      Beautiful modern carriage house, with stunning views.

      Lovely and clean, beds are very comfortable and the veranda is a wonderful place to chill in the evening and enjoy a glass of wine whilst watching the sun go down. The property had everything you needed if a little sparse on the utensils. A few more mirrors would be useful especially in the bedrooms. There are no drawers in the bedrooms but there is a clothes rail and hangers for your clothes, there is please plenty of room on the floor out of the way for your suitcase so it’s easy enough to use that as your underwear draw. Plenty of storage space in kitchen and bathroom for food and toiletries. If you like to clean as you go best to take a few essentials with you as very little cleaning products available other than the basics. I would definitely recommend if you love peace and quiet. Neareast restaurant/pub is probably Middleton’s as in the village of same name. Lovely place and very good service and about 2-3 miles away, could be walked but on country roads at night this might be a bit risky, but with plenty of parking easy enough to find a space. I would definitely stay here again great base for visiting North Norfolk coast, most of the fabulous beaches being around an hours drive away. Would definitely recommend Holkham, fabulous beach!

      The attic was beautifully kept if a little minimalist.

      Everything was lovely and clean. The floor had been vacuumed but unfortunately possibly not mopped as there was a few dusty footprints. We quickly located the mop ourselves and rectified this with no trouble. The decor is very lovely and clean with comfortable beds. I feel the property could use a little more storage for unpacking your clothes but we managed fine with the rail provided and out of the case as we had a spare bed as there’s 3 of us. The thing that makes this a five star stay was location as it is close to kings lynn and lots of things to do but you feel like you’re away from it all and because you are upstairs the view is stunning with bunnies running around, deer and bird life.

      Very warm and comfortable.

      Surprised at lack of teapot. Also had to go out on Sunday and buy J cloth, pan scourer, spare loo roll. We had taken teatowels as Sykes info suggested but expected to find the rest. No written instructions were provided. On Wednesday morning another resident drove out early and locked the gates on the main drive, so we were stuck inside! Luckily there was somebody working in the adjacent farm yard who came and opened the gates but it was a worry thereafter as we didn’t have any code. We do think the property would benefit from some drawers in the bedrooms, and a second set of crockery would make it possible to use the dishwasher instead of washing up by hand after every meal.

      We have never stayed in somewhere so basically equipped.

      An ironing board but no iron. No mirrors in bedrooms, no drawers or a shelf in bedrooms so nowhere to put anything. No books games cards etc no house book with recommendations for visits or eating places. Only 4 plates bowls glasses so though dishwasher not practical no fruit bowl or other dishes. No pictures are except one very high up in kitchen. No s and p or teabags milk to welcome guests. No hairdryer no hooks on door backs etc. bathroom lovely with great shower beds comfortable lovely balcony which as we had good weather was a great advantage. This property had a great layout and could have been fantastic with just a little effort and minimal expenditure.

      The apartment was warm, clean and inviting it was located exactly as described although without provision of any helpful info on where to go etc we never did locate the pub which was billed as 1 mile away.

      The listing was inaccurate because it advised there were 3 tvs in the property yet in truth only one was installed…this was not an issue for us but the entry should be corrected. The kitchen lacked the provision of a teapot and a cafetière. The bed was a standard double and the main bedroom would benefit from the provision of a king size bed. Better (wooden?) hangers would lift the hanging space considerably. There is little or no storage space for suitcases. The lighting in the seating area was inadequate for reading. Overall it was a pleasant property and we enjoyed our stay.
