      Overall the property was adequate but there is room for some improvements.

      On the plus side the house is spacious and the garden is lovely. Our boys thought they'd got their own football pitch. Lovely neighbours who didn't mind returning their football either. Nice quiet area as well and within easy reach of the beach. Cleanliness will always be a moot point depending on whether you're a "clean queen" or just an easy going person like me. I found it to be perfectly acceptable anyhow. But...I wasn't too happy to find that some of the crockery was chipped and cracked. It really is cheap enough to replace plain white plates and I feel this should be done as and when needed. Also the towels were totally inadequate for adults. Only 2 towels per person. A hand towel that was barely bigger then a face cloth and a bath towel which was more like a large hand towel. Two tea towels in the kitchen but no hand towel and no extra hand towels in the bathroom or en-suite. The washing machine was very welcome seeing as we are a family of 5 but I loath drying wet clothes in a tumble dryer unless absolutely necessary. I'm sure that a little rotary dryer in the huge garden would be welcomed by very many families. We bought a clothes line and suspended it between a tree and the fence and dried our clothes in the lovely sunshine. Sorry to the owners.....I said I would leave it but hubby took it down. lol There is a drying rack supplied though and that's by the wardrobe in the bedroom.....that was very handy as well but we didn't find it to start with. All of the beds were reported to be comfortable apart from mine which was the double bed in the en-suite room. That mattress could do with replacing. It felt like I was sleeping on a park bench because it's so hard. I know that mattresses are difficult things to provide because everybody is different but probably a medium sprung mattress would be a safe bet. We also had problems with the lovely funky fire on the wall of the lounge. We had a few chilly evenings during our 2 week stay but the remote controlled fire only worked for one evening! We got the halogen fire out of the garage but that was broken and only one bar worked. Luckily we didn't need it on for very long before the chill was taken off the air. . The main issue I have is about the bedroom upstairs. The description clearly states that the stairs are very steep and not suitable for children under the age of 10. Our 8 year old was like a mountain goat and had no problems at all but our 10 year old continually banged his head as he went up and down the very steep stairs. The description should also make it very clear that this particular room isn't suitable for anybody with mobility issues or aged/infirm. My Husband went to check it out and banged his head on the way up and on the way down. He also commented on a steep part of the staircase which he felt was dangerous. I only looked up from the ground floor but didn't feel confident enough to go and look any further. I feel that this room is very limited as to who can actually use it safely. Not only that but there isn't any lighting on the staircase and no toilet facilities up there so going to the toilet in the night means coming down an un-lit staircase to the ground floor before making your way through the lounge and into the hallway before getting to the main bathroom. The owners do suggest leaving the lounge lights on throughout the night in order to provide light on the staircase. I personally think it's a health and safety issue but if you know in advance what you will be getting when you book the Hemploe then you can decide for yourselves whether or not it's value for money. We managed ok.......2 young boys and their Mum but younger children on their own might not be ok. Older/less mobile people would struggle so the actual age group for this room is very limited. . On a final note.....the tele was brilliant and the internet connection was good as well. . Would we book again? If a few changes were made then I think we would.

      This cottage is ideally placed for exploring the Lincolnshire coast.

      It is very close to the centre of Mablethorpe and provided enough parking for two vehicles. The Sykes listing says that the bedrooms have sloping ceilings. This is true. What they fail to mention, possibly deliberately, is that anyone over 5' 6" tall has to duck down to get through any doorway in the house. The ceiling on the upstairs landing varies between approx 4' 6" and 5' 6" and this headroom continues to the far wall of the front bedroom. I am 5' 11" tall and despite being very careful I caught my head on two door frames. Worse than that I tripped going into the back bedroom as I was concentrating on avoiding the low ceiling on the landing. I staggered sideways and took the skin off my elbow as I crashed into the left hand wall. I hope I am wrong but it would appear to me that the height restrictions are not mentioned by Sykes in case potential customers are put off. This though would surely make you negligent if a serious accident occurs? The bed was comfortable. The sofa was seriously uncomfortable. The kitchen is basically equipped. We bumped into the owner of the cottage on the second day of our stay. We mentioned we couldn't find any oven gloves. He thanked us for mentioning it and said he would get some. They hadn't arrived by when we left at the end of the week. Our previous experience with a Sykes cottage was completely different. Probably the best equipped cottage we have ever stayed in. I tried to contact Sykes the week before our stay. The website advised that by phone would be best. I could not get through. I am sorry this review is so negative but the accommodation was poor compared to dozens of other holiday cottages we have stayed in.

      We arrived on Friday 3rd to find stinking overflowing rubbish bins next to the front door of Oar Cottage. On Friday night I had to move my car so that a drains person could open the drains - the next door property, also owned by Ganesh, had stinking drains and sinks. I took photos of the bins, and raised this with Ganesh, the owner, who was on holiday with his family in Fort William Scotland, and did respond immediately, saying he was new to holiday lets. I also wrote to you with photos. You responded but minimally. The bins were not cleared until Wednesday; we left on Friday. The cottage was not in the state claimed in the welcome email, and Ganesh said this was the fault of the cleaner. There were large dirty mats in the washing maching, and Ganesh could not explain why these were in the machine. I sent a photo to him and to you. Probably the cleaner again! Your response was minimal. All that said, the cottage is a good conversion (we met the builder who took away some of the rubbish bags) and very well located. Despite the unpleasant and unsanitary smells and sights, and the surprises in the cottage for example the state on arrival and mats in the washing machine.

      This is a huge 1970s open plan bungalow that dosent seem to have changed since 1970 .

      If you put pineapple and cheese on cocktail sticks on the table and pampas grass in the garden , plus a bit of "G plan " furniture it could be marketed as a 1970s themed experience . It is really warm but not cosy - very saggy settee . Loads of storage cupboards but no storage ! all cupboards filled with owners possessions and i counted over 150 drinking glasses ! . the bathroom fittings are very dated and need replacing . However , it is in a superb location , only 5 minutes walk from beech and just 10 minutes to village shops etc . very quiet road , fenced and dog friendly garden , all floors are hard floors which are excellent with dogs or small children . , excellent for large family and dog owners - excellent local walks with dog ..It has off road parking for lots of cars . Newish kitchen fittings , even bar stools !! also very cheap to rent so lots of positives but i think the modern renter really wants a higher standard But again , you get what you pay for . Bag a bargain before it is updated - then it will cost twice the price .

      We stayed at The Hemploe from the 22nd-29th of June 2024.

      We had know the property for a while as my parents have a caravan nearby so it was nice to finally step through the front door and it did not disappoint. It was cleaned to a good standard and the bungalow is both spacious and comfortable and has a fantastic garden which Maverick our Staffordshire Bull Terrier along with our 2x Granddaughters throughly enjoyed. Our Granddaughters loved the upstairs bedroom and turned it in to a playroom come bedroom. Robin and Stella sent us a welcome text and pointed us towards garden games in the garage and other useful information. Sutton on sea and Mablethorpe up the road are quintessential English seaside towns and it’s great our Grandchildren can enjoy everything they provide great beaches good food and a fantastic little fair that helps you make great memories which The Hemploe provides you with a great base to enjoy.
