set to come on at 7 am. This was the time we got up each day to engage in walking and other outdoor activities around the lakes. We therefore had to endure getting washed , dressed and fed in a very cold house every morning as the temperatures were cool. Realistically, the heating should come on earlier at this time of year (6am) I would suggest. I appreciate peoples preference for this may differ, but by day 4 of our stay I found it to be rather tiresome. Added to this fact we came home on our second day to NO HOT WATER. As we had had a full days walking we were extremely disappointed to say the least. We contacted Sykes but were unable to contact the owner not least because there is extremely poor phone signal. Owner called following day and organised plumber to get hot water back on. So this was not fixed till that evening for us to use, which meant no hot water and no heating that morning. Given the displeasure this caused throughout the week, I think it would be appropriate to receive some compensation commensurate to our discomfort. I look forward to your view on this ❓ So no hot water the following day

      We stayed for two nights and enjoyed our stay.

      The beds were comfy, the kitchen was well appointed and the shower worked well. We were out and about most of the time and the weather was a bit damp so we didn't use the garden. We used the TV once and didn't encounter any of the problems others have reported. We couldn't find the outside bin to put our rubbish in when we left. As others have said, the parking situation is a bit odd. We used the NT car park. One thing worth noting for non-members is the ticket machie only takes coins - who carries £8 in coins these days? Fortunately, I'm a member of the National Trust for Scotland, and althought the NTS has a different parking scheme from the English NT, I left the NTS sticker on the windscreen and no-one seemed to mind. (Possibly no-one checked). There is a notice on the ticket machine that overnight parking isn't allowed, which is confusing but again no-one seemed to mind. Is there an official agreement with the car park operators that tenants in the village may park overnight? The instructions for the flat mention a parking space across the road: is this just the bit of road that is slightly wider than the rest, because it isn't marked as a parking space the way us city types are used to! There were freshly painted double yellow lines on both sides of the road and I didn't want to chance parking there.

      The cottage is great, in particular the seating upstairs would suit any group configuration and having reliable wifi enabled us to contact each other and family not with us, with ease.

      We were delighted the property included towels! We'd like to feedback a couple of points which didn't work so well for us or could be made clearer in the cottage info. It didn't feel as though the cottage is in Rosthwaite altho the online info describes it as such. In fact we liked the fact there were good bus links, but this wasn't promoted.. There wasn't a proper folder with clear info in the cottage. The notice board was very bitty and confusing. Before arrival: We should have been told the cottage landline as it made our food delivery tricky as we didn't realise there was no mobile signal. It could be helpful to mention the back/side door is where the coat hooks and boot shelf are, as we didn't discover this straight away coming in the front door. The garden would benefit from a table and the chairs could be set out in the area of the garden which gets the sun. Although it was no bother to pick keys up before going to the cottage it was more complicated dropping them off at the end and we had not had to do that in a lot of years of cottage holidays! ( Most properties have a key safe system) We can't be the only family group with more than 2 cars? (The info could include the Borrowdale Hotel and their ability to help out with extra visiting cars).

      The cottage is in a beautiful location with amazing views from the garden.

      It says there is parking for one car but it didn’t seem obvious so we parked in the National Trust car park about 50m away as we have National trust membership. But that would cost £8 day per car without national trust membership. The cottage is reasonably kitted out, although the kitchen is a little dated and the sink tap practically ready to fall off. The kettle didn’t work so we resorted to boiling water on the stove. The pretty lower gated garden has amazing views and is the most peaceful place to have breakfast. The patio garden directly off the kitchen is in poor repair and would not suit anyone unsteady on their feet. It would also greatly benefit from some form of weatherproof seating which could be used all year. (We appreciated the table and chairs in the shed for use, but it’s a bit of a faff keep moving them from one garden to the other) All in all we would be happy to come back here and a few minor improvements would make it perfect.
