We stayed for a long weekend, 3 families with small children.
Here are my pros and cons: Pros: - Lovely house. Modern but with a lovely cottage feeling. - Modern spacious kitchen with all you need for cooking meals. - Very comfortable beds, spacious bedrooms that allowed us to accommodate comfortably a travelling cot. - Enough bathrooms for everybody, good water pressure. - Spacious driveway that accommodates several cars. - Lovely outdoor space, with horses and a pond full of fishes that the kids loved and enjoyed. - Easy to find with google maps. - Gated estate with security pin to enter and security cameras. - Dogs welcomed. - Underfloor heating. - Overall very clean. Cons: - The price. It was ridiculously expensive compared to the following weekend and for what it was. We felt we were ripped off. - It is NOT suitable for small children. Too many stairs, steps, decorative items, formal sitting room and dining rooms filled with things children would love to touch, we had to shut the doors for those rooms unfortunately. - Not enough instructions on how to turn off the underfloor heating. It was a very warm weekend and was very uncomfortable having the underfloor heating on and we didn't know how to turn it off. Summary: Although the house was beautiful and very comfortable, we could not relax as we had to be constantly on the guard keeping the children safe from all the steps and stairs, etc. Perhaps the experience would have been different for adults only or older children. The price for that weekend was a total rip off, we felt it was for some reason very inflated and unreasonable and we regret making the decision of using this site and staying there. In addition, the cancellation is not flexible at all making it very difficult to accommodate for the unforeseen and there's no option to pay additional for a cancellation insurance. For this reason we won't be using sykecottages again.

Rose Hips Barn is a lovely place to stay.
The location is excellent as it is surrounded by beautiful countryside yet it's only a short drive to a busy town with a railway station, supermarkets and cinema. The barn is very spacious, with excellent views over fields to the nearby hills. The rooms are all large and all facilities are available and well maintained. Apart from the main bedroom the rooms upstairs do not have good views, but there is plenty of light from rooftop windows. We had a small problem with the owner's two dogs who barked and howled when they were left alone - but they were quiet in the evening so it wasn't too much of a problem. Some storage space in the "family bathroom" would be appreciated as there's nowhere to put toothbrushes etc. On the other hand there's loads of storage space elsewhere in the house. I would recommend this barn to anyone who would like to spend some time in this area.

Absolutely incredible.
Could not have wished for more. The beds were incredibly comfortable. The cottage was spotless and had everything we could want (including a bottle of Prosecco). The orchard is lovely and has gorgeous plum, apple and pear trees which the kids loved. The barn owl and alpaca camera was a great touch and became the main feature of all the TVs in the cottage. The 4 alpacas on site were gorgeous and so well looked after. The story about Fudge the dog and Olivia captured my children's imagination and the creature hunt in the orchard was superb. We were advised parking was narrow but this was not an issue for us. The location is excellent. 3 miles away from Cheshire Oaks, Chester Zoo, Blue Planet Aquarium. So much to see in the area. Lovely quiet hamlet to stay in and chill out. Thank you for such an incredible base for our holiday.

I don't even know where to start with this beautiful place!
As soon as we pulled up onto the drive, we both said 'wow' at the same time! 4 beautiful barn conversions, done to perfection. We stayed in the parlour, but each has its own cute name and 2 have hot tubs. The decor is stunning, I was a bit obsessed with the lighting! And now have to find the same lamps ha ha! The beds are so comfortable, it was a struggle to get out of them in the morning! My biggest worry when staying places is cleanliness. My goodness!!!! Clean clean clean!!!!! Not a spec of dust in sight! It's only a short drive to Cheshire oaks and Chester zoo, which is fab! We will be taking the whole family too :). I don't think I can recommend this property enough. And the couple that own them are lovely people. Thank you so much for a wonderful stay! We will see you next year with the rest of the family :) X X X

Great location and an excellent cottage.
Easy close access to Chester, Cheshire Oaks retail and entertainment and M53 and M56 motorways. Beautifully presented cottage with quality furniture, fixtures and fittings. Cutlery was a bit limited but everything else was fine. While we completely understand why you would use a corner sofa unit we found it fairly uncomfortable and couldnât really sit 4 on it. The parking is tight so it might be worth asking guests with small cars to park further in so larger cars can use the spaces with better access. We found small cars using the larger spaces and if we couldnât park at the gates it was very hard to park my estate car. Lots of choice for pubs serving good food nearby. If we had to move to another part of the country then right near this cottage would be our choice. Would happily stay here again.
