      The cottage was freezing when we arrived so we spent the first night in coats.

      The welcome pack was nice and included ground coffee but no cafetiere or anything to make it with. I rang the number but they were no help. I did find a cocktail shaker with a dead fly in it though. The TV batteries were dead and no spares in the man drawer. There are CDs but no CD player, videos but no video player. There are candles dotted around but the instruction booklet said candles weren't allowed. The kitchen could have done with scissors and tongs. The downstairs shower room never got warm enough to use. Some of the curtains could have done with being a bit shorter so they would fit behind the radiators better. The cold water feed in the upstairs bathroom was worse than the hot water feed. There was a freezer but it was in an outside shed so probably wouldn't work in cold weather. The drive is constructed such that you scrape the bottom of the car on entering. I had to park in an unlit road. To get recycling instructions you had to type in a long URL to get to the county council information. I didn't bother. The cottage itself was fabulous. Uneven floors, small doors, cosy rooms; all quaint features you'd expect from a 17th century building. It is barely overlooked. The garden is huge. It's nice to see they've not sold it off. There's a lookout table and chairs at the highest point, but you have to avoid the dog pooh on the steps.

      I only marked down accuracy of the listing because we hesitated to book because we couldn’t see any curtains.

      So it might be worth mentioning the blinds. Also there is a photo of the old garden chairs which would have been inaccessible to me, so it would be good to update the picture of the garden chairs. My TripAdvisor review says ‘This property is perfect. It is set among trees, not overlooked, you see wildlife in the garden. The cottage is immaculately clean and beautifully decorated. It is cool in summer when you shut the blinds to keep out the sun. The beds are large and so, so comfortable. Each room is en-suite. A nightlight is provided, lighting around the bathroom mirror and a long mirror in one bedroom. I was worried that the shower might be slippery but it didn’t seem too bad. There are also baths. Easy chairs and dining chairs are comfortable with plenty of plugs for computer etc. The garden is planted with lavender and pansies. There is a picnic table type bench on the lawn and on the patio there are new wooden garden chairs with a cushion pad (sic) set around a table. I enjoyed sitting outside sketching. Using a satnav the property is very easy to find. Despite a dog kennels not far away, we heard no dog noise (what a charge from living in a small town where every garden seems to have a dog.) Peace, perfect peace. The communication with the owner by text was very good.

      A wonderful holiday retreat in rural Suffolk!

      Manor House Barn is a striking, beautifully restored building providing a historic / rural setting, yet with every modern comfort and convenience. The accomodation and facilities are perfect for a family of 4, in our case with two large dogs, who had the benefit of a good-sized enclosed garden to play in. The setting is a mile or so from a lovely village providing basic facilities, with Waitrose and more facilities about 15 minutes away. Jeremy is a very considerate host, with excellent communication before and during the trip, on hand if there were any problems (there weren't!), but respectful of privacy and happy to just let us "be", which is our preference! The location is good for exploring the Suffolk coastline, being only about 10 mins from the A12, yet completely peaceful. We had a thoroughly relaxing break, some days not leaving the property as it was so comfortable and homely. We would thoroughly recommend, and would hope to return for another stay some day, as this is a high-quality and great value holiday home.

      Wow, what an incredible place this is.

      This is our second time visiting and we could not recommend this enough. The barn is decorated to such a high standard with the most comfortable sofas and bed. The log burner on winter nights is so relaxing and warms the place up nicely. It's immaculately clean with no signs of wear & tear. Very dog and baby friendly too, we didn't have to bring a travel cot thanks to Jeremy being so accommodating. Of all the places we have stayed, this is by far the best. Jeremy does so much to make your stay perfect, he is an exceptional host and you can see why Manor Barn has won awards as it's just fantastic. The setting is perfect, you're in the middle of nowhere, it's so peaceful but you're not too far from a local town for groceries, pubs etc. Do not hesitate in booking, you will not regret it! We look forward to our 3rd visit in the future.

      A thoroughly enjoyable and welcoming place to stay and in a fantastic location.

      The property was as described and offered many features and comforts; the little cosy lounge was exceptionally lovely to chill-out in after exploring the Suffolk countryside. The reception pack of wine and fresh bread etc was a lovely thought and most welcome. The only minor issue we had was with the ramp to the gravel driveway. As soon as the front wheels got on to the gravel, there was insufficient support and the car bottomed out scraping the ridge. Either the ramp is slightly too steep or the first foot or so of the gravel drive needs to be reinforced. However, this was easily overcome as there was sufficient room to park outside the lovely entrance gate to the property on the roadside. No doubt though, I would highly recommend this charming property to others for an ideal location to base your travels around mid & south Suffolk.
