      The views from all the windows at the rear of the property are exceptional and to die for.

      There is no parking outside the property but the owners have taken out a parking permit for a space in the road below which was much appreciated. The property was well equipped, comfortable, and clean with the exception of the plinth on the wardrobe in the ground floor bedroom which had not seen a duster for some time. There is also an Alexa in the lounge which we found very useful in the evening. The location is easy for getting in and out of Falmouth and good restaurants and pubs are easily within reach. However, be aware that there are steep slopes and steps to and from the centre of the town and its facilities if you have mobility issues. This property was booked by us as there was a ground floor bedroom with an ensuite and a walk in shower. This led us to believe it would be suitable for my friend who has mobility issues. The open plan kitchen, diner and lounge are on the lower floor and have been converted from a cellar. As such there are some ten or twelve steep narrow steps without a proper handrail to reach the lower floor. The beautiful full length windows in the rear facing bedrooms give excellent views but the small windows at the very top are not easily reached if you have height or mobility issues. There are no hair dryers and the rear facing bedroom on the first floor does not have a socket within reach to use the mirror on the wall. The hospitality pack was very poor and not up to the standards of previous Sykes cottages we have rented. There were only tea and biscuits with a pint of milk in the fridge and no flowers. Some suggestions for the owners which they may wish to consider would be a grab rail at the front door as one of the steps is deep. Also grab rails and a full shower length bath mat in the walk in shower and waste bins in the bedrooms. We enjoyed our week in the property and would not hesitate at all to recommend it to people once they are aware of the issues mentioned above.

      A friend and I spent a wonderful week in Primrose Cottage in Penryn.

      The cottage was, as expected, charming, well equipped and clean and matched the photos on the website. The beds were very comfortable and were equipped with nice bedlinen. The hosts had provided a bottle of wine, milk, tea and coffee as a welcome gift and there was also a useful information pack. There was a slight issue on arrival and the hosts responded immediately when contacted. The neighbours, in the house to which the cottage is attached, were at times very noisy at night, which was especially difficult in the main bedroom. In an area where houses are terraced (frontage on the street ) with cottages attached at the back - down little alleys - it would be unrealistic to expect complete peace and quiet, but this was really quite disruptive some nights and spoilt some of the holiday experience. Whilst Penryn town is tiny, it is close to Falmouth, where you are spoilt for choice re shops, restaurants, cafes etc. Penryn does, however, have a couple of great fish and chips shops, a few pubs and a small supermarket conveniently located close to the cottage. The one niggle is the extremely difficult parking situation which resulted in us thinking twice about using the car in the evenings. The option is to use local taxis. However, parking is an issue throughout Cornwall and one that cannot be solved by the owners of the cottage. All in all, a very lovely week in a very pretty cottage located in such a beautiful part of the country.

      Wonderful property, just what we needed for our party for our daughter's wedding!

      She stayed with us and left from there on the wedding morning looking gorgeous! One bathroom between 6 was sometimes challenging but we knew each other well enough that used the ensuite bathroom as second one for anyone. Gas BBQ worked a treat. Though we had no times for games, a comment in guest book alerted us to the amazing boardgames, etc. in the table in the living room - maybe highlight that much more clearly for future guests? Both toilets just occasionally continued flushing for a long time; I lifted lid of cistern of one and managed to do something (not sure what!) to stop it happening. One pint glass broken but able to let owner know - disposed of it in domestic waste wheelie bin. The recycling bag not quite able to hold all the recycling we generated. We chose the property as my husband is disabled and the access to the large ensuite bedroom via the French windows was fantastic. There is a tiny step into the ensuite bathroom and 2 steps up to the kitchen but with help he was fine. Otherwise, the downstairs is on one level, with wide doors and passageways. From the listing's wording, it wasn't too clear which bedrooms upstairs and downstairs had option of twin beds. Local 24-hour garage 2 minutes away had a very useful shop. All in all, a marvellous place to stay, have left us with happy memories, thank you! Would highly recommend it.

      I have a couple of issues. The first sentence is not correct, you head not only DOWNSTAIRS to the open plan living area, you also head down STEEP stairs. The listing states ground floor bedroom, which would perhaps encourage older people or those with disability, but there is no mention of the steep and narrow stairs to reach the lower ground floor. We had to carry our aged dog up and down them. Also, the accommodation would sleep 5 adults, but there are sofas for 4 realistically. It would be a tight squeeze for 5 adults. Other than that the property was very clean and well appointed, apart from lacking some basic kitchen items, (we left a note for housekeeping) including a large saucepan - again we couldn't have cooked pasta for example for 5 adults without using two small saucepans. Enter the property into a spacious hallway, with a handy coat rack to hang your coats and motion sensor lighting, head to the open-plan living area, with a newly-fitted kitchen, housing a range of integrated amenities, including a dishwasher, microwave, fridge, freezer and washer/dryer.Prepare delicious home-cooked meals, which can be enjoyed by the whole group at the lovely oak dining table, before retiring to the sitting room to relax on one of the sofas, admiring the incredible harbour views on offer, or enjoying watching the Smart TV.

      Overall we were all very pleased with the property and thought it was very nice.

      There re a slight few things however this is me being picky and I’m sure others wouldn’t be. I do believe that the write up needs to describe better the steep stairs down to the living room and kitchen. Although it didn’t cause major issues for us my mums little dog struggled with them so we were having to pick him up and carry him a lot. Overall the property was clean but there were parts where you can tell there hasn’t been any attention to detail. Dead insects in the bathroom and on the windowsill, which to be fair at this time of year is to be expected although if the property is cleaned the day of checking in I’m not sure how it could happen. There were areas that hadn’t been vacced up properly which we had to then do. Skirting boards with dust all over them which I cleaned myself. Washing machine smelt and hadn’t been cleaned around the rim. Just little things that would make the stay more comfortable. The beds were really comfy and had a great nights sleep and the views over the harbour were fantastic. Great position as well for exploring Falmouth and the surrounding areas.
