"This lovingly restored and high specification rental house was spacious enough for three of us to almost live independently of each other but come together for meals and the evenings. Three doctors stayed here in June 2014 - we rarely meet except for occasional annual holidays together and this property was a perfect solution to our need for space and comfort. The railed garden is safe for dogs (and children) and given the south aspect the garden which has terrific lawns was perfect for warm al fresco breakfasts and then lying out in the sun for a while. The views towards the sea across fields of sheep and the church to the left are delightful and the proximity to the village itself made for easy and classy food shopping. The bakers and butchers as well as the post office are all you need, but the gifts of bread, cake and milk upon arrival were a nice touch c/o Paul. The owners are very proximate and they both called by to say hello and chatted amiably wanting us to be as comfortable as possible. The fact that the sea and vast expanse of beach at Silecroft is but 8 miles away made for both sunny and at times bracing long walks with the dogs. The inland lakes are also easy to get to with both Hartknot and Kirkstone passes well worth a day out. The kitchen and main bathroom are spacious and there is one downstairs loo and shower in case of a mad rush for the main bathroom i the morning? There is a multi fuel stove which we did not test drive, but that would come into its own in the winter and the living space naturally divides into two spaces depending upon how you arrange the sofas. We thoroughly enjoyed our stay and will return, we think next year? In the meantime I am planning a winter trip to stay again since I am my two Dalmatians love it - and the beach...and the....We give this property an unreserved 5*. "Location of the property is beautiful however each lodge is in very close proximity to each other Or the main bar/restaurant and almost all hot tubs are overlooked. This wasn't ideal. The lodge was well equipped and presented, clean and had lots of little extras which were great (milk in fridge, tea bags, dishwasher tablets etc.)I was aware of the need for a deposit but it wasn't until AFTET the card transaction that staff informed me it would take 5 working days to clear back to my bank. Check out options were flexible, it was possible to extend the stay until 4pm for free if you booked Sunday lunch there. Unfortunately this seems that staff are booing late check out at properties that are already booked as, when we arrived, almost every single party had to wait to check in as their lodges wernt cleaned yet.There was also no pre warning that the hot tub could take up until 10pm on the day of check in to heat up. As it happens, our hot tub did heat up- it was so hot that we were totally unable to use it! We requested it be turned down and someone did come to assist the first time. It was still to hot to even put my hand in. And for the remainder of the holiday, no one was available to assist with the hot tubs. We were advised to empty some water out and fill with cold on the Saturday night, which we did. Obviously this cold water was out of the tap so, come Sunday morning, the tub smelled and was dirty. We could not use it again. Very disappointed."

"Our son booked this cottage for a family weekend for my 70th birthday. There were twelve of us, 9 adults and three children aged 5, 3 and 2. The five bedrooms were large and well equipped and just the right combinations for our family groups. The first floor bathroom was enormous and the second floor shower room a good size. The kitchen was spacious and well equipped as was the utility room. The dining room had seating for twelve and the lounge space for the adults. The second floor open-plan lounge area would have been ideal for teenagers to have their own space. As it was, it was used by my youngest daughter who had the little girls decorating a cake and presents out of my sight! Above all, the whole place was spotlessly clean. The only downside, although not a major problem, was the key collection. It was fine when we arrived as we came by car but my husband and I decided to have a night on our own on the Sunday when everyone else went home for school and work next day. We do not drive and although the Pheasant Inn said it was only a mile and a half away it was on narrow country lanes with no pavement and heavy traffic - not a place for country walking! We managed to get a bus there but then had to call a taxi to take us on to the railway station. A better system for people without transport would be helpful. However, we loved it and are all agreed we will do it again."

"Plenty of room for a big party. Bedrooms and bathrooms very good. Position on the main road was a little unfortunate as cars were parked outside the windows and door most of the weekend. Parking for three cars was tight,as rubble and building materials in the drive entrance made parking on the property difficult. Parking opposite in the public car park was OK but we were anxious all weekend because a notice there restricts parking to 1hour. The playground opposite and the convenience of the baker and small grocery store were a big advantage for a group with small children.Our weekend was slightly spoilt by the unavailability of the BBQ promised on the list. As the weather was so good, we planned to eat outside and BBQ twice. We had to buy a portable BBQ twice during our stay. The outside area was altogether disappointing. It was neglected, dirty and un welcoming. There was builders'rubble around and not a pleasant place to eat. There were no proper chairs or tables, as advertised in the photos and nowhere to relax as there were two dirty picnic tables only. There is no garden at all, only a dirty yard. It was a nice property internally but disappointing outside."

"Firstly, the cottage is in a fab location and that and the village is just what my husband and I were hoping for and without doubt our stay there was comfortable and very pleasant. I was very pleased it was so close to the sticky toffee pudding shop, I polished off two in two days! I was pleased to find the place clean throughout. Bedding and towels were clean and of good quality, and the beds were comfy. The kitchen had everything needed for my husband to cook as he normally does and was very happy to try cooking in the range, a nice touch. The decor was lovely and the pretty little nic nacks made it feel homely. I loved the downstairs bathroom! Great bath. The owners communication had been appreciated a lot, a good direction for beginning our holiday and the instructions we had gave us no hiccups. I wanted to convey my appreciation for such a lovely stay in Cartmel, and to the owner especially for returning my precious running shoes that I left behind!"
