"The bedrooms and bathrooms in this cottage are lovely, clean and a good size, the welcome basket was also a nice touch. The living area however is awful and nothing seemed to work. We were only there a matter of minutes before the owner requested a deposit of £250 - I'm not quite sure what for, but this is a dated concept, I have stayed in a lot of cottages over the years and never have I been asked for a deposit. To be fair to him I did find this in the small print on my confirmation letter, I still didn't part with it though. No wifi is unforgiveable in this day and age. There is a sign outside that says there is no wifi talk to each other - we do talk to each other actually, we also live in the real world. No wifi would have been manageable if the house didn't appear to be cased in iron as the minute you step anywhere near you lose your signal. The TV didn't work, there was an issue with the volume, so the owner showed us how to work around this and had also provided us with another smaller TV, so the big TV had no sound but you could switch on the smaller TV to get sound, it was like living in Curry's!!! I ordered a Tesco shop, the fresh items were absolutely not going to fit into the sub-standard fridge. I opened the dishwasher and just closed it again, I wasn't going to go there, a tip to the owner though is to put some salt in it! The rugs in the living room were absolutely disgustingly filthy, I wouldn't let the kids take their shoes off. I tried to hoover up but naturally that didn't work either, even the dustpan and brush were cracked, trying to sweep up all the wasps that we had to kill was a nightmare. The hob was ok, but the oven is hideous, it's impossible to cook a meal in it because it takes so long to heat up and didn't heat properly. There were 2 tin openers neither of which worked, I mean come on you can get those in poundland! I gave up when even the scissors didn't work...The games room was ok, the kids enjoyed it, the jukebox didn't work and the kids aren't allowed in there alone, even though its just next door. There was a sign for a £20 deposit. The barbecue outside looked surprisingly clean, however there is a charge for the gas so we gave that a miss. This cottage is in the middle of nowhere, you can't walk to the pub or anywhere actually. It was massively overpriced and the living area really needs to be cleaned and updated. The cheap TVs and sub-standard fridge are testament to the complete lack of respect the owner has for his guests. If you have a disposable £250 that you're happy to hand over for no reason, and if you don't keep getting pestered for it, don't want cold milk, like wasps, don't mind filth and sticky chairs this is the place for you. I love Norfolk but I won't be coming back here and I definitely would not recommend."

"We really enjoyed our stay. We were a short drive from any super markets so that was easy and within approx 45 mins there was a variety of different beaches, little pubs or sea side towns to enjoy. The cottage was on the owners land up a secluded farm track so although you had privacy and felt set back from every day life, I felt very safe and secure and once out the drive you didnt need to travel far to the nearest small town if you did need anything from any shops. The cottage was lovely. Bed was super comfy, sofa nice and comfy and had everything in the kitchen you could possibly need. It was also spotless and clean and decor was also lovely. Lots of local information packs also available so you could use them to plan your days out. I would be happy to return and use as a base and venture out on different days out around Norfolk."

"The cottage was very clean and quite well equipped with a lovely new bathroom. The owners were friendly. However we discovered late in the day that check in was strictly 4pm and check out 10am (even though there were only 3/8 properties occupied that weekend) so it worked out very expensive for what was a 2 and a bit days stay. We could have stayed 2 nights in a coastal hotel B and B for the same price. The complex is in need of some gentle modernisation and refurbishment after 18 years constant use - for example we took DVDs for the children in the evening but there was a rather old VHS video player. The swimming pool was a great bonus as the weather was sunny and warm but not sure how it would cope with 8 families as it was full with 2. All in all an enjoyable weekend break for our grandchildren. Thank goodness for the sunshine."

"waterhall cottage is perfect as a rural retreat.standard fare for a three star property, with the bonus of a beautiful 3 acre garden to relax in.it has a big comfy bed and en-suite bathroom, good shower over the bath,a large sitting room with a good selection of books and info on places of interest. the kitchen is small but well equipped should you need to cook, though there are good pubs and tea shops within a 5 mile radius.you will need to take some supplies with you as the shops are not on your doorstep, but this is a small price to pay for the tranquillity you get.do your research, because there are many pretty villages and towns about, set in the rolling countryside of south Suffolk.the accommodation is dog friendly, and last but not least by any means, the lady host ,Sylvia,is lovely.we will readily return."

"Everything was clean and up to date, the decor was nice and a lot of effort had gone into making the small space welcoming. The host's welcome was warm and the hamper much appreciated. Our problem was that the double bed was very small and not comfortable for us so we didn't sleep well. The twin room beds were ok for our kids. The only other criticism was that there were not proper curtains or blinds, just daylight blinds as you have in an office, so in the fine summer weather it was light about 5am and we woke early. I don't think it would be cosy in the winter. It was fine for a short break but a bit cramped for longer or in bad weather. We enjoyed sunshine and our boys loved the games room and having a BBQ. It was convenient for visiting local tourist attractions and less than an hour from the coast."
