      We were disappointed to find that one bedroom in the property was spider infested with a slat on the bed broken.

      The floor was filthy under the beds and also under the bed in the ground floor adjoining room. Cobwebs were around the rooms and adjoining on-suit. Regarding comfort, it was hugely disappointing that the heating was set to come on at 7 am. This was the time we got up each day to engage in walking and other outdoor activities around the lakes. We therefore had to endure getting washed , dressed and fed in a very cold house every morning as the temperatures were cool. Realistically, the heating should come on earlier at this time of year (6am) I would suggest. I appreciate peoples preference for this may differ, but by day 4 of our stay I found it to be rather tiresome. Added to this fact we came home on our second day to NO HOT WATER. As we had had a full days walking we were extremely disappointed to say the least. We contacted Sykes but were unable to contact the owner not least because there is extremely poor phone signal. Owner called following day and organised plumber to get hot water back on. So this was not fixed till that evening for us to use, which meant no hot water and no heating that morning. Given the displeasure this caused throughout the week, I think it would be appropriate to receive some compensation commensurate to our discomfort. I look forward to your view on this ❓ So no hot water the following day

      The cottage is great, in particular the seating upstairs would suit any group configuration and having reliable wifi enabled us to contact each other and family not with us, with ease.

      We were delighted the property included towels! We'd like to feedback a couple of points which didn't work so well for us or could be made clearer in the cottage info. It didn't feel as though the cottage is in Rosthwaite altho the online info describes it as such. In fact we liked the fact there were good bus links, but this wasn't promoted.. There wasn't a proper folder with clear info in the cottage. The notice board was very bitty and confusing. Before arrival: We should have been told the cottage landline as it made our food delivery tricky as we didn't realise there was no mobile signal. It could be helpful to mention the back/side door is where the coat hooks and boot shelf are, as we didn't discover this straight away coming in the front door. The garden would benefit from a table and the chairs could be set out in the area of the garden which gets the sun. Although it was no bother to pick keys up before going to the cottage it was more complicated dropping them off at the end and we had not had to do that in a lot of years of cottage holidays! ( Most properties have a key safe system) We can't be the only family group with more than 2 cars? (The info could include the Borrowdale Hotel and their ability to help out with extra visiting cars).

      This was a very pleasant cottage with a lovely little enclosed garden.

      There was plenty of space for two of us plus small dog. I am sure it would have been okay for four, but six might have been a bit of a push, especially in the rather small dining room. The location in the hamlet of Rosthwaite in the beautiful Borrowdale valley is wonderful. Disappointingly, unlike many of the rental properties we have visited, there was no welcome pack, not even a couple of tea bags and a drop of milk for a cuppa after a long journey. Remember to take your own, However the property has one very big drawback, the on-site parking. Although the instructions blithely say you can park in the adjoined garage, this is in fact a VERY tight space even for our relatively compact car, with stone walls very close indeed and severely restricting turning space to get in and out. I would only recommend this for drivers who are very confident to manoeuvre their vehicle in unfamiliar and intimidating tight spaces. There is however a small car park a short distance away if you are content to park off site. This should be made clearer on the property details rather than simply promising on site parking. Sadly for us continual worry about the parking rather marred what would otherwise have been a lovely holiday.

      A lovely, comfortable, well equipped cottage in a beautiful location.

      We have stayed at Yew Tree Cottage twice now and have thoroughly enjoyed our holiday both times. The cottage is finished to a really high standard, and is clean and very comfortable. The layout is perfect, with the back door opening into the utility room it's great for wet weather days with a space for rain coats and walking boots. The kitchen has everything you could need and the lounge / dining room is comfortable, spacious and cosy with the log burner going. The bathrooms are clean and lovely, and the bedrooms really comfy. We stayed with 4 adults and a toddler, and the nice wide stairs are great for little ones too - she had a lot of fun practicing her climbing skills! The very thoughtful card and hamper was a really nice touch too which we really appreciated. The area is just breathtaking, with lovely walks all around from the cottage and a few nice pubs nearby. We would highly recommend Yew Tree Cottage!

      Our stay started on a low note - it hadn’t been cleaned when we arrived after the check in time.

      The cleaners arrived half an hour later with the reason that they were delayed due to car troubles. We were then not able to go into the property until 6pm. This is understandable, but should have been communicated to us earlier in the day so we didn’t arrive and then need to wait around. The property was also not cleaned to a high standard, so we then needed to clean the kitchen and dining room. The rest of our stay was great, but we were disappointed by the start. A few things to note that we would have appreciated knowing before booking - the turning into the property is very narrow and the ground is very uneven. Our estate car only just managed. A lower car would not be able to enter it without hitting the ground. There is also not sufficient parking along the lane as the residents from cottages 1-5 all park in the area beside this property (number 6).
