Both bedrooms on the first floor are beautifully furnished in keeping with a country cottage, one with a chic en-suite shower room as well as the luxurious bathroom. A 'reading room' gives an additional quiet space.

If you enjoy trees, woods and wildlife with the sounds of owls sending you to sleep, this rural holiday cottage will be ideal for you; located just four miles from the historic market town of Framlingham, adjacent to the Woodland Trust's Pound Farm with 179 hectares to explore. The cottage itself has a gravel drive with parking for a couple of cars, table and chairs for meals in the fresh air, a lawn for some ball games and even a private tennis court for sporty guests!

Ground Floor

Leave your boots in the porch to dry before going through to the living room with steep stairs to your left rising to the first-floor landing. The inner hall is off the living room, giving access to the kitchen and utility room.

Living Room

Full of character with original beams, massive brick fireplace with wood burner, oak floor and pretty windows on both aspects. This room has been furnished in a contemporary cottage style with two seater sofa, couple of armchairs and Smart TV and DVD player for your entertainment.

Kitchen/Dining Room

The well-equipped designer kitchen is sure to delight the chef in the family with central island giving extra work and storage space and. For guests choosing to dine at home, there is a round glass topped dining table and four chairs.

Integrated appliances include a fan assisted Miele oven, four ring induction hob with extractor, under counter fridge, three drawer freezer, dishwasher and free standing microwave.

Utility Room

With washing machine and dryer, plus a back door in case of emergency.

First Floor

Steep cottage stairs (narrower in depth as you move up them) with handrail and carpet runner rise to the first-floor landing where you'll find doors to the West bedroom, family bathroom and master bedroom suite; carpeted other than the bathrooms with tiles.

Reading Room

A quiet spot between the landing and the bedroom, which is simply furnished with a chair, lamp and bookshelf, where you can relax with a good book by the window overlooking the garden and tennis court!

East Bedroom

Overlooking the tennis court, this lovely big bedroom is furnished with a super king zip and link bed that can be set up as a twin on request. There are bedside tables, a chest of drawers and hanging space.

En-Suite Shower Room

Modern and chic! A big walk-in shower sits in one corner with both rain shower head and handheld, there's a wash basin set into a vanity unit, WC, heated towel rail and window giving natural light.

West Bedroom

Another stylish double aspect bedroom with king-size bed, bedside units, chest of drawers and wardrobe.

Family Bathroom

A roll top bath with Burlington fittings takes pride of place in this large bathroom, with spacious rainfall shower cubicle, a washbasin and WC.

Outside

Woodland Cottage sits in rolling countryside just four miles from Framlingham, with just one other house down the long drive off a country road. A path leads almost from the door into the 179 hectare Pound Farm with a mixture of young and ancient woodland, meadows providing interest all year round, ground flora, birdlife and even five ponds alive with newts. There's a concrete drive with off road parking for a couple of cars at the side with path to the front door and a gravelled area for outside dining. Guests are welcome to use the private natural grassed area opposite the front door for children or dogs However, this space isn't enclosed. The owners do ask if you could please keep your dog on a lead when outside, as there are free roaming hens & ducks. There's also a hard tennis court which you're welcome use - don't forget to bring your rackets!

The beautiful market town of Framlingham is mentioned in the Domesday Book (1086) and has been known since Anglo Saxon times, when it consisted of several manors which William the Conqueror (1066-1087) presented to Roger Bigod. The town is of particular interest as it has a large castle and mere which was built between 1190 and 1210. The town is surrounded by lovely villages to explore and has two of the oldest working post boxes and one of Britain’s smallest houses, with the footprint measuring 6.1x2.2m! Today, the town offers a number of independent shops, cafes, pubs and restaurants and it is also home to Framlingham Summer Arts Festival.

    A spacious, characterful house with plenty of room for 4 adults and a dog. The house was comfortable, well equipped and spotlessly clean with ample parking and outdoor space. We had a lovely week exploring - plenty of excellent coastal and countryside walks within easy reach. Would definitely return again! Thanks for such a lovely break in your cosy home.

    The bedrooms and the spacious bathrooms, with walk in showers and a bath on one of them, were excellent. The facilities for us were very good and the location spot on, in a quiet valley. The lack of downstairs toilet and the awkward stairs didn't bother us, but it might not suit everyone. In terms of kitchen equipment there was a curious absence of pans, but an abundance of other things, most of which were over sized, but this was a minor criticism. All in all one of the best cottages we have stayed in. The owners were lovely and very helpful.

    Location is perfect, it’s very rural with lots of walks on the doorstep and many of the key places to visit are within 30-40 mins drive. We will definitely be visiting again.
