      I didn’t write a review as soon as we got back as I wanted to reflect and give a balanced assessment.

      Firstly I would say that whilst this is a characterful cottage with plenty of space it’s not what I’d call “stunning “. There are two nice wood burners and although there was a basket of logs there was no kindling or fire lighters, so we had to buy them. There were plenty of fresh clean towels although one of the bath towels had holes in it. All the beds were very comfortable. The kitchen and dining area were very spacious and reasonably well equipped but the fridge was small and the door rack was missing so, as many other reviews have said milk bottles etc had to be stood on the shelf which took up so much room it was difficult to store other chilled foods and we were forever packing and unpacking to get stuff in and out. It was a real pain! On arrival the host was at pains to point out that the house had suffered a serious leak the previous winter and there was some damp in a corner of the kitchen so it couldn’t be decorated. Reasonable I suppose but there were several other damp patches throughout the house and to be honest the whole property could benefit from a lick of paint and a bit of tlc. There were lots of cobwebs in all the rooms and inside the windows, several with spiders in residence and the ceiling above the bookcase in the living was flaking with flakes of paint covering the furnishings below. The top floor bathroom had no radiator or hooks so nowhere to hang a robe or damp towels which meant we had to drape them over the rails/bannisters at the top of the stairs. The laminate floor in the bathroom was chipped and swollen in places. There was however plenty of hot water. The hot tub was not ready for use on our first day and when we came back to the cottage on our last full day we found the owner had changed the water for next occupants and it was in the process of reheating so we were unable to use it again. This meant that instead of having use of it for 7 nights we only had 5. When we asked him about this he was quite rude implying that it was our fault which I found offensive. We did not overuse it and always showered first and followed all instructions diligently. The hot tub did seem quite old and half the jets didn’t work, I spoke to the owner about this and he seemed quite surprised although I note that a previous visitor had complained about this same issue several months earlier. He said he would look at it but never got back to me and the fault was never rectified. There was no complimentary wine or chocolates which I wasn’t too bothered about but the pictures showing this are misleading and it is unusual in holiday cottages for the owners not to leave their guests a small gift. I noticed a lot of guests mentioned the roosters waking the at all hours, I have to say that they never disturbed us at all and we enjoyed hearing them and having them around. As others have mentioned there was a lack of cleaning materials which if you are asking guests to leave the property clean I feel should be provided rather than guests having to buy them themselves. I must have stayed in at least 30 holiday cottages mostly in the lakes and Highlands so know what to expect and overall this fell well short of expectations.

      Gorgeous property, really picturesque, rustic house and very stylish.

      Facilities were excellent, bedrooms and bathrooms were all lovely. Common areas were both spacious and comfortable. Really can't fault the way the place has been set up. The private back garden was excellent and the perfect spot for the hot tub. Ample parking for four cars. Honestly the only minor niggles I can bring up were: The kitchen was a bit under provisioned with regards to cooking utensils and pans/bakeware, similarly there wasn't sufficient cleaning products. So cleaning up before we left was a bit more of a task than it should have been. The hot tub was only warming up when we got there and was unusable on the first night, given that we only had two days there, this felt like we'd been a bit short changed on that front, as had it been cleaned earlier we'd have been in it straight away Friday night. Finally there wasn't a welcome pack (that we could find) with all information included, I had to reference emails and the original listing to identify everything we had to do before leaving, really minor this but if this information was simply printed out and left somewhere obvious that would have been really helpful. However, even with the minor issues we had, I can still very highly recommend this property and would happily revisit in the future. It was very comfortable, really stylish and pretty, and thoroughly good value.

      Had a 3 day holiday with friends and the home did not disappoint!

      Was a bit of a struggle to find for some of the party, maybe a sign pointing down the track toward the farm would be helpful. When I drove down the road I was certain we took the wrong road, but it was the right one. Steve greeted us on arrival and showed us around and how to work things. The home its self was spacious, clean and all round perfect for us all. Kitchen was also stocked very well, most holiday homes I have been to supply the bare minimum. The only thing I will say is it would have been nice to have some fire lighters as we couldn't find any in town to light the bbq, but we managed. The only slight complaint I have is that from the pictures the garden looks more inclosed than it actually is. Which Isn’t too much of an issue because pets aren’t allowed but we came with 1 very active 3 year old. Which meant someone had to be on watch 24/7 as she kept on running off down the path. Would have been nice to have a gate so we know she couldn’t get out. Over all the stay was perfect and exactly what we were looking for. 100% recommend and will for sure be back.

      My husband and I and a couple of friends had a recent fabulous stay at Laithe Cottage.

      We enjoyed a friendly daily visit from Sid the cat and Cyril the dog. The cottage was spacious and exceptionally clean with plenty utensils, pots etc in the kitchen and towels in the bathroom. We stayed in the upstairs bedroom and it would have been very useful to have an upstairs toilet, however, a few stairs down to the ground floor toilet was no problem at all. The bathroom was spacious with a fantastic shower. We enjoyed a meal at the Mill Inn in Ulverston and we got a takeaway delivery from Aroma Indian restaurant which was excellent. We had an AMAZING breakfast at Poppies in Ulverston but they also do lunches and evening meals - definitely worth a try! We all very much enjoyed the outdoor space and hot tub at Laithe Cottage and we were very impressed with the way that, although there were other cottages, they are built in such a way that there is privacy in the garden area. The staff who attended to the grounds and cottages were very friendly and helpful. We will definitely visit Laithe Cottage again!

      We absolutely loved our stay at Laithe cottage ,it is much bigger than it looks on photos.

      Plenty of space for the kids to run around .The cottage was very clean ,lovely comfortable beds it had everything you would possibly need.plenty of parking with its own drive and the hut tub ,sitting out area is huge . Set in a very quiet area a few miles out of Ulverston it was so peaceful and quiet.but not too far away to go for some lovely pub meals in Ulverston. There was just a couple of things we could not find or work .maybe more instructions would be helpful For the hot tubs hosepipe tap location and how to work it , the cooker hob and hot water timer.but other than that everything else was OK. The location is perfect as a base to visit so many amazing places in the lakes and the seaside We all have a great time and would definitely recommend and stay there again .
